Provided by DexKnowsI have a tri-plex in Naples, 3 blocks from a free beach with free parking and 1 block away from Wiggins-Delnor State Park (with plenty of beach). The appraiser "could not find a comparable tri-plex in Naples SO he use a couple of tri-plexes in a grey area of Bonita Springs, FAR from the gulf. He said, according to the "comparables" my Naples, gulf front property, had not appreciated in value in over 2 years. I have other properties, both single families, on Vanderbilt and they appreciate in value about 2% every month. I would NOT recommend using Collier Appraisers. WHen I asked for my money back, because I received a totally useless and erroneous appraisal/report, the owner said, "I don't want to get involved because this is a lose, lose situation." People, some one may have 20 years of experience and many have repeated one year twenty times. If I did that to my pulmonary patients I would be in jail.
