I will rate The arbors in Maitland horribly on any public website available because of their horrible management team. I will advise anyone considering this property to look somewhere else. Their management team is far from friendly or helpful. Don't bother calling their office, you won't get an answer or a call back no matter how many voicemails you leave. Lastly, don't try to speak with their current manager Steven Romulus, he is rude and does not look at you directly in the eyes when speaking to you. He rather continue his work on his computer screen.

LOVED when Tia Lewis was manager but ever since she left, this place has gone to shits.

Please don't consider moving into this place!!!

Overall

My fianc and I have not even lived here for 3 months and we cannot wait to leave! I should have noticed all these reviews but it was the best place we could find in the amount of time we had. There a people that do not live here constantly running around at night. We heard a scream at 1 in the morning because a bunch of teenagers were swimming in the pool and hanging out at the club house smoking. And then we got reprimanded by the office for not calling the on site courtesy officer the moment it happened, we were trying to sleep!!! Then not even 2 weeks later our fire alarm for the whole building was pulled at 3 am. The leasing office never got around to giving the fire department the keys to shut it off. So we all were out standing in the cold til 5 am til a maintenance worker showed up with the keys. The maintenance workers never bothered to send out a notice that following week that they will be testing the alarm system at 10 am. I had to run out with my puppy barely ready for work. And the absolute worst problem yet has been no one picks up after their dog!! There are courtesy dog stations with bags while there's tons of piles around it. I can't tell you how many times we've stepped in it. We have a 3 month old mini dachshund, we always pick up after her and use a leash. She got ganged up on the other day because a man didn't bother to leash up his hostile dogs. The office well send out a notice basically shaming the whole building for our behavior, but they don't follow through. We had to pay $400 pet deposit and an extra $20 a month for 'pet rent', I don't even know what it goes to. Definitely not to spray the grass for fleas. She always comes in with them even though we use meds. It's pretty bad that I can keep going on about how disappointed I've been with this complex. Do yourself a favor and don't move here!!!
