A simple roof inspection can be completed with a pair of binoculars. Learn what to look for.
Roofing materials vary in terms of price, weight and maintenance. Learn the basics and choose which type is best for your home.
Your roof is one of the most essential parts of your home. If you need roofing repairs, it's crucial that you hire a professional to make the right assessments.
Choosing a roofing service is a daunting task, at best, coordinating among the contractors, mortgage company and inspectors, all competing for their own interest, leaving the homeowner in a quandary, at best. I recently went through this process, vetting multiple roofers. Frustrated, I called another service provider I have been very happy with, having a solid working-knowledge of the contractors in San Antonio. I trusted him, and he recommended R and R Roofing, which turned out to be one of the smartest decisions I've made selecting a service provider. R and R’s owner, Richard, personally visited with me on numerous occasions, holding-my-hand through the entire process, completely assuming the responsibility of coordinating my mortgage company, insurance company and inspectors, fighting for me. He identified items which were left out and should have been included, which are things non-roofing specialists like myself and average homeowners would not at all be aware of. The insurance company had already cut a check, based on the third-party inspection, yet Richard coordinated with them and by submitting proper documentation, FORCED them to cut another check, until they ultimately paid the amount Richard believed I had coming to me. He provided me with multiple roofing styles, colors, materials and brands, as he has extensive experience in roofs of all types. He is also a conscientious businessman and coordinates multiple jobs with incredible efficiency, and the end result is absolutely gorgeous (and I am extremely picky). He was juggling several jobs at he was scheduling my home, one of which included a VERY well-known celebrity who could hire anyone, which speaks to the quality and character of his company. The only stress I encountered while having my roof replaced, was attempting to remain calm while my mortgage company micro-managed every step, dragging it out, requesting and re-requesting endless forms, holding on to checks, making it difficult to make funds available, numerous phone calls, etc, which was unnerving. I was SO GRATEFUL to Richard, for stepping in and handling a huge portion of this himself, ultimately using his knowledge to hold their feet-to-the-fire, relieving me of so much of headaches. Another thing about R and R that I find virtually non-existent in today's world, particularly with service providers, is that I ALWAYS had the opportunity to speak with Richard, whenever necessary. He does NOT PUT YOU OFF OR AVOID YOU, regardless of the issue at hand. I asked him if there might be software available to help me in selecting a roof and he promptly provided me with a website for his products that do exactly that. It is SO much better to see the roof on your home BEFORE it's done!!! When his crew finished (extremely fast service once the mortgage company, insurance company and inspectors are satisfied), the final result is absolutely stunning, and his crew blew me away. They were efficient, courteous, very skilled, extremely hard-working and left not even a tiny scrap of paper anywhere on the premises. I've not yet commented in detail, on the price. I had other quotes, prior to having R and R recommended to me, and he beat them -- not a little, but by hundreds, and kept to that price to fruition. Richard works relentlessly to run a respectable, competitive and attentive business, providing a quality service as well as quality product.. R &R worked hard to meet my needs and deliver outstanding results that I felt it incumbent upon me to share this, hopefully eliminating anxiety for reviewers. I empathize with the pain of searching in the dark ,for a competent company to perform major work on my home coupled with the potential liabilities. It is almost unprecedented that I can unequivocally recommend a service or products, but for me, this was a HUGE win and I can state without reservation that you will have NO regrets, whatsoever with R&R.
I called Estrada's Roofing, LLC for a roof leak. It was so bad I had buckets inside to catch the water coming in the house. I started looking for a roofing company and started checking reviews as we are senior citizens and we did not want to be taken advantage of. I only found one company with continuous 5-star reviews and that was Mr. Ralph Estrada's company. We have never encountered anyone like Mr. Estrada. When I called his number, he answered and came over to give us an estimate that same day. When he arrived he got on the roof, took pictures and showed us what the problem was. He quoted us a very reasonable estimate, so we scheduled a day for him to start the job. Then the weather turned on us. Unexpectedly, Mr. Estrada calls and said he would like to start the job right away since we were going to get more rain. He and his crew started and finished the job within a few hours, took pictures of the finished job and everything looked absolutely great. We highly recommend Estrada's Roofing, LLC with Mr. Ralph Estrada, owner. We are anticipating working with Mr. Estrada in the new year for another project. If we could give this review 10 stars, we would. Mr. Estrada's company is reliable, professional and very affordable.
I recently incurred a lot of damage to my roof, windows, vents, garage, facia, and other areas of my house. All caused from a recent hail storm. It was bad. I saw one of 3G's yard signs in a neighbor's yard in the next block over where their men were working. I gave them a call. Scott Saltz took the call and scheduled an appointment to offer an estimate of cost of repair. Scott met with me and did an outstanding job of explaining the damages to my house. He pointed out what had to be done to repair and to restore to like new condition all of the damage. He was patient and knowledgable about what had to be done and pointed out alternatives where we could save money and improve the quality of my house. We agreed to contract and get started. After the work started, Scott called or stopped by every day to make sure we were happy with the progress of the work and the workers. The follow up was fantastic. The job was finished on time and the work was excellent. Scott came by to inspect the job and to make sure that we were a satisfied customer. We definitely are. Scott Saltz and 3G Roofing should be at the top of your list for home repair.
Roland's Roofing has redeemed themselves. Veronica called back and was extremely nice and helpful. She let me know that Robert would be able to make the appointment between 4:00 and 5:00 p.m. Robert was great. He's very knowledgeable, let me know what did or did not need to be done, and showed me pictures of the roof. Kudos to Veronica and Robert, who know what good customer service should be! Thanks!! Eariler today I wrote -- So, my appointment today for a quote for doing a permanent fix on my roof was from noon - 2:00 p.m. This appt. was scheduled a couple of weeks ago. I even called the office this morning to confirm it. At 2:10 p.m., I called the office back, only to discover that my appointment would not take place today. Plus, someone inthe office thought that it was a good idea to call the second phone # listed on the account and leave a message (my cell phone), instead of calling the primary home number on my account, which I was clearly at because I was waiting for Roland's Roofing to show up. Anyway, it should not be this difficult to have someone give me a quote for work that I am willing to pay for!
I had seen Cloud Roofing signs all over the houses in & near my neighborhoods especially after the hail storms. All of the roofs looked perfect & with soooo many customers I thought I would also call Cloud Roofing. Not only was their quote cheaper than everyone else, but they also worked with the skylight people up the block from them to replace my crappy plastic bubble skylights with some nice double-pane custom skylights. For just $500 more i was able to upgrade from the flat looking 20 year shingle to the beautiful dimensional 30 year shingle (by Elk - the Prestique) & not is it the best looking roof on my block, but it has a longer warranty as well. Shannon was my sales man. Although I was too impatient to wait for someone to come to my house to show me all of the shingles they offer, after I had received my quote, Shannon obliged me when I popped in unexpectedly at the office & showed me the shingles. I picked mine out on the spot. It has been almost two years since we got our roof & skylights & we have had nothing rumple, leak, or give us any grief! I would definitly recommend Cloud Roofing.
I contacted Ralph after our subdivision had a major hail storm. His team wasn't out soliciting jobs like most of these other roofers were, and most were from out of town. I did my research and found so many high reviews for Estrada's both on YP, Angie's List and he BBB. Ralph came over and gave me a fair estimate and was honest that he was very busy and it would take awhile before he could get started. My insurance adjuster came by and said I only half the roof was damaged. I told Ralph and he personally came back with the adjuster and showed him all the damage. Bottom line, Ralph helped me get a whole new roof, repaired deck and a window through my insurance. I would highly recommend Estrada's! They even pressure washed my driveway to make sure they left my house looking better than when they started!
They were able to get to my project within one week and that included some rain time. The job took two days for a 2200 sf house. I'm pleased with the job done for the competitive price agreed to. The only areas that could use some improvement are: 1) some difficulty communicating with a lead person that spoke little English, yet some young workers were fluent. 2) the owner didn't appear to communicate to the lead about a particular area I was concerned about, and if it weren't for me looking out for my own interests the roof would be susceptible to leaking. I've learned to watch out for myself though, so no biggie. 3) clean up was satisfactory but will require me to go over the whole yard to remove smaller metal and paper pieces. Overall rating...B+
First of all, you can't just call the place and someone will answer-you have to text Terri with the hopes of him texting you back unless you want "bottle service" then he's in the money. Ivy advertises "live music and free food" for happy hour-LIE. When our group asked about the live music and food the bartender answered "we didn't get around to it" and as for the music "he's out there". I was very disappointed with the place. The atmosphere was nice and relaxing and that was all it had to offer. If you're looking to enjoy yourself and hang out with friends and great people go down the walkway to Yacht Club or Area Twenty One. We won't be going back to the Ivy.
I had hail damage that required replacing all the shingles and I was paying out of pocket. After scouting out quotes, Durizon roofing and one other company were kind enough to do a quote for me. What set the two companies apart was the attention to detail paid to assessing the roof from inside and out and the ability to answer my questions to my satisfaction. The quote I was given was lower than the other company and the turnaround time to completion of work exceeded my expectations. Throughout the project planning and execution, I had good communications with the project manager, any issues I had were noted and addressed. Good job, I would highly recommend this company for anyone's roofing needs.
If you are looking for a professional, experienced roofing & construction company, look no further! Durizon roofing & construction, LLC has made my house into a HOME for my family. They beat all competitors prices by a landside, they worked to meet all of our needs, and meet every standard we had set in place (I am a very picky woman). The office staff is very accommodating & answered every question we had, no matter how ridiculous they were. This company works hard & completed are roof within one day of receiving material. I will be going to this company for all my roofing & construction needs from this day forward. Big thanks to the hard working staff of Durizon.
The type of roofer you will need will depend on whether you require a brand new roof or small repairs. You need to find a contractor with a history of excellent service in a particular roofing project.
Installation - A roofer can put a brand new roof on your home or commercial building. When this is done as part of original construction, the main contractor will probably perform the task, or may hire a specialist. This is a big project so you may want to find a company who can offer a crew to install your roof over a shorter time period.
Since this is a more involved process, it is also more expensive. Home Advisor says you should expect to pay between $4,000 to $9,000 for a roof installation. This, of course, depends on what type of material the roofer uses, the size of your roof, the code requirements of your area and even the angle - or pitch - of your roof.
Replacement - If you want to replace your current roof, you can hire a company or individual to strip your roof and install new shingles or panels. Some roofing options, such as metal tiles, can be placed on top of existing shingles and are easy enough to install that a single contractor can perform the task efficiently.
If the contractor can install the new roof without removing the old one, it is going to cost you less than a complete replacement. Installing lighter materials will also save you money because it requires fewer people and can be completed faster.
Repair - When you have a leak, it may be time to contact a local roofer. Some problems are obvious and you'll want to call a contractor quickly before damage spreads. A roofer will replace holes in your roof after severe weather or fix your gutters when they stop draining properly.
The average roof repair project will cost you a few hundred dollars. Each tasks is different and you should get a price breakdown for each roof repair project. Make sure you are charged a fair price for materials and time.
Maintenance - There are a variety of tasks that can help maintain the quality of your roofing materials. You may want to invest in sealant or coatings that prevent moisture accumulation or reflect sunlight.
A popular project these days is installing solar panels or other environmentally conscious solutions to save money and make your property greener. When pricing these options, make sure to compare how much the project costs to how much the contractor projects you should save on utilities and heating expesnes.
Inspection - If you are selling your home or business, you'll probably want to contact a roofer to inspect your property for any issues that may affect the value. Whatever your reason for inspections, a roofing expert can tell you possible causes for concerns or provide ideas for future maintenance.
Depending on your area, you may be able to find a roofing contractor who will give you a free evaluation, but you should expect to pay a couple hundred dollars for a full inspection.
Certain events demand you reach out to a roofing expert - such as when a tree crashes through your home. If, however, you're unsure a visit from a contractor is warranted, here are a few signs it's time to give your roof some attention:
The easiest way to tell if your roof needs repair or replacement is to look at it. You should be able to spot broken or missing shingles. Look for subtler signs, such as roof tiles curling or damage around corners and chimneys. Inconsistent coloring could indicate moss or water damage.
If you really want to give your roof a thorough inspection, Good Housekeeping advises property owners to check gutters for broken down granules or interiors for structural sagging.
Not Doing its Job
Your roof is supposed to protect you from environmental elements. If you find water in your home after a rainstorm or feel a draft on cold days, it may mean there are gaps in your roof panels or other problems. A good place to check is your basement or the uppermost level of your property. Try turning out the lights during the day and checking for signs of sunlight breaking through your roof.
You can also check your energy bill. When you feel like you pay too much for heat or cooling, roof repairs could help you cut costs.
After a Major Weather Event
You should always inspect your roof for signs of damage after a major weather event. Wind can blow shingles off your property and hail is a common cause of dents or breakage. If your home suffers from a fire, you need to check for internal structural damage.
All roof materials - even metal shingles and panels - have an expiration date. If you've had your roof for over 20 years, you should consider having a professional give it a full inspection. Problems aren't always obvious, but you can check your original contractor statements for when it's time to reevaluate the work.
After doing your research, you should talk to a roofer in person and ask specific questions before hiring him or her for your project:
What Are Your Qualifications?
The first thing you need to check for is a local address. Its easier to trust a roofer with a history in the community that proudly displays contact information. Not all states require a roofing license, but you should at least check to see if a company or contractor belongs to a national roofing organization or the local chamber of commerce. Ask about any award or certifications the company has earned in previous years.
Can I Have a Cost Report?
No matter how dependable a roofer may seem, never depend on a verbal agreement. You want to get every promise down in writing. An extensive job cost report shows you exactly what work a roofer will perform and how much each service will cost you.
Go line by line and ask about every expense. You should also check to make sure the job completely covers the necessary task, so ask about additional services the contractor could perform for water protection or extended warranty.
What Are Your Plans for Emergencies?
Roofing can be dangerous. You need to make sure that the company or contractor carries liability insurance so you are not held responsible for accidents. Ask to see the proper paperwork and inquire about safety precautions. You should also check if the roofer has contingencies for smaller emergencies, such as rain delays.
How Will You Protect My Property?
Roofing projects can lead to debris and even structural damage. You should invite a roofer to inspect your property before beginning a project so you can point out landscaping or other external features they should look out for. If the contractor doesn't seem to care about aesthetical concerns, you shouldn't expect the finished product to help your curb appeal.
What's Your Warranty?
You need to inquire about how long the work should last. A major factor in longevity will be the materials used. You should research online about how long metal or concrete shingles should perform and make sure the business's guaranteed warranty is in line with industry standards.
Can I Get a Reference?
Not only should you ask to get in contact with past clients, Time Magazine advises homeowners to visit projects currently underway to see how the contractor or company actually performs during a job. You can also go online and check out other customer reviews.
Roofing materials are made out of concrete, metal, plastic and a variety of other substances. Before you settle on material and a design, you should consider these factors:
If you live in an area prone to wildfires, you may want to avoid flammable roofing materials. You have to be aware of your risks for damage and prevent common causes of trouble in your initial buying. This doesn't disqualify all materials. For example, if you worry about moisture but want asphalt shingles, you can purchase algae-resistant versions. If you are designing a home, a pitched roof is better at preventing moisture acclimation than a flat one.
The longer you plan to live in your current home or occupy a commercial space, the more you should invest in a durable roof. The roof of your structure will be a major selling point should you decide to move.
Some roofing materials, such as metal and plastic, have a variety of available looks and designs, while clay tile is very popular for an authentic appearance. You must consider how the roof should look alongside the rest of your architecture and talk to your contractor about the aesthetic values of high-quality materials. You should also consider skylights, chimneys or other obstacles to consistent patterns when planning a design.
Once you consider your regional area, necessary durability and aesthetic appeal, you should take your needs to a roofer who can give you the most cost-efficient option that will satisfy your concerns. You should always create a budget for your roof installation or repair.
If you wish to keep visits from a professional roofer to a minimum, there are some steps you can take to maintain your roof on your own:
Perform Simple Maintenance
Water in your roof is a major cause of mold and leaks. Regularly cleaning your gutters to prevent debris build-up is a best practice. You should also check your flashing and shingle alignment for holes or cracks in the surface. When a roofer installs new materials, ask about specific maintenance you should perform.
Be Aware of Your Risks
If you have a tree near your home, you have to look out for wet leaves accumulating on your roof and the potential danger of falling branches. Homes in colder climates may suffer from freezing, so you want to make sure your roof is properly insulated and prevent heavy snows from weighing down your structure. Before any major weather event, you should inspect your home for possible weaknesses and contact a roofer to prevent trouble.
The primary solution for any possible roof damage is prevention. You can't take your property for granted. You should inspect your roof at regular intervals. Have a professional roofing contractor evaluate your structure after major incidents and well before your warranty expires.
