We had a contract for $14,000.00 over this man's appraisal. This man thinks he is an inspector, and not an appraiser. He went strictly off the square foot average for the area. He was terrible. He said we had termites when we did not, we had a clear termite letter. We had a contract for 239,000.00 but he only gave us 226,000. We had over 60 people show interest in the first five days of listing our house. He took no account for the rising prices of property in Nashville due to lack of listings and abundance of buyers. He did not accurately reflect our sunroom square footage, and he held the close of the sale by requiring minor repairs that is typically the role of the inspector. He thinks he's an inspector and he gets off on having power over your sale. If you want to have your sale go through, DO NOT USE THIS MAN. Worst appraiser I've ever seen and I've been in real estate for 25 years. He's an older man, and thinks he's God. Definitely has I am God syndrome. Cost us 14k.
