DO NOT RENT HERE. The landscaping is beautiful but that’s the ONLY upside. They nickle and dime for EVERYTHING upon vacating. They say you can hang pictures but then charge you to repaint! If you want to throw away money this place is for you. Otherwise look elsewhere. Park place one is beautiful and much better run

Forest Station Apartments fooled me with their green grass and beautiful trees. My worst experience was the ability to hear the residents above and below me conversations and sexual activity very CLEAR. It made me wonder if they could hear my private conversations. Oh! and management is HORRIBLE!

I've lived here 2 years and this place was the only place I could find at the time so I moved right in because the exterior looks great! But there is MICE AND BUG infestation galour I pay serious money between traps and poison and bug killlers just to keep my space clean! You see the bugs crawling all over the entrance, emergency exits and hallways! I have to settle until I find a way out! But SAVE YOURSELF THE HEADACHE! It's way over priced for as filthy as it is!

I recently moved out from F18, and I regret that I rented from there and extremely disappointed. I would never recommend someone rent from there anymore because the landlord is freaking aggressive person and doesn't care if the maintenance should be addressed in the apartment or not. There were huge holes on the balcony, and she specifically said that she will repair it, but she didn't do anything. In summer, we usually kept the balcony door open for obvious reasons, and my daughter often wanted to step out on the balcony, but we were always fearful thinking of that she might fell onto the wood holes. And of course it just stayed like that during our tenancy (Nov 30, 2015-Nov 30, 2016). She changed all three balcony woods just recently when of course there is an emergency to let someone in immediately after we move out. I am not sure why Carousel Station Management didn't care about this for years, why they didn't enforce penalty against the landlord is unknown. Maybe Carousel Station Management don't care too what's going on with their apartments.When we started living there, she didn't hand over the apartment clean to us. Carpet was extremely dirty, and there were a lot of trash all over the places (kitchen, refrigerator, closets). We end up paying for the carpet cleaning (Sears), but now she refused to give us the reimbursement for that (worth $150 in total). And also she is accusing us for other stuffs that we never did and which were already there when we moved in. We stopped complaining about everything when she said that we need to accept the apartment condition "AS IS". Anyway, I am done with her.

"In 2011, Iron Stone purchased a slew of apartment buildings in Philly after the old landlord fell behind on payments. [They] acquire[d] buildings... right on the edge of West Philly's gentrification: ...they were ready to... "execute solid acquisition, operation, and exit strategies."... Since acquiring these buildings, life has gotten worse for their residents.... Meanwhile, Iron Stone created a new regime to keep people in line: surveillance, fees, and insults.... But tenants in Iron Stone owned buildings are pushing for big changes....On 08/29/2016, they went public, bringing fifty tenant-signed letters to Iron Stone that demand Iron Stone negotiate with the Philly Tenants Union so tenants can win decent homes, have their wins protected, and keep a voice in how their buildings are run."As of 09/20/2016 neither the ownership or management have contacted the Philly Tenants Union in regards the signed demand letters. https://goo.gl/MpBCed

BUYER BEWARE! Applying for a property through PAX was harder than college apps. Though initially we were reassured many students & fresh grads like us lived there. Filled out ALL paperwork like 60 days bank statements for co-signers & employer verification. Even with 800+ credit scores. Why? Want a blood sample too?Told landlord would review paperwork to make sure everything was in order & contact us in 48 hours or less. Lo and behold, the landlord delayed for a week. After several calls, finally told he waited for "better apps" before approving us. And suddenly 3 available properties were rented in that same week even though we submitted COMPLETED paperwork first. No evictions, bankruptcy, lawsuits, police record, and YES we got the rec letters from old landlords. Really would have liked hearing "no" after the first 48 instead of strung along b/c landlord was still lying/busy/etc. Next time I'll work harder on my admission essay & in meantime I'll tell everyone I know to AVOID!

Building has one 1920's elevator that is often out of order or doesn't work because inner door was not closed all the way. Recently, the outer doors on the 1st & 3rd floors and the floor were replaced but it's still the same 1920's guts. The back door to the dumpster doesn't lock & only has alarm. The dumpster area has no evening lighting. Building has several cameras but the 2 large ones are pointed towards the walls & I doubt that the others work. The janitorial staff is inadequate for this building. Debris is left in the hallways & stairwell for days or weeks & carpets are disgusting. Roaches get bad in the summer. Proper disposal of trash & cleaning up after pets needs to be enforced or more janitorial staff is needed to clean up after tenants. Some tenants leave trash anywhere except INSIDE the dumpster and also leave dog feces in the back & front lawns, hallways, and even the elevator. Maintenance is slow to respond to service requests. Rent is increased 5% yearly.
