It's been a few weeks now since I've had the pleasure of working with George but I promised him, and he was very thankful, that I would write up a review for him. I found a few different painting contractors online and through friends. I called a few and of the ones that actually answered or called back, George gave off a good vibe from the beginning. We talked generally about what I needed done (basically full interior) and started telling me about some of the top notch products he uses that are "greener", less smell, etc. I had researched paints and knew of some of the brands, but I really appreciated the extra time George took to give me a quick primer from a pro's point-of-view. We talked price and the quote he gave me was very competitive. I gave George my schedule, and told him I was working with a different contractor to get flooring installed. He recommended doing the painting first and then having the flooring installed. The plan was that he would remove the baseboard and paint all the way down, since the flooring guy was going to put in new baseboard. George estimated that it would take 2-3 days to complete the interior. On the big day, George and his crew, showed up on time, clean, and ready to work. He went into project manager mode and talked to his crew about what they were going to do and they started a few minutes after arriving. At this point, I left the house with the confidence that George and the crew would get things done right. I came back after a couple of hours since I was back in the area. The level of detail in just prepping was of really high quality. I left knowing the rest of the job would be done at the same level of quality. Let's just say I was right, as are the rest of the folks with the reviews on here. The house looked amazing - my wife was super happy. I walked a bit looking in the corners, or in top of the closets or laundry room to see if they did everything and they did. My wife and I couldn't find one thing to complain about or have touched up. George saw how happy we were and we told him it was great, but he was still concerned about our satisfaction and made sure we checked everything. He told us that if we did find anything to just give him a call and he'd take care of it. Would I recommend George? Definitely. I will plan on calling him again for any painting contractor needs. Nowadays this level of professionalism and a focus on customer service is so hard to find. Kudos on the naming of his company because he does deserve an A+.
My house had the same coat of paint for a quarter century and was looking "tired", so I hired M & M to paint the inside and outside. Mark Wysok's company has an exceptionally good reputation among their customers in the past 20 years. I really wanted a team of professionals; I didn't want to have any problems getting my house back to its original vibrant condition. They gave me a free estimate and their price was very competitive. I got more than just painting though-- Mark also took care of a lot of problems that were found before they started painting: I had many cracks in the sheet rock, holes in the walls, the paint in many places was peeling off, and the bathroom towel hangers had been pulled from the wall years ago. Mark spent many hours fixing these issues. They did a fantastic job, I can't even tell there were holes or cracks before. Mark was also very patient and helpful in the process of choosing colors and shades of paint. M & M took good care of my furniture when moving it and covered the furniture and floor when they painted, so nothing was damaged during the renovation. They also covered all the plants outdoors to make sure they didn't get sprayed by the paint. They cleaned up when they were done. Best of all, the work was finished on time. M & M is a great company to do business with. I'm glad I chose them to make my environment more beautiful-- it really has improved my well being to see everything like new and shiney again. I would recommend M&M to anyone whose house is looking a bit tired and needs a fresh look!
We just had George and his team paint our hallway and bedroom, including 8 interior doors, a new back hallway door, and a new bay window with window seat and cabinet underneath. We had just had the walls smoothed flat by someone else, and he took the time to carefully examine them and point out small surface problems so they could be repaired before he began to paint. Then he spent hours vacuuming the walls so no dusty wall-mud residue would remain to mar the paint. He is so meticulous – and he was so helpful with color coordination, what order to do things in, and even future selection of flooring! He has a real artist’s sense of color, mood, and attention to detail, and I'm so happy we took his advice on using two colors in the bedroom. The final result is beautiful! We are going to do the other two bedrooms next and of course George will be our painter for those and any future projects. We felt totally comfortable leaving him in the house alone, which is very important. Sometimes I would arrive home after work at 6 and there would be George, finishing up some last detail before cleaning up for the evening. We are so excited with the finished job and highly recommend him to anyone. He is a real treasure.... Thank you George!
I called five fence companies who came out to give me bids. Bay Area Fence & Deck did not at first have the lowest price, but after I spoke to them about it, they were willing to match the lowest price I got. Steve, my estimator, seemed to be the most knowledgeable and patient of all the estimators who came out. Very friendly, nice guy, who really knew his job. He explained to me how important it was to have the fence posts properly crowned. He said it would add greatly to the life of the fence. In fact, when the job was done, the posts were not only well crowned but also smoothly and neatly crowned as well. Their crew arrived about 8AM as I had been told they would. The foreman who was in charge of building the fence was very friendly. He communicated with me about what needed to be done. After the fence was built, I must say it looked great! The materials were beautiful. I understand they have their own lumber yard and that this helps in getting the best material. The warranty was the longest of all the fence companies I called. Clean up was very good. They left my yard clean and neat. I will definitely call this company again when my side fences need replacing.
I have known George & Team for many years, and was instantly imporessed. I totally trust his operation, and can leave him my key to do the tasks while I'm at work. Extremely conscientious, dedicated, and a true perfectionist who goes "Above & Beyond" your expectations. Four years ago, he painted the entire outside of my house, inside, mouldings, kitchen/bath cabinets, etc. which was a key factor in getting a good selling price during the lowest point in the economy. When I moved to my new condo, he painted everything and even repaired major leak damage from upstairs tenant to perfect condition. People comment all the time on what a fantastic paint job I have in my home. The "finishing touches" that George always adds really makes it stand out! He coordinates everything perfectly, knows how to estimate time and money, and coordinates everything with your schedule. What a FIND! THANK YOU George for your continued excellence!! Barb
We have recently hired the M & M Painting company to paint both the exterior and interior of our house. They came recommended from a friend of ours who was very satisfied with the painting job they did on his house. Mark Wysok and his crew are a very professional team. They provided us with a detailed written cost estimate and we found their price quote very reasonable, compared to other quotes we received. In addition, Mark did a great recommendation on the choice of colors, moved all heavy furniture, carefully protected all work areas and made sure all the surfaces were prepared prior to painting. Everyone was very punctual, the job was finished in a timely manner and our property was left clean and neat after the job was done. We are completely satisfied with the quality of Mark Wysok's job and would not hesitate to recommend M & M Painting to others. In fact, our neighbors have decided to hire M & M Painting after seeing our house.
This is my 4th fence installations with Bay Area Fence & Deck. I am very satisfied with the top quality fence, retaining walls and professional installation. The company estimate and pricing are exactly what they have quoted me. The installation team did a fantastic job for all the 3 locations - 2 fences at my house. The timeframe that they installed the fences and retaining walls are exactly what they quoted me. In addition, one of the fence 2 x 12 kick board has a slight crack and they came out within 2 days to fix it. Now that is excellent customer services. They really care for their customers. I have referred 3 other families and all of them are very happy with the fence and services. If you are looking at fences, decks, gates, arbors, retaining walls, this is the best company to invest your hard earned money. I highly recommend this company for the services.
The Best Flooring and Carpet Choices - A water main burst while we were out of town and our home got flooded. There was a huge amount of damage and the insurance didn’t cover all the repair costs. After paying all the urgent repair bills we didn’t have much left to spend on new flooring. But having been to Abbey Carpet and Floor in San Jose before, I knew that this was the place to go to. They have a wide range of flooring materials to choose from. And prices to suit every budget. And even the lower priced options are not “cheap” or of low quality by any means. With their help and guidance we were able to find all that we needed to get our home looking good again without going bankrupt. And now that we have a little money, I plan to go back to get the carpets I need to make my home the showpiece it was.
Different Floors For Different Rooms - When I decided to change the old worn out flooring in my home, I spent weeks looking at the different options I had. Luckily, before I made a final choice I dropped in at Abbey Carpet and Floor in San Jose. Sure, they had a huge array for flooring materials to choose from. But what makes this store really special is the helpful attitude of the staff. They told me about the importance of using the right flooring in different parts of the house. High traffic areas like hallways need something durable and low traffic ones like bedrooms do not. Thanks to Abbey Floor and Carpet, I was able to not only find the perfect flooring; I was able to use the right flooring for different parts of the house. Now I know that the investment I have made will last for years.
The Complete Flooring Solution - Building our new home was one of the most difficult and also satisfying things we have ever done. We made sure every bit of the house was the way we wanted it and reflected our personalities. But when it came to choosing the flooring for the different rooms, we were stuck. Where do we use hardwood, laminate, resilient / vinyl and where do we use carpets? It was not just a matter of looks. Different rooms are used differently and the flooring needs to suit the use. We went to Abbey Carpet and Floor in San Jose for help. These guys took the time to understand what we wanted and suggested the best options for us. And their artistic flair made sure every floor and carpet was perfect. Our home is now completed and it’s a real showpiece.
Painting can be a significant undertaking, whether you're painting just one room or an entire home. While some people like to take on this project themselves, many choose to hire professionals to ensure the task is completed correctly.
Matte paint doesn't have a shiny quality when it dries, which many homeowners prefer for their interior walls. This is the most popular style of paint for homes. It covers up irregularities in the wall well but is also easily blemished.
Matte Enamel Paint
Matte enamel paint has all the positive qualities of matte paint but will last longer and isn't scuffed as easily.
Gloss paint will dry with a shine to it and is the second-most popular choice for interior wall paint. The shiny quality highlights imperfections in a surface, so people tend to stay away from it when painting wood.
Semi-gloss is also shiny but less so than gloss paint. It's more commonly used on trim than on walls.
Satin falls somewhere between gloss and matte in terms of shininess. It will highlight imperfections well, like gloss, but is easy to clean.
Eggshell is also between gloss and matte on the shininess scale, but it won't highlight imperfections quite as much as satin, semi-gloss, or gloss.
Exterior paints have similar choices for finishes as interior paints, but the pros and cons can be different for outdoor use.
Though gloss paint will make imperfections easily seen, it will also hold up to the elements the best. This paint is best suited for areas of a home or building that are frequently used, like door frames.
Semi-gloss paint is similarly long-lasting but isn't as shiny as gloss.
Satin paint is commonly used for siding but will display irregularities underneath if the siding isn't in good shape.
Flat paint is the best choice if painting over siding that has many dents, scrapes, or other imperfections.
If you're repainting a home that has been previously painted with oil-based paint, your best bet is to stick with this option. Water-based paint layered over old oil-based paint will peel easily.
Water-based paint, or latex paint, dries quickly and cleans up easily, making it the preferred paint for a home's exterior. It will also expand when warm and contract when cool, which means it will hold up in all types of weather.
When embarking on a project as big as painting your home, it's important to know ahead of time what kind of quality you can expect from the painters you hire. Don't settle for the first one you find or the cheapest option. Instead, do your homework to be sure that you hire a trustworthy professional who knows how to paint a house well.
The first thing you'll do when hiring a painter is request quotes from three or four in your area. If you reach out to too many, you'll wind up wasting time narrowing down your list; too few and you may not end up with the best quality or right price.
The typical price range for an interior paint job is between $400 and $4,120, with the average falling around $1,670, depending on the scope of the project and paint requests. It will typically cost around $380 to $790 to paint a typical 10-by-12 foot room.
The cost to paint a home's exterior is a little higher: between $730 and $5,600, with an average of $2,624. The typical home of between 500 and 1,500 square feet will generally cost between $1,000 and $3,000, but this will change depending on the number of stories and home location.
If a quote seems high, ask the contractor what is increasing the price point. Perhaps it's something that can be negotiated, or maybe this business is just overpricing their services. On the other hand, be skeptical of any price points that seem unfathomably low. There could be a reason their prices are below the industry norm - perhaps their quality standards are uncommonly low, too.
Once you have quotes, conduct an over-the-phone interview with your prospects. Some important questions to ask your painter include:
1. Do you have insurance?
It's never a good idea to hire a contractor whose business isn't properly insured. Ask both about comprehensive business liability insurance and workers' compensation, and don't be hesitant to ask for proof. If you are unsure of the validity of the insurance, you can also call the insurance company to double-check that it is an active policy.
2. Do you have a warranty?
Not offering a warranty is a red flag, and you may want to be cautious about hiring a company that doesn't provide one. If they have a warranty, ask how long it lasts, and what it covers. Additionally, you'll want to get the warranty in writing should you need to refer to it later.
3. Who, specifically, will be in my house, and can I trust them?
You always have a right to know who will be entering your home. If the person you are speaking with says he or she will not be personally supervising the project, ask who will be, what their role is, and how long they've been with the company.
Also, don't be afraid to ask if the painters are trustworthy people. Unfortunately, there are plenty of cases where a painter has stolen items from a home or caused damage to the house or injury to the homeowner. Subcontractors may not be as skilled as employees, and the contractor you're hiring may not have much experience working with them, making them more of a risk. Additionally, ask if the painters are employees or subcontractors, and what the screening or hiring process is like. If the company conducts background checks, that's a good sign.
4. What kind of training do your employees receive?
If the contractor makes a point to train new hires on safety techniques as well as quality standards on the job, you're probably in good hands.
5. What kind of paint will you use?
The quality of the paint will affect how good the walls look when the project is completed. If your contractor says they plan on using a paint you don't like, feel free to request an alternative.
6. How long have you been in business, and do you have references?
A well-established company will have more experience and likely more references for you to reach out to than a new company that's just getting off the ground. Be sure to ask for references so you can speak to former customers about their experience working with the painter. When speaking to these people, ask about:
7. How much wall prep is included in the price?
For a long-lasting paint job, a clean wall is crucial. Ask how they plan to clean your walls, if at all, before getting started. A high-quality company will thoroughly prepare a wall so that the paint will lay smoothly and last a long time.
8. Are you active in the community and are you involved in any trade organizations?
Community involvement shows the company:
Additionally, being active in trade organizations indicates it is likely up to date on the latest industry best practices and that the company is dedicated to its trade. Also, a Better Bureau Business membership demonstrates the company is stable, confident, and willing to let potential customers check them out before hiring them.
If the company you hire is involved in a trade organization, it shows they take pride in their work, and are dedicated to providing quality service. Some top trade organizations painters might be a part of include:
Painting and Decorating Contractors of America
PDCA connects painters and home decorators through local chapters and councils. The organization also provides webinars, educational videos, and podcasts so members can stay up to date on the latest best practices and news.
American Coatings Association
The ACA doesn't focus on best practices so much as it does on best products. The nonprofit is dedicated to research and development of high-quality paint products as well as sustainability issues.
Finishing Contractors Association
The FCA has members that are painters as well as professionals who focus on flooring, drywall, and other elements to home construction and renovation.
Better Business Bureau
The BBB isn't a painter-specific group but rather an organization that is dedicated to ensuring that consumers can access information about anyone they do business with. The BBB also rates companies based on a Standards of Trust scale, which goes from A+ to F. A company doesn't have to be a member to get a grade, and it's a good idea to check to see how your contractor is scored as well as its membership status.
