KNOW YOUR RIGHTS AS A TENANT.I was a good tenant for 4 years. In the last week of renting, they wanted to rip up half the carpet, which would have taken 3 days. I said that wouldn't work, as we were moving out. The whole situation escalated and I was served an eviction notice for 12 hours before my lease was up. I informed Missy, the landlord, that it was within my legal rights to decline the renovation, and that the eviction notice needed to be 5 weekdays in advance, not including the day it was served (meaning, the eviction notice wasn't valid). I also posted a complaint with the dept of consumer affairs, which seems to have done the trick. Moral of the story: if you rent here, make sure you read up on the eviction process so you don't get fooled.
Flexible lease, responsive management, pet-friendly, basement storage units, reasonable rent, great location next to Elver Park, nice tenants. I rented here for a few months while between selling my home and buying a new one. Everything in apartment in good working condition and clean. My loft had two large decks, one facing the front, the other facing the woods of Elver Park. Stairwells and halls are a bit beat-up but pretty much what I'd expect for this rent. Overall, a very good experience, positives far outweigh any negatives.
Best property management company in the area. Very professional, no nonsense, and quick to address any repair and maintenance issues at our apartment. They also worked with us throughout the move out process to make sure we got as much of our security deposit back as possible.
You could not choose a worse management company. If you want something done, be prepared to hound them to do it daily for at least two weeks. There are cockroaches and flooded apartments (that they do nothing to fix, not even to mitigate mold). The staff is unfriendly and unhelpful. There prices are outrageously high. Randall Park Rentals defines slum lord.
Overall it has been good. Maintenance does a great job! Fairly good, very good rates and helpful staff.

Hawthorne Building was sincerely the best experience I had living in the Madison area. It is in the absolute best location. It is the closest you can get to the UW-Madison campus, bars, coffee shops, libraries, grocery, salons, etc. I could literally walk to a bar without a coat on.. Haha. I lived in a large efficiency, and it was the largest yet most charming apartment I've seen for the price. It had hard wood floors, huge walk in closet, built in shelfs and dining table. Management is the sweetest, always giving holiday gifts, and always available. Never had a problem with maintenance or management, except one time where I locked myself out (my fault). And on site maintenance let me right in! Very flexible with subleasing, as I was transferred out of state for a job, and subleased my place within a day. The review below me couldn't be more inaccurate, as I can honestly say that I had absolutely NO sighting of bugs, rodents or any other crazy unwanted friends. Heat is also included, and I can say I was NEVER cold. If anything, the apartments were kept much warmer than the normal household..which I'd say is desirable and appreciated during the freezing winter months. My only advice is to apply and get on their list early, as I had slim pickings when I leased due to them going so fast. I really enjoyed my time with Hawthorne and had a lot of love for my place. I am so sad I had to graduate and leave early
