Horrible company. We employ Bluestone and Hockley through our membership to an HOA. We have had to contact Pam Hill and Michael Guzzetti over a simple HOA issue. They were so rude and unprofessional, I am stunned. They were hateful, combative, and refused to communicate effectively. It has been ugly, and there was absolutely no need for that. We pay them, and we want out now.
I tried to contact customer service with my concerns. Once thru receptionist twice through website, because if someone in my company were that rude to my customers, I'd want to know. Apparently they don't. No one will return my call.
If you have the option to go elsewhere, do. These people treated me, their customer, with contempt, for no valid reason. Shamelessly. A disaster to deal with.
Bluestone and Hockley is one of the worst management companies I have ever experienced. While living in one of their complexes, I had maintenance issues with my appliances and they sent someone out to fix but left a note saying they needed the owners approval to replace. I never heard back from them. I called more than 3 times and sent emails to get a response and never heard back from them. Almost a year went by and I still had an appliance that didn't function the way it was supposed to.
When you move out, they will screw you in charges. They will charge you for repairs and patching of work their maintenance staff made. When I moved into my unit there was not maintenance properly done and had them come to patch holes and make wall repairs. Fast forward to my move out, they charged me a ludicrous amount for drywall repairs, pay hing, and painting in the unit. When pictures were sent to me of the said dry wall repairs, it was all the areas that their maintenance staff fixed after I moved in. They charged me for items that were considered normal wear and tear of a resident who lived in their unit for 2 years. I have never in my experience in apartment living EVER experienced such high charges at move out and I left the apartment in a great condition. I even purchased my own touch up paint and filled most of my picture holes myself.
When you try to reason or correspond with them, they will ignore you. They will stop responding to your emails or calls and just write you off. I know previous employees that take poorly of this company and told me that Bluestone and Hockley pushes the envelope with move out charges and are constantly being taken to small claims for their excessive charges. If you plan to move into any of their units, make sure you document and take lots of pictures and be prepared to not get your deposit back even if you spend a week cleaning the unit and restoring it as closely to the condition you received it. If I could give them zero stars I would! Do not rent from them!!!
Horrible, HORRIBLE company that steals your money.
I lived there for two and a half years; never late on rent, and always quiet, very courteous. I've lived in many apartments throughout my life and have always had good experiences with the main office.
Living here was ok; maintenance was done within a reasonable timeframe, communication with the property manager was great, and in general it was an OK place to live. However, upon move out, all communication was dropped. I was promised a pre-walkthrough so I could get my security deposit back....that never came. I was also promised a walkthrough, which I never got. I wait around for the property manager a day after move out for 90 minutes before getting a call from his assistant, saying that there isn't time to meet with me, and that if I wait until tomorrow to drop off my keys, I would be charged for another months rent.
Then, even though I cleaned the entire apartment, replaced all of the light bulbs, and generally left the place in better condition upon move in, Christopher Songsteng saw it fit to charge me $200, claiming that the floors were "filthy" and that all...ALL of the light bulbs were burnt out. After 12 phone calls and three months with absolutely no attempt to call me back, I finally called and asked to speak with Christopher's boss, who patched me over to him. He was literally "hiding" from my phone calls. Aside from being very rude on the phone when I finally did speak with him, he also said, very smugly, "I understand why you're angry, but there's simply nothing you can do about it. I can do something about it, but I won't." Who says that?!
I was able to get my "bill" talked down to them giving me back $60....on an $800 security deposit. They actually broke Oregon law, as more than 30 days had passed before final billing was completed, but since they submitted a fraudulent invoice, they bough themselves time just in case I tried to fight back. Well done, Bluestone and Hockley. You bent the rules to your benefit, preying on the confusion and indecision of your past loyal residents.
Christopher Songsteng is a sorry excuse for a professional. Bluestone and hockley is a sorry excuse of a reputable company.
Needless to say, I will never do any business with bluestone and hockley ever again, and anybody within the sound of my voice will not either. The solace I do take in all of this is that the company will spend a considerable amount of time attempting to prepare for small claims court, which I fully intend on taking them to.

It's always nice to work with a property management company that responds so quickly with any questions that we might have or special request that might come up. To have an email or phone call returned so quickly has made our business dealings with Bluestone and Hockley Real Estate is a great company to work with.

B & H is completely disorganized, uncaring, and completely irresponsible. Their managers are rude and don't care about the tenants and the office staff is RUDE and treats everyone that comes in like they are holier then thou! Especially the receptionists.
They break all local and federal laws and kick people out of their homes for being a different race, age, religion, or lifestyle. There is no communication and everyone tells you something different. They refused to have someone come out to get rid of the cockroaches coming from next door because they ""couldn't afford it"". I don't know why they can't, they raise my rent every 6 months!
THEY EVEN FIRED THE BEST MANAGER THEY EVER HAD!!
All without warning and NO REASON!!!
My neighbor had a leak in her ceiling for 3 months before they fixed it. And that was only after she had to call the state to complain about unlivable conditions.
DO NOT WORK WITH THEM. Keep your investment properties with a better management company and don't rent from B & H!

I'm an employee of Bluestone & Hockley and have been for some time. Being in the industry that we're in, I like to periodically check our reviews online to see what our residents are saying about us.
Today, however, I was shocked to see that an employee wrote a negative comment. After reading a few reviews, I immediately felt that it was only just to share my personal experiences as well.
When working with my Property Manager, I have always found her to be instructive, communicative, creative, encouraging and supportive. Sometimes there can be a lot of work when I have vacant units, but in order to thrive in any industry I think you have to be well organized and able to schedule and plan.
We are really a great company and I know for a fact that many of my residents are happy to be with us. I

Do NOT let Bluestone manager your community. They push their managers to the breaking point and expect them to work 60+ hour weeks for free. It's no wonder they have a high turnover rate for their employees when they expect them to work for free at night and during the weekends without so much as any kind if verbal encouragement.
They are breaking federal laws by forcing their employees to quit if they have a medical disability...a true medical disability according to medical doctors.They are forced to quit even though they are managing their portfolio of homes quite well with little to no support from the company.
All they care about is money and numbers rather than managing communities well. They stretch the managers to the breaking point by overloading them and giving them little to no support for the meager wages they are paid.
Boycott this company and use someone else to manage your properties. It's only a matter of time before their illegal shady internal managerial manipulations bring them down. I fear this will leave anyplace they manage in a shambles once everything comes tumbling down from the inside out.

There should be a 0-star option for this rental company. The property managers are incredibly condescending. It's one thing to be strict about your policies, it's a whole other thing to be condescending about it.
We just moved out of our unit and recently got our ""deposit"" back. They are basically charging us $5,000 to remodel the house.
Like other user experiences, Bluestone & Hockley is a ridiculously disorganized company. We mailed them our intention to vacate notice well before the required deadline but they lost the document and accused us of not turning it in. Did they ever think that it could have been an issue on their end? Of course not.
I could go on but I will sum it up by saying that you should avoid this company at all costs. Pitching a tent in the park would be better than dealing with this awful company.
