I've lived in these apartments for about a year and a half and am a very happy tenant. The manager makes sure property is very clean, and maintenance issues are handled same day or as soon as possible. Inside the units are very clean. No pest problems of any kind. This is a smaller apartment complex and i have really nice neighbors. I feel very safe living here. The manager is very easy to talk to so if you have questions or concerns just go talk to her. The ONLY reason why I put 4 stars is because we live in between a fire station and a highway patrol so some days you will hear them and some days you won't.
I've just finished reading all the reviews about HomePointe Property Management. Of course, I was disappointed to read the bad reviews but was very pleased to see that the owner thoughtfully answered many reviews, both good and bad. His answers were direct and seemed fair to me. HomePointe and Shawn Collins rescued me and my property from management nightmares. Shawn is an excellent manager and I am most grateful to her. She is direct, clear and has a great sense of humor. My buildings are in much better shape now and I am very confident that they are in the best hands with Shawn and HomePointe. My tenants are also much happier. Shawn is the kind of property manager who respects both the tenants and the landlord. That is a win/win situation. I consider myself extremely lucky to have found Shawn and HomePointe
I wrote a review for Katy Drack before. Now, Katy left and I work with Eileen Stearman. She is the best so far. She helped me follow up with tenants for late payments and HOA for repairs.From 11/8/16 to today, I had total 48 email threads with Eileen for tenants' issue. She always replies me in minutes and works with tenants right away. I'm so blessed to have her as my PM.
I would recommend for effective communication and providing me with a level of comfort to trust them to take care of managing my house in the Sacramento area.

The owner of Hidden Glen is a shark along with his property managers. Rather you are good tenants, bad tenants. I can ensure you that you won't be getting your security deposit back. Pros: When you apply, you'll find two old couples. Approachable, kind and possibly honest. Will you heard the term old and ugly? These two couples will make you comfortable of your stay. Being that these old farts are managers/maintenance. They only get paid for what they can assert claims against you. Cons: If you were too comfortable during your walk through moving-in. Once you decide to move out these two old farts will claim that you damage the unit and trash the complex. Of course you can never reach the landlord and good luck with court.California is design in favor of landlord. As long as the charges isn't outrages, taking 75% of your deposit or more is fair regardless of what the laws states. Its a long process and winning is hard to collect anyway. Trust me, I was there. My advice is go to places that you can free at ease. Stay away from old complex like these who don't have licensed maintenance. If you put in a work order, track it. Make sure to document everything. In the future, you will need all the evident to argue your case. Stay away from Hidden Glen period

I was happy about being able to submit information online. It saved travel time .
Also to answer I would rate you at a 9. Communication was great and you took away any stress we had dealing with the tenants on this tough property. I would recommend you to other owners, infact that's why I'm using you for my next home.
