Overall

I've had to deal with Stillman's incompetence and unethical behavior at 2 properties now, my old co-op in white plains, ny and a newer condo in stamford, ct. Their overall service to tenants is either terrible or nonexistent. If you want something productive done, it will always be on the board members to get it done while Stillman watches and gets paid. If you have an issue to resolve, they'll ignore you, or dish it to the lawyer to resolve (costing all the tenants money). When your mortgage company calls them to get specs on the condo itself, they DONT KNOW THE ANSWERS. If you are a prospective buyer and contact them for information about the condo, THEY DONT RETURN YOUR CALLS OR EMAILS. They have no sense of right and wrong - they just regurgitate what the board tells them to say, regardless of right and wrong, and regardless of the rules or bylaws of the building. Don't get me wrong, they'll bark at you acting like they know the rules, but when questioned for specifics, then they won't answer you. It's crazy that buildings keep paying their salaries. They have an office at the building where my condo is, and every time I stop there for whatever reason, all before 4pm and they are NEVER THERE. I wasted my time serving on the board for 2 years (just to make sure they didn't try to pull anything over on me) at the most recent Stillman property in Stamford and spent so much time (2-3 hours each) on the same topics every single month that the property manager never took care of. Yes, yes yes every month, and no action. If I was looking for a condo over again, I would not buy a condo that pays Stillman management. I would pay an extra $100/month in common charges just to have any other management company than Stillman. You will be sorry in the end if you have to deal with them.

Overall

This place literally sucks. Everyone is unprofessional. They do pointless crap around the buildings they own and charge the owners an absurd amount of money. They never help with anything, they never answer what you’re asking. They are garbage. Anthony Rizzi is a moron and knows nothing. Lacks any intelligence and always passes the buck to other unknowledgeable people. I cannot wait to get the hell out from under there terrible ownership. They are TERRIBLE!

Superior Resident Service

Since the arrival of Adam T. on the scene at Stillman, service has never been better. Not only does Adam address my questions, but he makes sure that any issue is followed through on and taken care of to our mutual satisfaction. I have found the his service to be the best in my 11 years at my condo. (p.s. he is super-responsive too - amazing from a management company, no?)

Worst Management Company

Stillman management, hands down has to be the worst property managment company possible. Th point of contact for my particular townhouse unit refuses to be rational, listen, or compromise. Phil C. is completely useless. He actually has told me that there is no point in compromising with him, that Stillmans laywers and corporate officers are too strong and will win over any matter questioned. This is not the way I prefer to be talked to when I bought a townhouse that I own and pay all my dues and fee's on time. In addition, I pay to have my backyard and front yard maintained. It literally is hard black dirt with tree vines sticking out of the ground. Kids can not play and the viewing is discracful and embarassing. I have been trying to have them fix it for the last 2 years. NO luck. I was told it would be adressed next month at the time, it never took place and when I called back to follow up in 5 months, he pretended like our initial conversation never took place, bringing me back to square one. Once I quesitoned why he blew me off, he kept repeating himself, and strong armed me again with corporate terms and threats of attorneys again. Be smart and contact your Board President, letting them know not to employee Stillman Managment.

Lacks Professionalism

I live in a building that was taken over by Stillman Management earlier in the year.

Getting a human being, outside of the poor receptionist, to speak to you is next to impossible.

Repairs seem to be optional, regardless of the nature, and priorities are very mixed. For example, we have been without hot water for three DAYS without an explanation and waiting for repairs caused by a storm that happened in August but yet new mailboxes were installed in the lobby last week.

They are also very disorganized in terms of processing rent payments and/or subjecting people to housing court for unpaid rent.

I am counting down until my lease expires to get away from these people which is a shame because the actual building is nice - just in need of reasonable maintenance and upkeep with a better management approach.

Don't waste your time here. I own a unit that is under management with Stillman. Calls rarely get answered (voicemail or service), they never return calls, complaints are ignored. After 3 calls over weeks on a serious issue, I had to send a registered letter threatening lawsuit before anyone called back. I can't understand why anyone would do business with these clowns!
