EdR Collegiate Housing (EDR:NYSE) is one of America's largest owners, developers and managers of collegiate housing. Formerly known as Education Realty Trust, EdR is a self-administered and self-managed real estate investment trust (REIT) specializing in student housing. We provide development, financing, construction oversight and management services for universities who want to increase or update their student housing. Our owned portfolio includes on- and off-campus apartments serving top tier universities across the nation. Each of our collegiate housing communities is specifically designed to fit the needs, setting and personality of the university and its intended residents. Whether EdR is creating freshmen living-learning centers or upscale, independent apartments for graduate students, faculty and staff, each is appointed with market attractive amenities including the latest internet and Wi-Fi technologies. EdR built its first collegiate community in 1964 at the University of North Carolina at Chapel Hill. Each community — whether on-campus or off-campus — was designed to uniquely fit the personality, setting and needs of each university and its intended residents. ON-CAMPUS PARTNERSHIPS With nearly 50 years’ experience in collegiate housing, EdR is committed to a partnership with our university clients. Our experienced team works in close collaboration with you to align our goals in every aspect of the project. We give you our financial, construction, design and management expertise to help ensure that your collegiate housing vision is realized and successful. OFF-CAMPUS PARTNERSHIPS EdR has had successful partnerships with other developers to create or finance projects across the United States. We have entered into joint venture agreements to provide financing and construction oversight assistance. FINANCING As an experienced public company with a successful track record, we have the capacity to finance on-campus or off-campus developments, and acquisitions with our own equity or via loans with lending institutions. We primarily provide financing through three different packages — EdR’s On Campus Equity Plan or ONE PlanSM, The ONE Plan PLUSSM or traditional tax-exempt bond financing. We are also known to be innovative with mezzanine loans, for example, and have received awards for our creative financing efforts and packages. ACQUISITIONS EdR is a consistent and frequent buyer of purpose-built collegiate housing communities. We offer the seller fast and reliable offers and payment, timely follow-through and execution, and focused transaction management. CONSTRUCTION OVERSIGHT From a 22-story upscale, urban apartment building at Johns Hopkins Medical Institute to a community of individual cottages just off the University of Mississippi campus, or a freshmen-dedicated living-learning center in California or graduate student/faculty apartments with mixed-use retail at the University of Connecticut, the EdR team has what it takes to get the job done. Interior Design is a new addition to our Construction Oversight team. Focused on student housing, they research opportunities based on trends, market innovations and long-term financial viability.
