Horrific customer service. Tasha in front office is the best, but she is the front woman and is totally overwhelmed. They also really treat Delaware businesses as their step children. When leasing with them, you have to pay their business insurance, their personal property tax, their utilities, and also they do nothing to assist you with problems with the property- like air conditioners not working, harassment from other in the property area, or even break ins or insurance issues. They have 2 months deposit from me (over 10K) but still were quick to send me an eviction notice even though I told them I'd been broken into and my business accounts and credit accounts were compromised!!! I can't wait to end this lease-- which by the way, they will not let me end early! DO YOURSELF A FAVOR AND DO NOT LEASE WITH THESE PEOPLE!

Wish I had read the reviews ... The Roop Group is a pack of thieves. They want to bill for services that are not in their lease. Hoping to keep my security deposit. Slow to fix most issues with the house. I do not recommend renting a home managed by The Roop Group. Sad!
The food was very good and the atmosphere was pleasant and inviting . I have been to several places in this area where the service was horrible; it makes a difference when you are spending your money and then get horrible service . But this place has GREAT FOOD AND GREAT CUSTOMER SERVICE !!!
Amazing Food, Service Not The BestThe Red Lobster in Salisbury has a great range of seafood to offer. The create-your-own meal is a personal favorite. However, I am disappointed that they made the "everyday" create-your-own 4 course meal available only Monday-Thursdays. Although the warm biscuits are amazing, the service is not.A table behind us ordered two cheesecakes for dessert. The waiter came back and told them that the cheesecakes were still frozen. He even asked if they wanted to eat them still frozen, or if they wanted a to-go box so they could eventually eat them when they thawed out! Our experience was a bit different, however. Me and a family member ordered the same thing, and both of our meals came with sides. We both happened to order mashed potatoes, but when our food came out, the potatoes didn't. We told the waiter about the mishap, so he went back to the kitchen to check on our sides. He came back saying that the potatoes would take a few minutes to cook. So we ate our meals, and by the time we had finished, the potatoes still weren't there. Our waiter, who had completely forgotten about what happened, came to give us our bill when we told him that our sides never arrived. At least his manager allowed him to knock $3 off our total bill. So all in all, the poor service is because of agitated cooks, seeing what happened in these two circumstances.
Do NOT rent with them! I highly advise you to look elsewhere. Moved in and the house was a mess; there was trash still in the trashcan. In the middle of our tenancy we received notice from the city of salisbury there were too many people living in our house and only 2 was allowed in the district; we had 3 on the lease. Roop group suggested we lie to the City of Salisbury. City of Salisbury said this had happened before with the Roop Group. Difficult to get ahold of/get a response. We weren't notified when people wanted to look at the house. Move out was disastrous because we had to clean everything the owner left and power wash the house/ steam clean carpets; which hadn't been washed in years obviously. Didn't have our house lead inspected until we were about to move out; never heard inspection results and they cleaned every area before they took the lead sample. If you're renting with them now- take pictures of everything, keep written records of everything.
Very poor professionalism, unresponsive and rudely derogatory front office staff, false advertising, no proper walk thorough once property has been viewed, they tell lies in order to get their property leased and ignore acknowledgement of pre-existing damages/ poorly maintained property in order to receive revenue to have resident incur expenses. Lease property with pre-existing debris promising to remove...After several requests never done to date. "Tenant Portal" maintenance requests not addressed.Entry and exit ways not properly lit, leaving tenant to replace lights and repair pre-existing negligently managed landscaping...just awful and told it will take a few tenants to find out what is not working. This is unacceptable and they should be more concerned with doing business to encourage growth for the town not establish a bad reputation for the town's industrial growth and progress.~Thanks for reading, hope this helps....Please take your potential elsewhere!
I'm thankful they showed their true colors to us before we signed on the dotted line. We were ready to hand over money for a rental and couldn't get anyone to take it from us! I consistently left messages for a return phone call and sent emails, but nobody ever even attempted to return my calls. The fact that this was the level of professionalism we were experiencing before we had even signed the lease caused me to rethink my desire to do business with this company. I would love for the owner of the house to know that this company couldn't even be bothered to take money from someone who was ready to hand it over. As everyone else has said, I caution others to heed the warnings and stay away from business with The Roop Group!
The Roop Group found me a perfect house...Micki Bailey helped me get the price down to fit my budget and I have been there now for almost a year. Great service..I would recommend to anyone looking for a rental home.
This place is a F****** JOKE! Do not rent from the Roop Group. It was a living hell for the 11 months I lived there. They schemed me for so much money and pre existing problems it was unreal. Their 30+ year old heating system broke in December leaving me with a outrageous overflow in electric bills, when it's their property and unit to have fixed and they never did. Then the day I turned my keys in, new renters moved in the same day.. They had no time to clean or paint the apartment ( I cleaned and steam cleaned the carpets) and was still billed for the services that never took place and now they won't give me my 800$ security deposit to pay for services they never even had done!!! Terrible property management company especially my property manager Micki B. don't wish this place on my worst enemy. Gross.
Run far away from this company!! Read the reviews and look at BBB reports. These people are telling the truth. Mickie Bailey only appears nice until you sign your name on the contract. Company should be shut down. I have had better dealings with used car salesman. I only give it 1 star because that is the lowest option given here.
