Provided HOA management for our Town home owners Association. Great work! We had them coordinate getting a new fence and the project was not small either as in included slatted privacy fencing around each units back yard (about 40 homes). Our property manager suggested putting a trellis (arbor) over each back yard door, and they look beautiful! We can hand plants from the trellis, and it looks so fancy! I would highly recommend this company to any Association needing HOA property management. That is easy!
Great website and a ton of information on rentals. I got a free rental analysis from the site, and it was spot on - also had rental range pricing info which compared pretty well with the home that my neighbor rents - it is similar split entry two level.
Gave me a final deposition, then created a new one with a larger debt. Then when I didn't pay the amount I had no idea about they sent my account to collections. DON'T RENT FROM THESE MONSTERS.

Very poor experience, currently renting from them. The place is pretty well kept up no complaints with living conditions. My roommate is active duty in the army and he got deployed, when this happened they stuck me with extra fees for new tenants to take his place. Keep in mind all of these fees were paid at the time we moved in, not to mention our deposit. They will not answer any questions with a straight answer. Also they hide behind their HOA if you have a problem that they don't want to address. The reality is that they are probably almost always going to have all of their units full due to the large population of people in the KC metro. This is unfortunate because this means that others will experience the poor communication and policy they have in place.
DO NOT RENT FROM THIS COMPANY!! They clearly do not care about their tenants. We had a terrible move-in experience at Tanglewood Apartments and the management was totally unwilling to help or work with us in any way. Avoid them at all costs.
They have done good work all around. My biggest concern was how they would handle the maintenance at the property, but I discovered that they have a network of vendors that are very reasonable, and 33rd only adds a small mark-up to each repair. So it was fine. Good job to a very good property management company.
I wish I had found this company a few years ago because they told me that they have helped people rent out properties and have save quite a few homes from foreclosure and also short sale (not sure what that is exactly). They gave me a lot of information, the the website was excellent with lots of videos as well! After the home I was in was foreclosed on I discovered that I might have been able to rent out my home and use a property management company. It is too late for me to tuen back the clock but at least now I know what to do in the future if there is an issue, I can always rent out my home, and the rents will take care of the mortgage payments - actually it seems lower risk than being a tenant!

She also told me about many of her other clients that had decided to rent their homes, and I was surprised at how many people decide to keep their homes as investment properties.The website was top notch, and in fact I was able to not only read about rental, but also watch a bunch of great videos. I found this company in the Twin Cities initially when looking for a property management company for my brother in-law. Low and behold they are in KC as well! That is great to know as I my rent out my home some day as they are great investments. The website had tons of information and they have an office in Overland Park, KS.
