Lawsuit Filed and Ethics Complaint Being Filed with State of Oregon Realtors Board.In 2017 Meadows Group Inc Realtors fraudulently represented a house that I purchased. They were the "selling agent" to me and previously, they were also the "buying agent" for the same home. Overwhelming evidence shows intentional deception regarding the condition of the home.Let me explain:Agent Dustin Funes misrepresented the foundation's condition of the home I purchased in January 2017 (readers please note that Dustin Funes is also listed as the primary contact for the Meadows Group Realtors leadership team according to their website).Shortly after finalization of the home sale, which I purchased based on the specific conditions disclosed in contractual form and otherwise by Meadows Group Realtors, we had nearly immediate foundation issues culminating in a basement wall collapsing and destroying the foundation while causing ripple effect damages throughout the entire structure (from basement to 2nd story ceiling, walls, hardwood floors, tiled areas, flooring, etc.). Repair costs have amassed at hundreds of thousands of dollars with much work still remaining. These undisclosed issues could very well have caused severe injury to anyone inhabiting the home at the time of the collapse. Evidence:After the collapse, when the basement foundation repairs began, the walls were finally viewed fully bare (as new sheetrock had been built over unsafe areas). This showed dramatic and dangerous issues. These issues were completely absent in all disclosures and communication to me ALTHOUGH they were repeatedly disclosed many times over in the prior home sale documents from the party that owned the home before me, Dustin Funes for Meadows Group Realtors was the buying agent that property and was well aware of these disclosures. This home would have never been purchased by me had I been aware nor was the home safe to live in. Additionally, Dustin Funes and the seller remarked in the disclosures "unknown" when asked if an inspection report had been conducted on the house in the last 3 years (an inspection report was literally attached to the closing documents for the prior home sale that Dustin was the buying agent for, not even 6 months prior). This was intentional deceit.After a series of investigations were conducted post-collapse, we were able to garner copies of the home's previous sale disclosures along with a myriad of additional evidence, both written and testimonial (the testimony from other parties involved with the prior home sale are even more damning). These disclosures, inspection reports, interviews, etc along with feedback shared by additional involved parties clearly show the intent of fraud. The previous home disclosures and included inspection report reference, in multiple places, that the basement walls were significantly damaged and the concrete was soft and crumbling requiring repair or replacement. The disclosures also note several other other areas of damage to the foundation that was never shared with me. NONE of these issues were expressed in the disclosures to us nor by way of any other communication and we know for an absolute fact that no significant repairs that made the walls more stable were conducted during renovation before selling the home to me (forensic engineering analysis and discussions with the construction company who performed the renovations prove this, they literally just put spackle in areas of the wall where concrete clumps had fallen off). INSTEAD, the parties built façade walls over the damaged basement walls to hide these issues. This is abhorrent behavior; the broader Oregon homeowner community should and will be aware of how Meadows Group Realtors really conducts business (and they will when this is over).

We contacted Peter after review of his website which we found thorough and extremely helpful. The descriptions of each neighborhood across Portland were wonderful. Within 24 hours from initial contact, he had set up our search request criteria and we began hunting for the perfect home in Portland. He was extremely responsive, available, and provided helpful tips for a successful closing. He happily went to the homes on our short list and took videos since we were unable to be in Portland at the time. Being an attorney as well, he helped us in that area in regards to details of our offer. From start to finish, he was on our side and facilitated a successful and quick closing.
We have PERFECT rental history. But according to our apartment manager, Vanessa Goff, it's "company policy" that they can't answer any questions during a rental reference. So because of C & R real estate, when we move to our new apartment we have to pay a $1150 deposit rather than a $400 deposit because they refuse to verify our rental history. I was told by the new apartment complex that this was a very unusual experience for them, and had it not been for C&R's "company policy" we would've qualified for the lowest deposit of $400. This is the SECOND time our current apt manager has been uncooperative with other landlords. I've also spoken with several tenants with whom I am friends that have moved out in the past year. Families from three different units were all charged between $1000-$3000 OVER their deposit amount when they moved out. So, if you decide to live at The Birches apartments in Tigard, don't expect to get any of your deposit back. But DO expect a hefty fine when you leave.The good reviews are all coming from property owners or employees, and the bad reviews are all from tenants. That should tell you what you need to know about C&R real estate. Profits alone are what drive this company. If you want to pay exorbitant rent ($1600 for 1950s 2 bedroom) for unorganized management and slum apartments (cracked ceilings, horribly outdated and possibly dangerous electrical wiring, giant holes and dips in the floor from water damage, soggy linoleum, and slugs in the bathroom...yes I said SLUGS), then C&R is your company! The company that owned and managed my apartment complex before C&R was significantly better. Once this company took over, there has been a steady and fast decline in quality repair work, management communication and landscaping care. It's clear that C&R only cares about one thing: money.BTW, your heating bill will be quite high due to the fact that the apartments are NOT energy efficient (thin, mildew-laden glass windows) and as drafty as the top of Mt. Hood!
Peter is a highly competent real estate agent. He is also a lawyer so having him on my side as my realtor really benefited me as I felt secure knowing that I can trust him and his expertise. I am a first time home buyer so I didn't really understand what everything meant such as escrow, title defects and what happens in this case and that. I think he is both a buyer's agent and listing agent and I used his buyers agent services. Peter gave me some really good information and answered my questions from all different angles that I was pretty impressed. He also showed me all the comps and I found him to be very logical and analytical. He is also highly responsive with even late evening emails and weekend availability.
never renting from any property managed by C&R real estate..they are thiefs took almost ALL of my security deposit claiming "pet odor" and "heavily soiled" carpet so they decided to replace the whole thing yet no proof? charged me to replace blinds bcus of one bend on it (couldve been bent back in place!) on top of that charged to clean them, charged to repaint the apt and not to mention the "extra heavy duty cleaning" they also took from my deposit when i left the place spotless..my deposit refund was $194!! wish i had read all the bad reviews before moving into one of their properties bcus it seems they do this often. took them to small claims and got some back during mediation simply bcus i didnt want to waste more time in court and paying more fees out of pocket but they still got away with stealing some of my $$..i would advise to look elsewhere unless you like giving out free money! if they have already stolen from you please fight it and take them to small claims dont let them get away with this!
I had the worst experience with The Sherry Francis Group from Keller Williams. She goaded me into splitting the cost of the roof of the house we bought with her roofer, Ability Plus Roofing. The roof has major issues and the roofer even though he supplied us with a warranty with our bid, now says we didn't officially initiate the contract so he will not honor the roof. So please beware of this practice of splitting costs folks. We were told the warranty would transfer to us and given paperwork, but legally we didn't sign the contract with him, the sellers did. We paid for half at closing. So for all you folks out there, you may want to beware of The Sherry Francis Group and Ability Plus Roofing, they are not on the level as far as my experience went. Also, her referred home inspector missed we have a sinking foundation and said we only needed to paint exterior and we need new siding. We also have no heating/cooling circulation in our master.
Unethical. We will never hire him again.
C&R did the right thing. They stepped in to help a family I know at Chateau Hills Apartments that was struggling with their childs cancer and the fathers brain tumor. Its nice to see that a managment company can show compassion.
C&R is a GREAT management team! The staff is wonderful at Conestoga! They are always so cheerful and willing to help every time we go into the office. WE lived at Conestoga for only a short wile, but WE loved it. I encourage everyone to try them out!
