Another Actual Renter

I really wish there was a zero star option. This company took over managing my apartment complex around a year ago and I have only managed to speak to someone there twice. Once when another apartment adjacent to mine was having a plumbing problem, and another time because my rent was late (of course they didn't call until 19 days after the due date, and only to threaten eviction). They keep attempting to charge late fees for rent that the actual owners don't know about according to the other tenants. When they took over managing, they asked for a written list of repairs that needed to be done, and REQUIRED existing tenants to sign a month to month lease. No repairs have ever been done to my apartment, and they seem to have no problems leasing apartments to new tenants for less than I pay after 2 years (again, no response as to why this is). They tell the owners that they hand deliver preaddressed envelopes to the tenants. When I have been home for this 'delivery', it's some kid in his 20's that literally just dropped the envelope on the ground about 3 feet in front of my OPEN door.
As for the 'review' from ""cindyb"" down below, maybe you should spend more time calling tenants back about their issues (or actually answering the phone) and less time performing PR for the crap company you work for. It's kind of obvious when this is the only place you've written a review for...

Terrible company

I wish iclark and cindyb would stop posting bogus reviews on citysearch and start doing their jobs. No wonder they never answer the phone. Seriously, they have messed up in almost every way I can think of. How many excuses have I heard why they haven't repaired the list of problems that THEY ASKED FOR. They try to charge 3 time the late fee that is in my lease. They haven't done any maintenance on the outside that I can see except changing a few light bulbs even though the place is literally falling apart. I would say this company just barely rates above slumlords. Two day turnaround on repair calls? That is obviously fake. I have been waiting for more than 6 months. Also we heard them talking crap on our complex after they thought they hung up the phone. Stay the hell away from properties this place manages.

I have rented from Aim for many year. They have taken very good care of me. I have called many times for different things and they were out to my house within two days depending on the problem sometimes sooner. I have sent people to them and they treated them with respect and kindness. I have never had any problem with anyone who worked there. When I go into the office they always say hello and ask how I am doing. Thank you Aim!

The worst property Management Co

I am a landlord. Put my house in their hands to manage. Don Jr presents extremely well, is very friendly at first and will make you feel like he will take care of everything for you. He said that each and every rent invoice is hand given to the tenants so that he could do a monthly viusal inspection, which is reassuring the the landlord. Untrue: my tenants have never ever seen him. Rents are mailed, no visits ever. Occasional problems such as major leaks happen. But I was never notified.
And icing on the cake: they gave me a 30 day termination notice right in the middle of the eviction process of my tenants, he just didn't want to have to deal with this process. It was a horrible mess: tenants gutted the house down and took everything they could with them, but AIM had never done an initial walk through, therefore had no idea that the appliances, doors, cabinets, etc were missing.
If you are a landlord, walk away. If you are a tenant, you may want to think twice since they are very irresponsible.

As a tenant, I have never seen such a poor management company. I have had to call them numerous times about rodents, leaks, etc. Nothing was urgent. Turns out they didn't notify the owners of the property of the problems as I found out after I tracked them down via a title search!!

Tthe excuse is always: Don Jr is not in right now. One of the managers there is the rudest person ever, he doesn't let you talk, takes over the conversation, and hangs up on you when you attempt to make your point across.

I am a pretty good tenant, I repair a lot myself, I only ask for help when I really need it. But their behavior prevents me from even calling when I need help. Not the type of landlord I want to have. Makes my life hell. Too bad, cause I really liked the house I lived in, but it wasn't worth the hassle.

Awful service...I might as well have owned my place b/c I had to do everything. Couldn't get a return phone call or email. Empty promises and no service. Glad I moved out b/c I couldn't take it any longer.

AIM Properties are slum lords

AIM Properties is run by Don St Jean and he does a very bad job. I rented from them for years. They never did any maintenance on the building. We had rodents and vermen. They raised the rent yearly. They did not return my deposit when I moved out. Don St Jean is a bad manager and the units they rent are run down and would qualify as slum dwellings.
