Abide by all rules, pay your rent on time make the yard (you do not own nice) and they will jack your rent up. I live in a delabidated single wide trailer older than dirt going on 4 years my monthly rent is more than the newer double wide next to me. They can tell me I have a "premium" lot but that just means I pay to have dog droppings on the grass, public using yard as sidewalk, loud maintance vehicles rolling by all day, police chasing fugitives through neighbor on regular bases, give out violations every chance they can get. The money I put into my garbage trailer I can no longer do because they want more lining their pockets with everyones hard earned money. They should pay me to keep a yard thats on the main strip upkept unlike the previous owner. I would not recommend this place to anyone.
This trailer park is awful and the staff presents themselves unprofessionally; an absolute nightmare. They charge outrageous amounts for lot rent and look to violate you any chance they get. Your contract states you get one warning for your grass being too long and then they will send someone out to mow it for 50$. However, on multiple occasions I have had them come out with NO warning in a zero turn and completely destroy my yard. I have called about this issue multiple times only to be told I will get a call back and never do. Today was the last straw as it happened again yesterday and I spoke with Kim. An unpleasant woman who began arguing with me about the length of my grass, cutting me off, disputed the fact that it should have been cut, laughed when I told her this has happened multiple times, and that every problem I was presenting to her was false-sounds professional, right? When I explained to her a zero turn will destroy a yard/garden that is that small and that I needed to obviously speak to the park manager at this point, she tried telling me she will just go ahead and add the charges on for the "lawn service" (hack job) as it was "obviously removed". I replied that I will fight that tooth and nail as, once again, during every incident I received NO warning. She replied that she will have the manager call me (5th time I have heard that one) and hung up on me.
If you want to be treated like your 600$ a month for a square of grass is appreciated, if you want to be treated with some decency and respect for throwing them your hard earned money every month and obiding by their ridiculous rules, if you don't want to be disregarded and want your voice heard when you are being wronged - DO NOT GO HERE!!
Hear my warning, please... You do not want to live here. Try Dequindre estates instead- only a few miles difference, lot rent is way cheaper and they don't violate/over charge you for forgetting to mow your lawn!!
PART 1: I lived here for 5 years and get more and more upset everyday by this park's managerial behavior. I gave 1 star just for the fact the park is very nicely maintained, pool area is very nice as well. If you have kids, there are play structures throughout and other amenities within the clubhouse for residents to enjoy, It is sad, but true how quick they send out irrelevant write-ups for ANYTHING. My husband and I (in our 30's) take meticulous care of our yard, yet without fail at least once a week we get yet another write up for something silly. A storm can come through at 3am and loosen a piece of skirting and by 7am the manager has already written you up. Leave two small pieces of autumn decor next to you porch for the afternoon to dry out before you store them that evening and get a write up the next day saying &quot;please remove your garbage next to porch&quot;. Other residents however, can have items up from Halloween in May. Other residents have skirting missing for months and months! Clearly they know the manager. You begin to live in fear that your home or yard in under constant scrutiny. He drives by many times a day taking pictures, poking around your house and looking under your house's skirting. I understand they need to enforce rules to maintain a nice looking park, but I feel along with many others it has gone WAY too far here. It is frustrating to those of us who do want a nice place to live and do try an keep a nice yard. I spend $$ every years on flowers, annuals and mulch each season- yet I still get written up for a stray weed, or a missed patch of grass when I mowed the lawn. It makes you want to say why bother if it is well kept and pretty, I get a notice, if it is all weedy and overgrown, I get a notice- why bother?
On an even more personal note with the management, I was beyond horrified when I moved (within the park!) and my father-in-law had helped us. He had to park with one side of the tow trailer (2 wheels) on the grass which was frozen solid at the time. Within an hour of parking it there, the manager drove up and told my father in law to move it immediately, when my father in law replied &quot;give me 15 minutes&quot; the manager cussed back at him stating &quot;move that f#$*ing car now&quot; and flipped him the bird. Very unprofessional considering I pay to live there, which helps pay for his livelihood... I was horrified. Why again did I just stay in here and move into another place and sign yet another lease with them??
Although the park is pretty and well kept .. And in a good location close to lots of fun things and good schools I think the office staff is extremely rude . always with an attitude especially Kim . they should be a little bit more professional . also I do not appreciate the fact that the water to the park is always shut off without notice . its a little inconvienet when just about once a month u go to give your child a bath and u can't because they uwt again have the water shut off without letting you know .. Without the rude staff the office girls and the issues .. This is a fine place to live . I've been here for years and its been the same . ready to move and sell !
Best location I have had for a place to live. Pine knob and DTE and the mall are all right down the road. My home is small, but I paid it off in 10 months, that's how cheap the rent was. The staff is bend over backwards nice, making sure you get anything and everything you need. I went in the other day to ask about their rules on pets, and they gave me a list of dog breeds I couldn't have, but weren't mean about it. The girl I talked with said just to bring the dog in with a recent vet check up page so they know he or she is in my place so they have it for records.
Rochester Estates is a well kept, friendly mobile home community. My wife and I toured the complex with Kelly. She was very helpful, showing us two available homes. We signed a lease and will be moving in come October. We are very excited for the location and the neighborhood.
I love love LOVE the location of Rochester Estates. I like that it's close to John R and I can get anywhere, but I also like that it's not too close to the hustle and bustle. Also, I like Bloomer Park being so close. It's good to get outdoors and not be completely stuck inside.
