These people do NOT care about you or the safety of your family! I have lived in these apartments for 3 years and recently a giant truck has been parking directly underneath my patio making access into my home extremely easy. After voicing my concerns multiple times I finally had to go into the office to find someone to talk to. I explained that I am 7 months pregnant and my husband travels for business, and that its a safety issue to allow this truck to give anyone simple access to my patio and therefore my home. I was told "TOO BAD" and that they may be able to get the truck to not park there if I rent the garage next to me for $60 a month! We have gotten numerous letters on our doors previously asking people not to park in front of their garages, and suddenly its magically allowed. These people care more about $60 a month than the safety of myself and my family. DISGUSTING business practices and HORRIBLY rude.
Poor maintenance, slow response and lack of attention to property are the primary concerns here. In an older building you expect certain inconveniences (terrible TV & internet options, older fixtures, etc) but the issues here go far beyond that. There is only one maintenance worker on staff so most service requests require a contractor to be hired. Security doors/gates are regularly broken and no amount of reporting to the office leads to resolution.Mold is also a big problem - I've had mold issues in my unit twice in the last 8 months and numerous other reviews mention mold as well. Drainage is poor in high-traffic areas so after rainstorms there are spots with standing water for 3-5 days afterwards. When we moved in the rates were somewhat competitive but now the rent has increased significantly. If you love this area and are willing to pay rent in that ballpark take a look at Junction 15 instead - more contemporary building with much better amenities!
Our neighbor has his grill next to his garage unattended with very high flames almost hitting the trees and apartment. (he does this all the time, yet nobody will make him stop) The guy across from us has a VERY aggressive dog, it tried to attack both of my dogs who hide behind me in fear. Then a few minutes ago we watched the same dog charge another small dog growling and barking. Then he brought his aggressive dog to us while we were trying to unload groceries, the dog was trying to get into all of our bags and trunk. The front office does not care because they are already trying to force us to leave. My dogs have been attacked twice now by people who have dogs that are not allowed here and are not on leashes. Its very frustrating to see the same people breaking the rules that we are being accused of. A guys 90lb unleashed pitbull attacked my 30lb beagle and we got a complaint filed against us! This place is ridiculous! Nothing but harassment and bullying from the front office. Oh and for a week we couldn't use our front door, between the random bricks falling and the power washing of my window. We still cant use our stairs safely because there are still bricks and rocks laying all over the stairs. We were NEVER told anyone would be working on our front door. Also, when maintenance enters my home (which is about 4 times a month for reasons i still don't know) my dog barks because two strange men are in my home. So of course we get a noise complaint because my crated dogs barked at 2 strange men who wondered around in my home. I can't make arrangements for my dogs because the time frame is always Monday to Friday 8-5. They won't give you any kind of a better range. Every weekend at the pool there are groups of drunk people who do not live here that are blasting music and smoking weed. Again the staff does not care. I love our home, but I do not feel safe here at all. I am terrified of my home being burnt down or being attacked by the several aggressive unleashed dogs. I have brought this to the staffs attention, and all the said was they didn't know anything about that and that was the end of it. They told me to just dial 911 every time. I'm not wasting the plano pds time on stuff the apartment should handle....since it is in the contract we all signed when we moved in!!
I had my personal vehicle broken into on a Friday and had to send the vehicle to the shop to be repaired. I had to drive out of town to borrow a family members vehicle stay the night out of town and drove straight back to work Saturday morning. I returned from work at 5:30pm which was too late to inform the office so I parked in visitor parking. I woke Sunday morning at 6:00am and the family members vehicle I had borrowed was towed by Safari Towing located roughly 17 miles away from the complex in another city (972-548-9400) After speaking with Safari Towing they informed me they have a contract with the apartments to tow vehicles and the apartments receive a cut of all vehicles towed on the property which explains why my vehicle would have been towed from an authorized spot. Total Expenses Incurred by bad business practices and targeting of residents to increase profits.291.65 towing fee. (The company Safari Towing stated they towed the vehicle at exactly midnight) Being as a family member has to come into town and take off of work to retrieve the vehicle it will not be completed until after midnight tonight at which point an additional 71.65 added per 24 hours at midnight. Total 363.30 (this is prior to tax as I have not retrieved the vehicle yet.)So ultimately for following stated Tribeca policy of parking non tagged cars in visitors parking I had a vehicle towed, was charged at minimum 363.30, missed a meeting had to have 2 separate parties take tomorrow, Monday off of work which equals roughly $1,400.00. All of which to retrieve an illegaly towed vehicle. When I asked Tribeca to comment on the business practices with Safari towing they implied (its at the discresion of the towing company) Obviously from the numbers reviews (in the 100's from multiple websites including yelp.com, apartmentratings.com, yahoo.com/info, yellowpages.com, rent.com and many many more) This Apartment company seems to be adhering to illegal and harassing business practices of its tenants. It's going to be a long 11 months and 2 weeks.
Do not walk away from this place. RUN! Customer service from Management is deplorable at best. Apartment we moved into was not move in ready on my move in day so when we walked in for the first time there was stains on the carpet from the previous owner’s dog , dog hair everywhere, and nothing had been cleaned. Also they say they have exterminator but I have never once seen them and if they do exist they need to be fired. I based on the fact that I have seen more bugs in my apartment than if I lived outside in the woods. Maintenance never shows or if they do its about 6 hours after you put in your emergency request in so I hope you have life jackets ready to go if you have a flood in your apartment. We had a wasp’s nest form in the light of our dining room Maintenance said they could not find a nest. My husband took a day off work to show the maintenance where the nest formed and they never showed. It took almost 3 weeks for them to finally take care of the issue. During that 3 weeks we could not stay in the apartment because I am extremely allergic to wasps so they apartment offered for us to stay in the model. We ended up staying with my parents who lived over an hour away and not once did they prorate rent or offer to put us up in a hotel while they fixed the wasp issue. The gate that you think is going to provide added security never works. It is always sitting open broken. Upon move out, we were charged over $500.00 for damages to the carpet from a pet. We didn’t even have a pet but the previous tenants did. Finally they have to enter your apartment at least once a month for inspections, repairs, etc. So there is no privacy at all. Again RUN FAR, FAR AWAY otherwise it will become your biggest regret.

Like the reviewer below I have lived here over 3 years and experienced normal rent increases. I just received my renewal notice and they are raising my rent $146 per month! That is $1752 per year!! I understand they are making improvements to the complex, but $1752 is WAY out of line! This is for a 12 month lease. When I asked why such a large increase they stated it was due to the improvements. WOW! They haven't made significant improvements to this complex in over 20 years and now I have to pay for it!
This apartment complex has a great appearance and has excellent schools, however the management is terrible. Both the Manager (Lori) and Assistance Manager (Rachel) are both condescending to both employees and residents. There is a huge turn-over of employees here. They are completely trying to get as much money out of you as possible at move-in and move-out. I am recently married and my wife has lived in the same complex for over 4 years and we moved in together in December 2013. When we moved into a way over-priced 3 bedroom, we were charged excessive fees and received very little customer service. Our application sat stagnant for 3 weeks, however, they didn't wait three weeks to cash my checks.... They also have yet to fix a single of the numerous issues listed on the move-in checklist. There were no lights on the ceiling in any of the three bedrooms, and when asked about this, the Manager replied "We only give ceiling fans and lights as upgrades to people who renew their lease. If someone living in the same complex for over 4 years does not meet that requirement, I am not sure what will.About me, I am a disabled Veteran combat wounded in Afghanistan and have been given a service dog from the VA. They are still to date trying to charge me a $325 pet deposit for the service dog. This a violation of Federal and State Laws, Specifically the American Disabilities Act (ADA), the Fair Housing Act (FHA), and the Texas Service Dog Laws. They obviously do not support people who have served this Country or people with disabilitiesI strongly recommend that everyone looking to move to this complex, Sequoia Courtney Manor 9100 Independence Parkway Plano, TX 75025; look somewhere else at least until the current management is replaced. I assure you that I AM a current resident and not a propaganda poster from another complex.Good luck in your home search.Rich R.
This place is a joke. So many inconsiderate instances have occurred here in my 7 months of residency . I have never felt at home. We have a new baby,who's bedroom is freezing. We've had outrageous electric bills due to the poor maintenance and run down conditions. The manager is condisending and tries to act so sweet. You can bet she would not want her children or grandchildren living here. Things will get fixed after the fact. But even the obvious wear and tear from years ago is made to seem as we've done something wrong......we did. We signed a lease here.if you have extra cash and like wasting it move here! We don't. Shame on this company for taking our money every month when we do NOT feel at home. Shame.
I lived in this apartment for 1 year from mid 2012 to mid 2013. Pros - Located near and walking distance from schools. This is the primary reason we signed on with them (middle school son can walk home when I can't get back from work at 3:30 pm) even though they were THE most expensive apartment in the area. The maintenance staff are friendly and maintenance requests get taken care of promptly. Cons: The front office staff are completely unprofessional and the most difficult to work with. They treat every interaction like they are doing you a favor talking to you. The front office staff change on a monthly basis and what is promised by one crew is not honored by the next one. The biggest - a month after move out they sent a bill for thousands of dollars charging me for all their remodeling updates. This is after they explain to you at the time of lease that the cleaning fee we pay is to cover all cleaning at the move out so don't bother with cleaning the last month. Biggest scam!! Renter beware advise: Force a walk through prior to the move out. Take pictures and make the walk through person sign and date all pictures. Immediately after the move out, repeat the procedure with no furniture in the apt. Do not pay a cleaning fee at the time of lease as this is not considered at all when they send the remodeling bill that has no relationship to what cleaning fees for an apartment costs. Otherwise you are looking literally at thousand dollar bills for everything from carpet replacement to paint! There is no discussion about the matter, they send a bill and if you have to pay up.
