Poor excuse for a rental agency. They obviously don't care who they rent to. Very unprofessional having agents meet you in yoga pants and t shirts! Horrible!

Bad Business Don't Rent From Them Ever Again !
I viewed a property which was unclean and creepy. There was still food in the cabinets and furniture from where I assume a family was evicted with no notice, which in and of itself is pretty morally bankrupt. The first key they gave me to go look at the property did not even unlock anything. The yard had foot high grass, and the neighbor across the street had no teeth. If you're trying to save money and make something of yourself, don't go to Reeves Realty. They will never be able to rent out this house, so I hope the real owner of the home knows he has the worst property manager in the city. They can't even keep a property clean and definitely won't find a renter. Additionally, when I realized I had included my employer's sensitive information in my application, I stopped by the office to get it, but Martha refused to allow me to have it because of a BBB review I left online, resulting in my filing an actual complaint.
If I could give them zero stars I would. DO NOT RENT FROM THEM. We are a military family who moved into a home with supposedly all new carpet and all new paint... But it was only half done. We did a ton of repairs ourselves and went out of our way to leave the home much better than we found it. The walls had holes in them when we moved in. There were multiple scratches on every doorway from a previous owners dog. The cleaning job was decent but there was still a lot to do. Things broke down and they were repaired somewhat quickly. For that I give them credit. As far as what the other review says about not getting your deposit back... That's why I say DONT RENT from them. We were amazing tenants. We were available any time they needed us to be. Rent was paid on time and when it came time to give us back our deposit... They kept hundreds because my military husband put spackle in the holes. Hundreds to reprint a home that we had personally put improvements on. Hundreds after scheduling multiple showings and wasting our day because no one showed up. Hundreds after multiple times they were rude to us. Oh... And it was 30 days before they told us they were keeping hundreds so that we couldn't do anything about it. They should really learn which people to overcharge... Military warn other military.
I lived at Cimarron Ridge for 2 years. The first year was great. The management was always friendly, prices were fair, and the whole atmosphere was very open and friendly. We did have an issue with maintenance and their lack of effort in fixing certain issues in the apartment, such as our bathroom cabinet having a hole in it. They fixed it by placing another piece of plywood on top of it. Could not use that cabinet for the entire time living in the apartment.Once the new management took over a year later, all the decent quality went down hill. My first experience with our apartment management was when we had just rescued a small puppy that we wanted to add onto our apartment lease. We already had one dog on the lease, which the lease said that 2 pets were acceptable, so we were simply adding on a new pet. The management told us that they would reduce the pet fee to $200.00 (which was the original pet fee) instead of the new pet fee of $400.00 that they demanded per pet. Of course we thought this was nice and accepted the terms, but once we got the $200.00 paid we got a late notice on our door saying that we owed another 100.00 for our rent. When we asked about it, the manager said that we still owed 200.00 for our new puppy, but that they had said that they were only going to charge us $300.00 for our new puppy. Ok, we did not get the original agreement in writing, stupid move on our part. However this new agreement I made sure to get it in writing. My fiance and I both went there and signed the agreement ourselves. Next month we got another late statement saying that we owed another 100.00 for the pet fee. When I approached the ladies in the office, they tried to place the blame on us saying that there was a miscommunication between my fiance and myself, even though we both went in together and signed the agreement. I have a copy of that agreement still in case they decide later to charge us again. I would not have mind paying the 400.00 if they asked for it up front, but they lied saying they would discount only to try and make us pay the full 400.00 anyway. After that they tried sending us a notice again saying that we were paying too little, and tried to say that we needed to pay for cable and trash. So ultimately in the middle of our lease, our rent went up even though our lease plainly stated the amount we were supposed to pay every month and said nothing about paying for cable/trash. I did not care to argue with them and conceded to pay the higher rent cost despite what the lease stated. Ultimately, we were conned by them and I can honestly say I have lived in multiple apartments and have never had such dishonesty from management before. As far as the overall area around the apartments. It is nice and quiet, but the maintenance lacks in multiple areas. The dog stations never have any doggie bags, the safety lights on the sides of the buildings are always out so there are a lot of dark areas around the apartments, and the lawn service is done sporadically. The pathways between the buildings can be dangerous because they allow sand and mud to build up along the concrete. I slipped several times because of this. They do not keep the gazebo area cleaned so be sure to take a dusting rag with you if you plan to use it. The apartments are now overpriced for the quality of appliances and lack of maintenance done on them. On the plus side, they do have a small gym, laundry center, and 2 pools around the apartments. They also have a little place where you can wash your car. Water cost are supposed to be included in the cost of the rent, but they may have changed.I suggest that for anyone going to rent there, be sure to double check every i dotted and t crossed on the lease to make sure they do not add in extra costs without you knowing it.
We have had the rental of our waterfront home in Mobile, AL managed by Carol and her staff at Regency Associates for 3 1/2 years. They have professionally managed the relationship with our renters, automatically taken care of all minor repairs with their contractor network and deposited our rent religiously on time. Best of all, our renters have enjoyed their relationship with them as well.
Reeves Rentals has been extremely useful in helping me find my home. The receptionist up front is very polite and willing to answer any questions regarding our home search with a smile. The company was open about issues with the property and intent to repair said issues which provided reassurance that we were in good hands. We love our home and every issues encountered once we moved in was repaired quickly by licensed plumbers and repairmen. I would recommend this company to anyone!

I rented a water front property from Regency over the course of 4 years. During that time, Regency could not keep the owners from dropping in and most repairs took days to complete. I paid for someone to paint a large living room before moving in because they had not painted. The carpets looked like they had taken on water from the Dog River but I still had to pay for a carpet cleaning deposit. They have now kept 80% of my deposit because there are some spots in the hardwood laminate that are no good. Bogus quotes for repair costed me $1000.00 for laminate flooring??? They are required to send a refund or detailed paperwork of what was being deducted from my deposit with in 35 days after lease has expired and they did not . They put it in the mailbox like the postman had brought it. This company is p$!# poor when it comes to management and I feel sorry for the people who rent from them. My relationship with Regency I thought was solid. I was a good tenant who pressure washed the entire property because they would not. And yet I'm still the one losing my deposit. Shame on them.
After renting from Regency for years and years, I felt I needed to write a review. This isn't about the actual rental, but the parting ways after all those years. Carol has always been a rude person, and thinks way too highly of herself. Brenda was always kind, considerate and professional. When we moved in we had two dogs. The carpet was terrible but because we had pets we insisted on them not replacing the carpet, on the agreement (actually written into the contract) that we would not be charged upon leaving. 7 years later, I moved to another city. And I was charged $150 for carpet cleaning. I was also charged for yard work (even though I had trimmed the hedges and mowed the yard). As well as other small incidental stuff. After seven years, according to my attorney most of the time these things are considered normal wear and tear. I was charged almost $1000 of my deposit. I decided not to pursue this legally. Because of Carol's unworkable attitude and the events at the end, I would highly recommdend another rental facility. They will not be fair to you in the end.
