Apartments are updated, clean, and have all the amenities you could need. Staff is usually very helpful and prompt. Definitely worth considering!
Great experience with Clachan! So, here's the deal. I was transfered to VCU and needed a place asap. I ended up sub-leasing one of Clachan's apartments - a studio. I love my apartment, loved the experience with the ladies in the office. I am not moving anytime soon.
so I lived in a Clachan property the previous year, and moved on because of a roommate mismatch. Moved into a house in Jackson ward, and am about to move out again and am thinking about going back to clachan . I thought their management was actually quite easy and reliable to deal with, and that the prices were fair for what you are getting, which is essentially the convenience of a nice, modern apartment with one bill including all utilities.

on the surface, this place looks great! exposed brick apartments with modern touches, everything included in the rent, parking, and close enough to walk to campus. However, there are SO many underlying issues. the staff, first of all is inattentive and downright rude. when you try to talk to them about an issue they either ignore it completely, pretend to be busy with something else and say they will contact you later (they almost never do), or make you feel like a child. Second, the whole place seems to be falling apart and nobody cares. some blinds were broken when i moved in a year ago, and, about to move out now, nothing has been done. when maintenance actually does respond to an issue, it takes them much longer than necessary. just a few minor problems i have dealt with: broken washer, broken dryer, oven face fell off (twice!), mice, and broken thermostat.WATER LEAKS have been a huge issue since i moved in, and has gotten progressively worse from the mortar wearing away. also, there are a lot of loud people both in the apartments and on the street at all hours, so this is not the place for anyone looking for a quiet environment. i cannot wait to get out and i discourage anyone else from living in a clachan property.
The home I was looking at became available and the Brigg's agent was very welcoming, supportive and helpful. I don't have plans to move on. This is a very good situation and I am very pleased with everything I have encountered dealing with Briggs Realty.
Horrible place to live. Nothing's renovated, community or apartments. The staff, both the corporate office and the apartment complex, are unprofessional and expect to lose your deposit when you move out. Even after thoroughly cleaning and painting the apartment, they still only gave back a third of my deposit. They charged me for anything from light bulb replacements to counter cleaning and even made up some bs charges. I'm currently about to sue them. They also did not return my portion of the deposit in 45 days even though the law states otherwise.
I lived in a downtown apt for 5 years managed by Metro Prop in Richmond. Their customer service was less than responsive in the beginning, but they improved greatly over the years. They automated most all of the communications, rent pay, maintenance requests, etc online, and they were quick to respond to any issue. Every building is different, some have more college students, others have young professionals. So the amount of maintenance often depends on how the neighbors treat the public spaces and individual units. All in all, their management is very solid now, and I wouldn't have a problem renting from them. I will say, I finally had to move because of the annual increase in rent The increases were minor, $25/yr, but it adds up after awhile, and there weren't enough amenities (pool, gym, front desk attendant) to justify the increases and compete with other offerings in the area.
