I, too, was treated very poorly by Sacramento Delta Property Management, even with an A+ rating from the BBB. After years of renting from them as their tenant, not only were there no complaints against me, I paid my rent on time year after year, did everything they asked of me and yet they still charge me well over $1100 for cleaning and maintenance. Mind you, I lived at the property for more than 4 years. Upon moving out, I requested a preliminary walk through - to avoid being charged for any unnecessary fees in my secuirty deposit of $1400. After doing everything they asked of us, we received a little more than $300 as our Security deposit refund. We were fraudulently charged for cleaning/maintenance of items that were already broken or no longer working upon moving in. We kept meticulous records of the sad state the house was in when we moved in. They didn't even have the original walk through with amendments, we had to provide it to them. I am currently filing suit to get the majority of my security deposit returned to me. Sac Delta recleaned the carpets after I had already had them professionally cleaned. In reality, most of the carpet in the house id well over twenty years old and had spots on it when I moved in. They are insistiing that I at least split the additional $145 with them. Secondly, when I moved out, I notified the secretary-type-guy at the front desk that I would be returning for the rest of my propertty outside the house, since I couldn't fit it all into my car. When I came back to retrieve it, it was gone. Sac Delta had hauled away over $900 worth of property including a brand new Oreck Vacuum, hand truck, oak stool, propane tankes, etc. When I questioned them, they told me they thought it had been abandoned. I asked why I didn't get so much as a phone call. They asked, why didn't I call them? I questioned as to whether or not they could simply throw away my property and they essentially told me I was S.O.L. Then I checked the law. According to California Real Estate Law, they must notify a tenant in writing that they intend to remove personal property. They even charged me $150 to haul it away. Still, they are refusing to compensate me for most all of my property. They only are willing to pay me what they might find a similar item for on Craig's List and only for what they feel is valuable. However, the law is on my side and still, they won't compromise - therefore the law suit. One would assume that a company in the property management business would have a better understanding of Real Estate Law than I did. It's not even worth it to rent through these guys...
Let me say we have had more response from the owner of the home then the agency itself (bad sign). We needed a repair for the house, the handy man they use is some kind of drug dealer, flaked on us 8 times, also called me one day 16 times from 9 different numbers and still didn’t show for the job and told me not to use his numbers. Our stove had a short in it, caught fire, we contained it, with out a stove 2 weeks no kind of urgency or compensation. Gave them our 30 day notice, applied for an apartment, they never got back to the apartment with information request of renters history almost lost the apartment. Thanks Sac Delta, Been a real pleasure bending over for you. Not to mention, The neighbors we moved next to threw bottles over the fence and fiesta’ed all day long, parked us in our drive way. Called them to uphold or promise of noise compliancy, nothing. Called the cops so many times they stopped coming out. 1300$ for an un-enjoyable headache, and a pool I had to dodge glass to get to. Also tried to hold our 1350$ deposit on getting a stove no receipt for carpet cleaning, and air-conditioning filter, adding lava rocks to the back yard and cleaning our neighbors mess.
