Overall

I have never had any problems with this company. The staff is friendly and helpful. Even when I am paying my rent I hear them with other customers and on the phone with others and they are always trying their best to help them out. They have always been upfront with their policies and fair. I don't understand how you can't get how they work unless you just don't read or pay attention to whats in the lease agreement. It's common sense. I plan on renting here for a long time to come because they are QUALITY!!!!!!!

When I had originally rented f...

When I had originally rented from them I had explained to them my situation to have a roommate to move in with me. I explained to them that he did not have the best credit and was unemployed, but he had no criminal record or anything of the sort and was just a guy I was helping to come look for work to rise above his situation. They told me beforehand that it shouldn’t be a problem with a cosigner as long as he didn’t have a criminal record and did not have outstanding accounts with other renters. When we submitted his application when he was ready to come down they denied his application based on a scoring system they had never mentioned and said he didn’t even qualify for a cosigner.I pleaded saying I would give a bigger deposit and or pay more in rent. This is a guy who owes less than 500 to collections and like many of us fell on hard times in the recession.

After not being able to negotiate any kind of terms with them I learned about their draconian rental policies that they never went over with me at all. I also found out about a red tag on my gas furnace which could have cost me my life that they had not disclosed and been a problem according to the gas company since 2003. I brought this up with them and they claimed it happened before the property was under their management and that they are not liable. They didn’t even believe me that there was a red tag and I had to insist they call the gas company and verify it for themselves. It took me bringing up state law for them to offer assistance. If the problem has sprung a bad leak I could easily have died and I had no knowledge of it till the gas company got ahold of me.

After this it left a bad taste in my mouth and I wanted to get out. I was then informed that to break lease I would be responsible for the rent for the remaining 5 months, when I asked about this originally they had told me that I just wouldn’t get my deposit back and had to give 30 day notice. They then told me that I would be subject to a 250 dollar fee for breaking the lease EVEN if I found someone to take over the lease for me. The person who would take over the lease would be subject to a NEW deposit and they would pocket my deposit. This management system appears to only want to tell you whatever it takes to get you into the residence, they are all smiles when turning the application in, they become hostile once you’re hooked and drag their feet when you have trouble (like the no hot water I had for 3 weeks.).

They also make it extremely hard to find someone to take over your lease because of the draconian fees mentioned. They weren’t even sure what their own policies were on how to transfer a lease without saying “can I call you back I have no idea”. I would never rent from these people again and I strongly recommend going over any rental agreement with them with a fine tooth comb as they will lie to you and skim over it as fast as they can and get any promise they make to you in writing. I am stuck, almost a prisoner until they end of lease and will probably end up in debt in a house I don’t feel safe in anymore. DON’T RENT FROM QUALITY MANAGEMENT!
