Bad place. Ghetto and bad management. Nothing gets done, which really ticks me off. I hate this place. Everyone I talk to that lives here says the same thing too.
Not Happy here at all. I get that people are busy..but when you have a job to do, do it. These people do NOT do their jobs at all. Half the time, they're not even in their office and when they are there, they never answer phone calls, never respond to messages, and never fix anything in a timely manner. They are very understaffed, which needs to be addressed. Waiting 2 weeks for someone to fix the A/C, locks, and your broken toilet seat (no joke), is NOT okay. They need to hire maintenance guys to do their jobs.The quality of the apartments are not good either. Rent is cheaper than most places in the Austin area, but still not worth it. Because you're living in such a low-class, old, run-down apartment complex, it definitely isn't worth anything over 700 per month. We are paying almost 900...and we have nothing but issues. Mold, Roaches, Smell of Pot any time we walk outside at night, trash everywhere, broken appliances, ect.
HORRIBLE MANAGEMENT AND MAINTENANCE. THIS PLACE IS AWFUL. When I first moved in there were tons of broken appliances, roaches, and other screwed up stuff. It took multiple work orders, phone calls, voicemail's, emails, ect. to get them to do anything at all. Meghan is the apt manager and is very rude and unhelpful. She doesn't seem to like her job and she seems to get irritated when we call for a work order.The drive way is really messed up with pot holes that people mess up their cars all the time. Laundry facility sucks and machines hardly work. There are no washing machine hook ups either, which is very inconvenient. This place is very ghetto and it's not something I would recommend to anyone.
Horrible apartment buildings, management, maintenance, and everything else in between!When we first moved in there were so many things messed up! ROACHES, Broken garbage disposal, leaky faucets, broken dishwasher filled w/standing water and tons of bugs, lights out, horrible paint jobs, broken closet door that broke my toe when it fell on me in the middle of the night, ect. All of these things had work orders placed about them, but it still took them over a week to get them fixed.Everything that maintenance does is shabby and not a long term fixed. When he fixes things, they stay fixed for about 3 days then you'll have to call again to get them fixed...but then that makes all the management and maintenance mad...? I guess they don't like doing their jobs.Meghan is the head manager and she is horrible. Very rude and unprofessional. None of the management answers the phones or ever responds to emails/voicemails. They are all very rude and do NOTHING.
If you are Vietnamese, don't live here. They will send a Vietnamese woman - Minh - to talk to you. She is very rude, aggressive, and bossy. She demands you many things which are not in the contract because she thinks you don't know English and she wants to show she is a big boss, you are a low class person who is getting a favor from her to stay in this place. She will come to your apt. and knocks your door crazy and yells at you as you are a criminal, then demand you have to come to the office immediately if you don't agree with her own rules which are not in the contract before.If you think you are a trash and you are very lucky to can have their permission to live here (???) then it should be ok to move here.Nếu bạn là người VN, không nói/ hiểu được tiếng Anh tốt, tôi khuyên bạn không nên ở đây. This place does illegal surveillance on its residents. When asked the management we were then promptly asked to leave the property without cause. They stated that "cops" do random surveillance on its residence. Im no convicted felon so that wasn't a good answer. This place is also infested with rats. No lie rats the size of a cats. I wish no presence on this property to anyone who would decide on living here.
We have lived at the landing for a year and a half and will be staying here until we purchase a home. I love the town home style and spacious floor plans. Their office staff is friendly and caring and are not just there to rent the apartment and then not care if you are happy like other apartments do. When they say they hold get together/social activities, they actually do! About once a month. There are 3 pools, 2 bar style hot tubs, basketball court, tennis court, putting green, pool tables, gym, theater, and a plays-cape so there is always plenty of things to do. If you go here ask for Michelle or Tabitha :)
I know most reviews on here are from a couple years ago, so I want to put in my 2 cents updated. The only reason I didn't label this 5 stars is because the walls are abnormally thin. I can hear my neighbors fighting all the time and I always know what they're fighting about and what they're saying. But these apartments are like 40 years old, so that's just a structure problem. The manager, Jamie, is always so pleasant and I love talking with her. She generally gets things done. There are a couple times I have to ask more than once, but she's so busy I don't hold it against her. This isn't her only property that she works on, so I can't imagine trying to remember everything for every complaint. The maintenance gets a 3 star, tho. The maintenance team could use an upgrade. There is only one person I trust to take his job with pride and is always pleasant. They leave you bills on your door every month so you know exactly what is due and what you're paying for. You don't just pay rent (like anywhere else you rent from), but they spray for bugs here, and you pay a monthly fee for that, which I don't mind as I've never had a roach problem (unlike downtown Austin, where I came from). They use a card system for their laundry machines, no quarters, which I love. The only thing is you have to reload the cards while someone is in the office, & that can be annoying at times, but I much prefer it over quarters any day. My boyfriend and I are both college students and we live in a 2 bedroom 2 bath and we can easily afford rent and utilities each month on our budget. I've been here almost a year and my neighbors and other people I have met here are great. I will be signing another year lease when it's up. I'd recommend this place. I've lived in 2 other places before this one in this area and they were both terrible. This one has been my favorite so dar.
I'll begin with parking- The parking is so horrible- good luck ever getting the office to rent you a parking spot. The whole year I lived there I saw numerous people move in and get parking spots, yet somehow every time I asked if a spot was available yet they would say no. So instead, I had to literally park almost a mile away from my apartment every single day, walk through several sprinklers (that were aimed at the sidewalks and parking lots), while my new neighbors always managed to get a covered spot. One neighbor had a dog who she would let use the bathroom all over the stairs, door mats, and third floor landing. I told the office several times about this and all they said was "she's not supposed to have a dog in her apartment," but they never did a single about the dog or it's mess. Then came the pigeons. We had a whole family of pigeons that made their way into our attic/ AC vent area through a hole on the side of the roof. The birds were very noisy and kept us up late at night. We could constantly hear and see the birds coming in and out, but I had to call the office several times before anyone would even bother coming out to look. At this point, you'd think they would try to fix the problem. Instead, the manager tried telling me that there were no birds and they couldn't see what we were talking about. I literally had to make the manager walk with me himself to my apartment himself so he could see the birds that were coming in and out of the roof. Finally, the manager had to acknowledge that there were birds in our roof, however instead of offering a solution he simply made a joke about how they had found a "new home" in our attic. Weeks and months went by without the complex offering to do anything about the birds. Apparently they needed a permit to fix the hole in the roof. That was understandable, however at this point it had been several weeks of complaints to the office before they had even acknowledged there was a problem, then several more weeks had gone by and they still hadn't given us any updates or offered any kind of solution. The only reason I knew they needed a permit to fix the roof was because I was constantly calling them (speaking of which- good luck talking to anyone other then the voicemail box that never gets checked). So at this point, my husband and I start getting really sick (probably from all the bird feces in the attic and air vents). Eventually, months after they finally acknowledged the problem, the office has someone come and NAIL A MESH SCREEN over the hole that the birds came in through. They did not even attempt to get the birds out first before closing the hole. So now, we had not only have a family of birds screeching loudly, but the birds are actually trapped in our roof, dying of starvation. I bring this to the attention of the office manager and all he said is that they 'fixed the hole' and basically, what more do I expect. After this whole ordeal, and constantly feeling sick with the (now dead) birds in the roof, we decided it was best for us to just pay the money to break our lease and move out early. It was the best decision we ever could have made. It is worth paying more at our new place. Since moving out (we still live in the same area, so it can't be allergies) we are no longer sick and we don't have to worry about not being able to find a parking spot or literally parking on the complete other side of the complex (or in the apartment complex down the road which we've had to do twice).I am posting this review on every apartment review website possible so that people can be warned and hopefully one day the apartment complex will take better care of it's tenants.
