We rented a home from Averis property management for one year. When we vacated we had the carpets cleaned and someone clean the house. We hired a company off of Facebook and we thought they had done a really good job. You could tell it was clean by the pictures of when we moved in versus the pictures when we moved out. We even got a glowing review from the property management themselves, saying that we took care of the home as if it were our own. We repainted outdated colors in the house, we replaced old paper blinds with a faux wood 2 inch plantation blinds, that were very expensive. We paid true green lawn care almost $40-$50 a month to take care of the lawn the entire time we lived there. We added bark we bat out of paver stones we can put in a side little garden where there was just garbage. We paid $350 to get the palm trees trimmed which had not been done in years. There was about four years of previous tenants garbage on the side of the house that we cleaned up and took care of for FREE! that took me and my family three days. Plus we had to pay someone to haul most of it away. And when we moved out instead of talking to us about any problems they just sent us bills for house cleaning, carpet cleaning, lawn repair and pool filter/cleaning (even though it was stated in our lease that the owner would pay for the maintenance of the pool). They took $1000 of our deposit. We are excellent tenants, have excellent rental recommendations for the last 10 years that we’ve been moving around with the United States Marine Corps. We are a military family always pay rent on time very upfront and honest and always took care of the house as if it were our own. We are very disappointed how they chose to end our professional relationship. The house, the lawn and the yard are in much better condition when we left them when we moved in. Shame on you for taking advantage of a hardworking military family.

My first impression of Randal was good. He seemed well put together, honest and thorough. He assured me that he had many happy clients, and rarely had problems getting along with people. I was explained the process of becoming a landlord, and he went over the things I needed to have in the home in order to be up to California rental laws. I was also told that I was probably marketing my property a little too early, which was fine but, I continued to receive interest through a website; http://militarybyowner.c… on an advertisement that I had paid for prior to ever meeting Randal or anyone from Averis Property Management. The first advertisement that Averis Property Management put up of my home was a photo that the assistant Colleen had pulled off of google earth. It showed a photo of my home prior to being landscaped, and prior to the remodel. It was overgrown with cacti and other plants. It looked terrible. No one had even asked me to send in photos of my home. I had to take my own photos and email them to Colleen and I demanded she change the advertisement. I needed my home rented out, and those type of photos were not going to get the job done. Fast forward a couple of months and we finally got a renter. We packed up the house and got everything ready for the walkthrough. The renter moved in, we moved out of state and this is where the problems started. I won't say that we had a bad renter, we did not. We had a bad manager. Many of the issues that were needing to be addressed were not being communicated to my husband or I. One of my biggest complaints with this company is that they did not communicate with me well enough. Several things needed repairs after the renters moved in. For example, we replaced the carpet and when the installers came they broke a mirror and carpeted over a floor vent. These things were never taken care of and resulted in an angry renter. I, as the property owner was never notified of this issue. There was also a broken latch on the fence and a missing lock on the security screen that the renter had requested to be repaired, which was never done, nor was it's necessity communicated with me. When confronted, Randal just stated that my husband and I were "money sensitive". I am not quite sure what that means, but to him it apparently meant that we were unwilling to make repairs for the renters. This was not the case.My biggest problem with this company other than the lack of communication was it's lack of professionalism. When I mentioned that the lines of communication were not so good between us and Averis, the answer was "you've been reduced to dealing with me [Randal] because my entire office knows you guys and no one wants to deal with you". In this same conversation, Randal also said "you're rude" to me when I was voicing my concerns about the delapitating condition of my property. As an owner who pays for a service, when it takes 2+ months to have a simple door knob repaired, who wouldn't be upset?There was a gardener that my husband hired, and the management company was paying, who wasn't doing his job. The 90 day walk throughs that were supposed to be regular happenings per our agreement with the company weren't happening. My husband and I no longer own this home, and a large part of us selling it was the poor job that was done with managing it by Averis. I felt like I was doing my own management, and I was still paying someone else for nothing. It was a horrible experience. This place has the lowest rates in the area; 6.5% of the rental price. You definitely get what you pay for here.
