Property manager review
I'd like to add my public review here. I've been looking for a place to rent, my contract ends this month. Howard with Management & Associates contacted me in a panic a week ago because a property I had inquired about just fell through with it's tenants. Howard was going away on vacation, but needed to lock down a new tenant before he left. I submitted the application to him same day, and spoke with his partner who told me everything looked great, and that when Howard gets back on April 4th, he would contact me for final review. He called me on Monday to verify some information and told me that he was finalizing paperwork and that I had the number 1 spot, based on the timeliness of my application submission. I tried calling him all day yesterday, and got no response. I called him this morning and got no response. While I was in a meeting this morning he called and left a voicemail telling me that I was "actually in the number 2 spot", and that the contract had been given away. I read his yellowpages review and now understand the experience.
We are new tenants. We relocated due to new jobs and needed to quickly find a home as it was a little crowded staying with family as you can imagine. From the get go, Howard was extremely hard to get a hold of. Knowing how quickly properties were being snatched up we were trying to move quickly but couldn't get a call back over the weekend (odd from a realtor/prop manager I thought). Finally, Tuesday we heard from him and he let us know "unlike the young people of today, I'm not married to my phone". That should have been our first clue but the house was decent and we wanted to settle down somewhere. We've been here a month now and have had a run in of sorts with the maintenance man, Randy. He was impossible to get a hold of for days then when he did decide to call me back would not leave a message just kept dialing my number, I'd reject the call due to being at work, and he'd try right back. Very odd. Then when we finally reached him we set up a time for him to come by to check out the repairs. Unfortunately we had an emergency come up, which I notified Randy of very early that morning, but he decided to come by anyway and was upset that I wouldn't allow my kids to open the door from him since we didn't have a trusted adult there at the time. He badgered and badgered me. Finally my husband texted him and asked that Randy only directly get in contact with him. That was 10 days ago. Howard is condescending and rude in emails for no apparent reason. We've always tried to be very cordial. At any rate, not impressed at all. The house looks a million times better than when we moved in but only because we did it ourselves since we have to live here. Looking forward to our lease ending and we can move on from these jerks.
I've really tried to like Howard. I really have tried to get along, pay on time, and be a good tenant. If there is a problem with the property, he ignores you completely. Yet, if there is an issue with rent, he jumps on your case IMMEDIATELY with an unfriendly, demanding phone call before you can even say hello. Check didn't arrive at his office on the due date? $100 fee the next day for an eviction notice delivered by some dude in a beat up old car that claims to be a constable but has NEVER produced documents/ID to prove that he is what he claims when asked. Whats this? You DID pay it on time and can prove he deposited your rent check days before the due date but he didn't record it properly? "Sorry, it's all in a computer and I can't change it. Besides, I already paid the constable anyway." Oh? You want a printed copy of all your payments? Too bad. His "office helper" is out of town indefinitely and Howard doesn't know how to use the "omnipotent, uncaring, not Howard's problem" computer. Because, you know, it's the computer, not Howard charging the fees and not posting payments correctly. Here's an idea Howard. Take a few of your gold rings, watches and necklaces that you seem fond of wearing, and hire a real, living, breathing, human being that can "computer" for you. Someone that can tame that uncontrollable office device of yours. Maybe they can even get "on the line" to answer tenant emails and "internet" you a "on the line" payment method.
This is absolutely the worst management company that I have ever dealt with. And we have lived in many rental properties. We always keep a clean home, pay our rent on time and inform when something is broken so it can be fixed. If we ever need to get a hold of to say fix the swamp cooler or because we have bed bugs he does not answer. And will take days/weeks to call back. The maintenance man is a joke. He knows nothing. We have had a clogged kitchen sink he came to "fix" it but did nothing. Plus he showed up a day late. Not a few hours a whole day. Our building would be on fire and he still would not answer his phone or call back. I swear the man even screens his calls. DO NOT. I repeat DO NOT rent from Management Associates. You will regret it entirely!
When I looked up Management Associates online with the intent of leaving this review, the Yellow Pages listing said, “Hours: Not Available.” How true that is! Howard seems to never be available! He was very prompt returning our calls when were were looking at the property and in the process of signing the lease, but once we actually signed on the dotted line, he retreated behind a wall of silence. It's very difficult to reach him and he rarely calls you back, and you're supposed to just leave the check under the door of his office, no receipt or confirmation. He may seem like a friendly grandpa type, but the “personal touch” disappears once he's hooked you into the lease.
If Howard is hard to get a hold of, his handyman is even worse. Don't be fooled by his meek exterior! He didn't finish the repairs before we moved in, but apologized and said he'd be done soon. He'd tell us he'd be coming over at a certain time but was either hours late or never showed up at all. Once he was six hours late. He seemed totally unaware of how unprofessional his behavior was, often not answering his phone for days. He sympathized with us about the shabby condition of the house and promised us all these repairs and a new paint job for the walls, then simply vanished, never to be seen or heard from again! He still has the bathroom drawer he took home to fix!
As I mentioned, the house was in poor condition. Normal wear and tear is expected, but this was beyond normal. Broken blinds, a basement window boarded up with plywood, dozens upon dozens of holes, scuffs, and dents in the dirty walls, broken drawers, old Christmas lights dangling off the roof, a yard that's more dirt and weeds than grass, missing electrical socket covers, stair railing practically falling off the wall, ancient dishwasher, etc. Also, the house was disgustingly filthy and the handyman told us the cleaning lady “couldn't do the job” so we were supposed to just move in like that! Apparently Howard made no other arrangements, so we had to find a maid service to make the house livable. (He did reimburse us.)
I can't think of anything positive to say about Management Associates, other than that the rent is reasonable. Save yourself the nightmare and look elsewhere for a place to live.

Howard who is the sole employee of management associates is the worst property manager I have ever dealt with. If I could give a negative star rateing I would. He is not honest when talking about apartment conditions. I doubt he has ever been to any of the apartments listed with him. He doesn't care about your privacy. He will give out old leases with social security numbers on them. He takes a very long time responding to calls. I have been calling him for a month now and he hasn't returned my calls. My wife and I aren't sure if he is alive anymore, it's that bad.
If I could say one thing to anyone renting from him or thinking about renting from him DON'T DO IT!! I am honestly surprised he is still in business. If the opportunity presents itself, run away as fast as you can!!!!!

I always pay our rent on time, fix little/minor things on my own, and keep my home clean. But my heat has been broken for over two weeks. Howard takes days to respond to my calls/e-mails and even then doesn't seem to care.
If I could give negative stars, I totally would. He also glosses over lots of things about neighbors and apartment issues (we asked before we signed) to get you to sign a contact. I regret ever signing a lease with Howard as the manager.

I feel much differently than the other reviewers. We have been renting from Howard/Management Associates for almost 2 years and it has been nothing but perfect. Howard might not answer his phone all the time, but in my experience, he always calls back. When minor home repairs have been needed, they have been resolved in a professional, timely manner. Howard is personable, kind and respectful. We have found that if we treat Howard with respect and pay our rent on time, everything is smooth sailing.

Lacking communication, he does not go by the contract. I would like to hear more from others especially tenants. He used to be alright with us but currently he is handling things unprofessional. I would like to get a hold of some of the tenants and other home owners to see if there is anything we can do together..
