I’m currently renting a home in the city limits of Pensacola, FL which is Escmbia County with my wife, 6 year old son, and 10 year old daughter. I have some safety issues that the property management company/Owner have not made timely repairs to structural matters that are safety issues. 1. Since the beginning of December the pool liner is ripped and it has been empty/without water for that time. There is about 3 feet of water in the deep end which is green and unsanitary. The pool does not have any sort of temporary barrier/cover to prevent someone to fall in and get badly injured. 2. A 4’x10’ piece of drywall on the ceiling of the garage fell on its own damaging a piece of antique furniture I was storing in the garage. I’m filed a claim with my renters insurance and the damage is not covered while the owner/ property manager have offered no assistance. There are 3 more sheets of drywall on the garage ceiling that are about to fall as well and I have informed the property manager with no action taken. 3. The time owner replaced a garage door and a gas water heater without pulling the state required building permits for the needed inspections for proper and safe installation. 4. The house has indoor tile on the house entry and back patio next to the pool which is a very dangerous slip hazard once it wet.
We did not encounter any problems with the company until we moved out...we were charged for loan care, carpet clean and repair due to urine stains and oven cleaning...ate up our whole deposit. The company has this rediculous move out check list which we had never encountered prior which basically makes you get the house ready for the next tenant instead of them. The house was impeccable, I personally scrubbed the oven spotless, and our dog has not had an accident in her life. This company is a rip off!
Been renting from them for the past 8 or 9 months, havent had much problems with them. Until recently they told me that they are gonna tow my one of my cars if I dont remove it from the property. We recently upgraded vehicles and just havent had a chance to sell it yet. The car isnt junky or parked in a strange location, but now they have wrote a written complaint to us. When we spoke to the secretary she said that they "may be able to let us keep it there till the end of the week. She did not give us a definitive answer though. We have also ask that our back porch be fixed because it seems as though it could calpse now three times. All three times we've been told they will put in a work order. It has been several months since i first asked for them to repair the porch hopefully they actually fix it soon. UPDATE they sent someone to patch the rear porch the Tuesday before Mothers Day. Unfortunately the guy didn't fix all the damage, and one of the boards collapsed on my friend during out Mother's day barbecue. Now since then on today May the 24th the owner came by my house to inspect the porch and he got loud and rude with my girlfriend, while I was at work. All we ask was for a simple issue to be resolved, not a bunch of unnecessary drama in our lives. We have always paid out rent on time without question. So just know that if you plan on buying or renting from Eric Gleaton Realty the will not do what they say. When I signed my RENTAL AGREEMENT it was on a house that had front and back porch. Since I complained that our porch was unsafe they have now completely removed over back porch. Now I am stuck renting a house with a mud back porch, because as you know it rains all summer here in Florida. The front porch on the house is only big enough for maybe 2 people to sit on at once comfortably. So now they aren't going to fix my porch in hopes that we will move. Hopefully this message will help someone not make the regretful decision I have by choosing to use this company. Also if I could give zero stars I would this company doesn't deserve anything with their complete lack of professionalism.
Nothing against the staff here, but Eric Gleaton himself is horrible, rude, and has no respect for his clients, i own a new buisness and the last month was really slow, ive never not payed rent, but i was two weeks late and i get a call with threats of taking "action" against my non payment, when i tried to explain the slow month and that he will be paid before the end of the month, all i got was "RENT IS DUE ON THE FIRST...BRO" with as a rude an nasty tone as possible, if i could i would get rid of this man altogether and go with just my landlord, who is ok with the situation, so if you want a tryranical money-moniac to be in control of your propery come here, HORRIBLE PEOPLE SKILLS, ALL HE HAS IS MONEY AND THATS ALL HE CARES ABOUT
I am not surprised by all the negative comments here concerning this company. I too was denied my security deposit after being a very good and dependable tenant for three years. We have been placed in collections as I am refusing to pay ridiculous charges over and above my security deposit. They claim we owe them and I am claiming that they actually owe me a refund. I have sent a letter to the collection company denying any responsibility on this debt they say I owe. Stay away from them!!
They were horrible to deal with! Stay away! They are the most unprofessional, rude, inconsiderate. People I have ever met in my life.

I've had the pleasure doing business with Ted, Mike, Clete, and the rest of the staff now for over 4 years. They are very professional, honest and work hard for both owners and tenants. Yes, if you're being dishonest or fraudulent they will call you on it, tenant or owner. I think that's the way business is supposed to be conducted, fair and honest for all involved. Keep up the great work!!!
As a vendor, I visit many accounts per week. Perdido Sand Realty and their staff are/is are of only a few favorites. Everyone is always welcoming & such a delite to visit. I love Perdido Sand Realty.
I like this maintenance system and think Jenn is doing a good job in being proactive with it.
