Overall

I have lived in the complex for 10 months now and would caution new residents



Pros:

-Great location close to the greenbelt and the lakes.



-Quiet complex, I rarely hear noise from other residents that bothers me.



-Residents are friendly and there are lots of kids for the little ones to play with.



-Maintenance is quick to respond to minor repairs.



Cons:

-Remodeling job is cheap. They are just spray painting the old cabinets and putting down cheap laminate and linoleum. The cabinets stick and the spray paint comes off in little flecks and the flooring scratches and scuffs really easily.



-If you are on the first floor, the landscaping crew blows all of the leaves and debris onto the patios



-Even though they have a ban on pit bulls, I see a lot of them in the complex



-Many of the sidewalk gates are broken. One has been broken for a long time and I talked to management about several months ago- it's still not fixed.



-I used to do property management in Texas, and I have never encountered management that is so unreasonable to work with on major issues. In the 6 months of living here, I had the complex provided washing machine malfunction twice causing damage both times. The second time it flooded the apartment so badly that we had to remove all of our belongings and stay in a hotel for two weeks while the damage was repaired. Despite promises from the property manager at the time that we would be reimbursed for hotel expenses, they refused. The management did not pay for our hotel or pro-rate our rent for the time that we couldn't live there. That's right we had to pay for a hotel and rent at the same time! The new manager told me it is their policy not to pay for hotel expenses or pro-rate rent, and that the old manager mispoke. I've never heard of any landlord with that policy! Luckily we have good renters insurance through State Farm and they took care of us, but it took 3 weeks to get reimbursed. The repairs weren't fixed very well either. They didn't want to replace the carpet, but it couldn't be stretched anymore, so they literally nailed the carpet down. There are little nails that poke your feet in certain spots and the linoleum was cut jagged and is unsightly.



You'll probably be okay if you don't have any major issues, but I would make sure you have good renters insurance if you choose to live here!
