Utopia Management is such a breath of fresh air!!! It's good know that I'm finally working with people who know what they are doing. They are very organized in how they run business and also very professional. They don't have just that one person doing 3 or 4 jobs. They have sufficiant amount of people in different deparments doing what they do. I was with another management company and I had left because I was tired of working with people that don't care about my rental home like Utopia does. Also the last place felt like I was working with commission based sales people who try and gimick you into signing a contract and Utopia isn't like that at all. It's very relaxed and they gave me all the information and the time to think my options through before signing anything. They even gave me a no-obligation consultation appointment and came out to my house to meet with me. For Free!!! I didn't feel like they were rushing me when I had questions or make me feel stupid for asking them. The other thing I like about them is that they are very honest with you and stright forward. I don't have any surprises with Utopia. The last company spent my money on only God knows what and they wouldn't give me anything on paper showing where the money went. Here, I get an itemized monthly statement and they even email it to me simply because I asked. The first girl, Diana, was friendly and knowledgable when I spoke with her on the phone and she really paid attentioned to details. I actually had forgotten to leave her my other phone number one time and she was able to called me back. I like that they are very organized. Lynn's the other lady and she was the one that came out to meet with me at my house. She was friendly and really told me how things were. She didn't try to lie to me to sign anything and she really helped me get my home ready to rent for the top dollar value. I had questions about everything and she had an answer. A good answer!!! They work really well as a team and I'm really looking forward to working with my property manager. I feel like I can really trust them with my house. With Utopia I really feel like they are working for me and not the other way around. It's such a good feeling to get the weight off of my shoulders and placing it in the hands of a professional like Utopia Management.
My family and I lived in these apartments from 2013-2014. I am going to be giving my honest opinion about our experience at Pebble Cove apartments. The application process was a breeze and Carlos the manager is a nice guy. Now about the apartments, the day of our move-in the apartment was kind of filthy. They were re-doing the bathroom as we were moving in and they only replaced the living room carpet. The apartment was not ready for us when we moved in. My husband and I had to clean the kitchen ourselves because it didn't look like it had even been wiped down! There was crumbs, stains, dead bugs, in the cabinets and the fridge was just as gross. The one thing that bothered me the most was the fleas. Yes, the FLEAS! I was eaten alive and still have the scars on my legs to prove it. They did not change the carpet in the 2 bedrooms (which my husband and I had to deep clean ourselves by renting a deep cleaner vacuum from Home Depot which was $100!) My son wasn't even 1 yet and he was getting bit as well. The manager did call pest control and it took 2 visits before they were killed off. Don't count on getting hot water in the shower either, EVER. The ceiling walls are pop corn and neighbors who have dogs sometimes (most of the time) leave their dogs droppings on the floor, so I never felt comfortable letting my son go out. Neighbors over-pact their back patios and the front as well making the complex look really ghetto. The blinds in the house would always fall off and we were told we'd get charged the next time we asked for replacements when they never replaced them in the first place! There's also not enough trash bins so everyone's trash is literally overflowing. I wish I could give this place a higher rating because the manager was nice. I believe the ratings below come from management. I would like to give potential renters a look at what they're in for.
1. The cabinetry is from the '70s. The wood is disgustingly outdated and after each renter they just sand it down and revarnish. 2. The rent terms MUST end at the end of a month, you cannot simply have an 11 month lease, it'll end up being 11 months and a few extra weeks or whatever brings you to the end of the month. 3. Upon move in, there were still nails and screws in my wall that had just been painted over instead of removed and filled. There was also mold in the shower grout and cobwebs in the corners of the ceiling. 4. The parking is said to be assigned. Yes, they do provide spaces for specific apartments, but they don't care who parks there. It claims to be a tow away property but isn't. If someone parks in your spot they will post 3 written warnings on the car before calling the tow company which only the property manager can do so if they park there after 6:00PM when the office closes, you're out of luck until the next morning when the GM arrives and the car's already left. 5. Upon move out, make sure to take pictures of every corner of your apartment or they'll demand payment for full carpet replacement, linoleum replacement, etc. and shaft you for everything they possibly can. THIS IS NOT A TOP SHELF PROPERTY AS THEY CLAIM!
The Management is rude for starters. I have lived in this apartment community for over 9 months and everytime I pay the rent they ask if it is for last months rent... I assume that it is ok with the management to pay on the 1st on the month for the last months rent. The people that rent here is very low class for the area or it could be just me... the chidren run Amuck at all hours of the night . They let thier flea ridden dogs use the restroom on your porch and then not pick it up.. when you confront the idiots they act as if they have no idea what i am talking about. Never leave your Laundry in the Laundry room because people do steal your clothes and or throw trash into them. the PArking is horrible, period. you have to park on the road unless you rent a parking space... which i did. My new car had so many dents from idiot drivers. and even when i rent it people still park there. Plus the management forgot to put me as renting the spot for 3 months then told me i had to pay for using it while i was renting it .... which makes no sense that i was paying it during those three months... Anyways All in all I skipped the lease and left while i still had my dignity
Bonded Carpet Cleaning, Sales and Service Inc. Has been doing business with Utopia Management for over 15 years! We consider Utopia to be one the leaders in the property management industry. Utopia seems to have the system down to a science, "they have been there & done it before"! We at Bonded Carpet like no surprises! From their on-site mangers to their service technicians, to their groundskeepers to the head office each facet seems to be well organized, trained & in sync with the next department. As a service company installing flooring as well as providing carpet steam cleaning, we see which company is watching their properties. We find Utopia has active hands on approach. In our opinion Utopia Management is on of the most reliable, honest and efficient companies in the San Diego county. Working with Utopia makes our job easier and it is a pleasure to work with such a professional company . My husband is in the military and when the orders came through for us to relocate to Japan, I was heart broken. Not only did I have to leave San Diego, but I had to leave behind the new home that we had put so much time, money, and effort in to. We didn't want to sell but we weren't too thrilled about the idea of renting it out to people (you just never know who you're going to get!), much less managing it all the way from Japan! In the end, we decided that we needed to keep the home and lease it out. We interviewed quite a few management companies and decided to go with Utopia. From the first visit with the Sales Rep all the way to the communication I have had with my property manager I have felt extremely comforting knowing that this staff is looking out for my best interest. Not only did they find me great tenants in such a short amount of time (less than 3 weeks!!), but they understood that I was completely new to this and were very patient in walking me through the entire process! Kudos, Utopia! Keep up the good work!
Would be OK if they kept it common areas clean, got rid of all the mold inside the walls if possible, and actually told you when Fed Ex has deleivered a package to the office with your name on it. Very lazy staff except the maintenance guy (Armando?) who is very quick and good at fixing things. Good parking. You can dump a flower pot full of dirt in one of the hallways, and the management will step over the mess for days without cleaning it up or asking someone in the staff to clean it up. OK update...they got rid of the maintenance guy who had the drunkard son a few months ago, and it feels safer, and they replaced a bunch of moldy extertior wall wood siding. Yeah! But now there is invasion of dogs living here! The common halls are starting to get infested with fleas. My ankles are getting bitten...yuck! Hope they don't get into my apartment! I don't want to live with pesticide chemicals. Just glad my immediate neighbors don't have one. I often hear them barking from the parking lot late at night etc.
this is my second year living here - honestly the apartment isn't luxurious but at least spacious. there is no AC in the entire complex so it gets very hot in summer, also, there is not in house laundry unit. but that's all good because rent is cheaper compare to other units around the area. the worst things about la jolla international garden are the managers - loanne and lisa, try to avoid them! they have serious attitude when they deal with students. they miscalculated my rent for my last month of staying there (signed on my 30-day notice by the manager herself) so they ended up charging the difference on my deposit. they made me pay for their mistakes and refused to apologize. i guest i used $40 something dollars to see how horrible the management is. i am being very specific with names here because the rest of the assistants crew are very helpful and friendly.
My reason for writing is that I have never had such great service from a company in my life. I rented a townhome for my college bound girls and was in the process of driving down from north LA area on Friday when I received a phone call from Utopia asking if I was still planning on picking up the keys. I had gotten a late start and was not sure if I could get there by 5:00 when they close. I really had no idea what I would do if I did'nt get those keys. She was so nice to me that she gave me her cell phone # and told me to call her if I was going to be late and she would go get the keys for me and meet up with me. Sure enough I hit traffic, I called her and she drove back to the office at 6:00pm to pick up the keys and we finally met up with her at 8:00 that night. She cares about people and that is what makes a company great.
I'm new to this hole property managment thing and i was really nervious about doing it on my own and having to signeing a contract thu a compnay. i done some homework to see which company would be good for me and i finally dicided on going with utopia management. I was really impresed with how fast they replyed to my email and how friendly they were. they seemed really organised and had it together. They fave me all the information i needed so that i can make a good choice for whats rite for me even tho i wasn't quite ready to sign. they didn't brush me off like some of the other ones when they found out that i'm not ready. they just kept very patience and stuck with me until i was ready. i'm already teliing all my friends about them so that they can have there home managed or rent thro these people.
