Where to start. Every window and door is unsealed and the draft just comes sailing through. If you have the money for an electric bill in the upper $200 to low $300 range then you make too much to live their. For a low income housing development it costs more than taking out a loan on a house. The staff is unfriendly. I have had to maintenance people walk in unannounced for no reason.
Most of the residents sell drugs as soon as the sun goes down. There where multiple times I would be on the balcony and get inturrupted by a police officer asking the whereabouts of neighbors on the run.
And to top it off you will not get your deposit back. I am in the middle of a battle from 1 small stain on the carpet in the dining room. They replaced the carpet in the entire apartment costing $915 and charged me for it. On a document I signed and have a copy of they sent me another where they had added things like it was to my knowledge I was paying for the carpet. They are the worst kind of people. Do not give them your business.
And one other thing their dryer ducts were clogged causing my dryer to clog and destroy the heating coil and thermal overloads. When I had a proffesional inspect the ducts and inform the office they had them cleaned in the night and would not reimburse me for the parts to fix my dryer.
I lived at Avalon Lakes for five years until relocating out of state in June of 2015. My experience was entirely different from those posted here, so I am not sure of the reason for the vast difference.
I found the office staff to always be helpful and friendly, and my maintenance needs were handled rapidly. The management was very quick to deal with issues such as trash or dog waste, and the lawn care and snow removal were excellent. I was always pleasantly surprised at how quiet the environment was, even on the weekends, but perhaps that was due to the fact that I lived at the front of the complex. Sound did travel some from unit to unit above and below, and it was especially noticeable if people were loud in the stairwell, but I never had any significant long-term issue with noise, and only rarely did I hear those living beside me. I never saw drug activity in my vicinity. I do agree that there were some issues with seals of doors and windows, but my heating bills were not excessive at all, perhaps because my building was positioned away from the direct winds.
I had no issue with getting my deposits returned, but I also had tried to be a good neighbor to those around me in my building, as well as a good tenant to the staff. Visitors were impressed with the size of my apartment and the appearance of the surrounding environment. I have recommended Avalon Lakes to many people, and would have lived there additional years if I had not relocated!
I have never been scammed by a company/management until dealing w/ Avalon Lakes. After living in my apartment for 3 years (3 yrs too long), I only had ONE small stain on the bedroom carpet. When I moved in, there were several pet urine stains visible from previous tenets. They informed me not only am i not getting my deposit back but I owe them because I had brand new carpet when I moved it. Thank goodness I took pics of the already dirty/stained carpet when I moved in. After winning that battle (they said they made a "mistake"), I'm still battling over other stains they're claiming I caused. Had I known management was going to scam me like this, I would never have moved in!
Saw two totally different reviews about this place and decided to check it out. Called and talked to two different people and they gave me different answers on questions I asked. You would have thought they would be on the same page. Decided to drive out by the place and it looked great from the road. Upon driving through the complex, it became apparent that upkeep and safety is not a priority. There were three foot tall weeds around the buildings and weeds nearly covering the sidewalks, not to mention vehicled zooming around the place and bags of trash sitting onpeoples porches. If weeds, trash, and speeding cars are not kept in check, I am sure there are many more underlying problems. Pretty bad for being in business less than a year. Will look for someplace else to live.
Lousy management, very poorly insulated and no soundproofing, drafty doors and windows, loud neighbors, drugs, and outrageous heating bills. If this is what you want, then live here. If not, stay far away from this place. This place may look like a shiny apple on the outside, but it is rotten to the core.
