I have been renting for years, and I have never encountered a property manager as unprofessional as Grace (Senior Leasing Representative). I asked simple questions about the price of the apartment, because I knew that they had been lower for the same building a few months earlier, and she lied and denied it. Then she started screaming at me, leaning over her desk towards me and gesticulating in my face, trying to intimidate me. I had to ask her to lower her voice and told her she was being inappropriate. I was shocked at her behavior.
She was incredibly rude to my mother on the phone. My parents are my guarantors (and make well over the income requirement), and my mother asked simple questions about the new kitchen and new bathroom floors that were ""promised"" (although they REFUSE to put anything in writing, and scream at you if you ask this). She laughed at my mother, made inappropriate comments, and actually told her that she would just ""shout over her"" so that my mother couldn't speak.
For me, Grace's treatment towards my mother was simply unacceptable and a deal-breaker. I went back to the office in person to ask Grace to be more respectful to my mother in the future. I did not raise my voice or say anything inappropriate. She denied being disrespectful (and started shouting again).
I asked for my application fee back. She returned it (even though they are ""non-refundable""). I gladly walked out of that office and will never rent from them.
FYI: the rent on my prospective apartment, 317 E 86th St. #2B, was raised from $1675 in May 2011 to $1750 in August 2011 (while I was applying). When I withdrew my application, they immediately raised the price of the same unit to $1850. SUCH a rip-off!
Save your money, time, and headache. Grace is in SERIOUS need of customer service training. It is amazing that she has not been fired. I will make sure to tell all of my friend to never rent from Bettina.

I would strongly discourage anyone to rent from Bettina Equities. I have been a tenant for several years at their 104 E 31st Street building. The management office is a disgrace. They are rude and unaccomodating to their own loyal customers. The worst is this lady called Grace Ronchini (likely misspelled the last name). She is the epidomy of someone who should not come into contact with clients yelling at them on the phone being anything but solution oriented. The fact that she still has a job there shows how poorly run of a company this is.
In addition, the building's super (Bill) is a crook. He demanded $20 in cash for unlocking my apartment when I got locked out, stating that it was a new policy. I called the rental office and asked about it. They stated there was no such policy. An hour later, someone slid a $20 bill under my apartment door!
I cannot wait for my lease to end so I can move. Stay away from their buidlings. There are plenty of other, better options out there.

Very professional. I rented nelsewwhere miserable experiencce. When I went to Bettina, they let me choose an apartment, meet the super and helped me process the paperwork. No problems at all. I have a much better place and am thankful. I recommend them with no reservations.

The apartments are great. The live in supers are amazing. The management company is HORRIBLE! There is no internal communication therefore it is extremely difficult to get anything accomplished. Everything is drawn out and their people are very very rude. I have lived there almost three years and as long as there are no problems it's a great spot and a great location. But as soon as there is a problem the management company is horrid. Don't let them fool you with the fact that it is a no fee management company. One cannot put a price on the headache and frustrations they put their tenants through. It is common talk amongst tenants in the elevators amongst neighbors and in the laundry room.
bottom line dont rent here!!!!

I do not recommend living in a Bettina Equities Building. Their customer service is poor. It is very difficult to get things fixed in the buidings and they often do not tell the truth about pest problems that are in their buildings. Their prices may be cheap by New York City standards, but you have to deal with their management company hanging up the phone on you, not returning phone calls, and telling you lies. Not to mention that their supers engage in the same behavior.
