10 years ago I was a newly married man setting out to provide for my wife and was offered a job to manage a mid-sized property management company. I hesitated at first because I always had a bad image of property management companies but eventually I went for it. I soon began to feel the same stresses that you probably have experienced if youĆ¢ā‚¬ā„¢ve rented out your own home. I was constantly worried about bad tenants, potential property damage, and vacancies that would eat into owners savings. On top of that I was handling the countless facets that go along with managing a property with a very inefficient system. Everything fell back on me, everything was my fault and I felt overloaded with responsibility. But, I was ok with this, because part of being a man is providing for my family and doing my job. The part I was ashamed of is the part that no property management company will ever tell you aboutĆ¢ā‚¬Ā¦ There were countless inefficiencies in our system that cost time and money so the company had to make up for it by charging hidden fees to the owners. It was ridiculous and I searched for years among my peers and other Property management companies to find a solution. To my surprise, every property management company I came across was doing the same thing. Even the companies saying they were charging a flat fee were still charging yearly hidden fees. When I offered ideas of what I felt were common sense solutions, I was quickly shot down and told that I had to accept this because it was the nature of the beast. I was not going to accept this. On a daily basis I worked on refining the process. Just 3 years ago, I finally put it all together and created my own company, the first true flat fee property management company I know of. The 2 critical parts include a staff that doesnĆ¢ā‚¬ā„¢t look at this as just a job and a system using my own advanced proprietary technology. The magic of this proprietary technology is that the time consuming, mundane things that cause unnecessary stress and expenses fall on the system and are resolved through automation. That allows my staff to focus on what really matters; Maximizing your returns and minimizing your costs. It may sound cheesy but my staff is happier, more pleasant and they love their job because it is meaningful. Owners are kept in the loop and can access what is happening to their property online and in real time. This has created an unexpected chain reaction with not only our owners like you, but with our tenants. The tenants are happier, tend to stay in the homes longer, are more likely to pay on time, and take better care of the property. In turn your properties are better managed without the bloated fees. I feel like I have accomplished what I set out to accomplish. Both our employees and our clients are able to have peace of mind knowing their property is taken care of through real time communication. I am writing this review to warn anyone and everyone not to conduct business with On Q Property Management. Throughout my dealings with staff at On Q Property Management I was treated extremely rudely. My family rented a home through On Q Property Management, and is still currently trying to resolve an issue with this company.

When we signed our original lease, we agreed after one year, our lease would go month to month. My husband works in a job industry that requires us to move about once every 18 months. When our one year lease was up for renewal, we made it clear to On Q that we could not sign another year lease, as it was very likely that we would need to end our lease before the year was up. Multiple members of On Q staff told us this was completely fine, all we had to do was give 30 days notice. We were told that we needed to sign a "Lease Renewal Agreement" just for the sake of paperwork, and if we did not sign it we would be evicted. Because we have two young children, we signed the paperwork instead of risking eviction. After signing a "Lease Renewal Agreement", we felt confident that we were on a month to month basis. Four months later, just as we predicted, my husband was transferred to a different city, 200 miles away from our home in Phoenix. It took us two weeks of calling constantly to reach someone with On Q to get start the process of ending our lease. We were told that all we had to do was find someone to rent the home, for the same price we were renting it for. We were promised that the home would rent quickly, and not to worry about it. On Q had us sign a "Lease Termination Agreement", and assured us, again, that it was just a formality. Several members of On Q staff told us the rental rate for the home would remain the same as we were paying. We listed the home for rent for the amount we were paying on many websites including Zillow and Craigslist, and had people calling and emailing us non-stop. We even showed the home to several families who told us they applied with On Q, and were excited to rent the home. We felt confident signing the agreement because we trusted On Q, and felt that the home would rent quickly. The day after we signed the "Lease Termination Agreement", On Q relisted the home for $100 more than we were paying, making the home extremely overpriced for the neighborhood the home was in. The home is still on the market for rent, almost two months after we left. We are accruing late charges daily, and all attempts to come to an agreement with this business have been ignored. On Q is still holding our security deposit, we have given up on ever seeing that money. We cleaned the home for hours after moving out, the home was in great condition. The move out inspection was done without us present, and listed the home as being extremely dirty. We made a mistake trusting On Q Property Management. I hope that even though our family was and still is being hurt by this business that someone else will read this review, and will think twice about renting with On Q Property Management.

Dissapointed owner again and again. Communication is terrible! We have to constantly call to find out anything about our property. DO NOT let them use Mammoth Maintenance. We had to replace a shower door and heard no complaints from the first tenant. New tenant moved in and said door was leaking. Turns out they forgot to install the magnetic strip to keep the door closed and we were charged to add! They will get you for every little possible charge and will not communicate anything we you. DO NOT USE ON Q OR MAMMOTH MAINTENANCE. Finding a new company as soon as possible.

Just had an awesome experience with On Q Property Management. I searched for a property management company online and found that they had the highest reviews of anyone! They also had an "A" rating with the BBB.



I inquired and was promptly responded to by Eric who SOLD me on the spot. I am so happy I went with them and understand why they are the highest reviewed property management company in Mesa AZ. Thank you ON Q!!

I've been with the On-Q property management company for almost a year now. They provided me with quality tenants. The property manager assigned to my property is great to work with and has always been very responsive. Their website is user-friendly, informative and rental invoices and payments have been consistently prompt.
