Ledingham properties took over the lease of a property that myself and several other housemates had been renting for two years. They took care of more issues and offered more clear communication in the brief period of managing our rental than the previous leasing agency had the entire time we had been there. They worked with the owner to extend our lease for a month because of some unavoidable issues that prevented us from moving earlier. They performed a very fair inspection of the house condition when we left even though we didn't sign a lease that they wrote in the beginning. RaNae was completely willing to work with me in letting me know what their expectations were for cleaning and repair and she was impeccably honest with me about my expectations for the work I put in to that so no one was left on the losing end of a difficult situation. The honesty and willingness to communicate that Ledingham Properties acted with is something I wish I experienced much more often.
Precept Properties manages a 6-plex apartment building and a single family rental condominium for me. Marlyn had been managing the properties for the past number of years and has done a fantastic job keeping them in good repair and rented. She handles the city inspections and licensing and everything else that needs to be done including the recent construction of a new garage for the tenants of the 6-plex apartment building. Precept Properties is very timely with their monthly and annual statements that are complete, comprehensive, understandable and accurate. Marlyn is very available and responsive to questions and requests for assistance. I appreciate all Marlyn and Precept do for their tenants and clients and give them my highest praise recommendation.

Marlyn and the Precept Property Management team deserve the highest praise and recommendation for their great service. I began using precept property management in the 1970s when I needed someone to manage a rental property. I used them at the recommendation of a good friend who was using Precept at the time to manage rental properties. He and I joined forces and purchased three rental properties and we engaged Marlyn and Precept to manage them. Again, Precept and its team did a fantastic job managing the properties.
Precept Properties finds qualified renters for my rental income. They collect rent, make deposits; they maintain the property (upkeep, repairs, inspections, etc). They also provide an accurate and reliable monthly statement in detail. This includes year-to-date at the end of the year, and a 1099 statement of earnings sent out to me for tax purposes. Their attention to detail is the reason why I continue to work with them.
Precept Properties helps me in finding renters, collecting rent, threatening to evict when rent is late, and taking care of problems with the rental unit and with the renters. This has been a good experience. Problems are taken care of quickly, repairs are scheduled and completed promptly, and we are notified of any large problems by Precept.

Precept Properties is a great property management company. As a rental unit owner, they are very efficient and on top of maintaining everything. I am always aware of meetings and any voting that is to take place. They review the HOA budget at the annual meeting and I feel they always manage the funds very efficiently and appropriately.
You do a wonderful job of handling our bills, taking care of fees, and also getting us good deals on work that needs to be done on the building or grounds! I have been very pleased with Precept and it’s nice to know that we are so well taken care of! It’s a relief and I think all of us at Wall Street are appreciative.
I have no complaints about the management or the property I rent. Jayson is always timely in getting back to you. The properties are cared for and the other residents are usually great too. Not everything is new but the rent prices are fair. I would not hesitate to rent from BRIM again.
