I lived here for 6 months and it was freaking the most horrible experience I have ever had. First of all I took over a lease at 2210 31st street and the girl I did not realize lived in a literal poop, mice, trash filled house. It took me 4 days of non stop cleaning to make this place livable again. I original thought all the bugs and mice were from the filth that this girl lived in but I found out it was because this house was littered with holes that the mice even had there own cavernous system throughout the inside and outside of the house to come and go as they please. I CONTACTING THE OFFICE 10 TIMES BEFORE GIVING UP AND TRYING TO SOLVE ON MY OWN. We once had a bug sprayer come and inspect it and tell us that he would tell the office and come back immediately to fix it. NEVER HEARD FROM THEM.I first bought humane traps to ride them of our house but after the first 20 mice I couldn't afford them any more and started to buy cheap sticky traps and ended up killing around 150 mice in total in 6 months,it hurt my soul but I didn't know what to do. They now sent 435$ to collection agency on me for literally no reason I paid everything and left that house 100x better than when I moved in. DONT TRUST MINNIX.

Lived at one of their properties for 3 years. When it came time to move, I gave them 28 days notice because the 30th day was on a weekend. They argued that I had to pay for another month. I refused and they turned me into Tenant Tracker (Collections). Now I owe for a month (that I didn't even use) PLUS a $500 collection fee. Oh, they kept my deposit too. CROOKS!!! Don't rent from them! You're better off staying at "Tent City."
I moved into my duplex and it was filthy and run down. The owner of Griggs made promises and statements that the staff would not hold to his word. They stated that he did not know the properties and the decisions are theirs not his. I was shocked. I will not EVER rent from them again when my lease is up. The ladies at the front office are RUDE and probably should take a training class on the Texas Renter Handbook and Law. I HATE this company with a passion.

We had the worst experience through Minnix. After two weeks of phone calls and no response, we were finally able to submit our application. Then they called to tell us the property had rented. When we had been trying to get the property all along...! Then 3 weeks later another agent from Minnix called to ask if we had been helped.?? Really over a month later?? Get your stuff together.
Bob and Marilyn have been so good to us over the past three years. I would highly recommend leasing with them whether you are a college student or a young professional.They always acted so quickly when we had a maintenance request; they are both very caring people,and they are very respectful of their tenant's privacy. We felt very comfortable asking Bob any questions we had about the house. Bob and Marilyn worked with us when we renewed our lease to accommodate a move out date that would work best for us since we knew we would be moving the following year. When it came time to move out, Bob was extremely respectful of our privacy and safety when showing the house to potential renters. He was in constant communication with us and worked to accommodate our schedule. When it came time to move out, our deposit was returned in full with no issues! Bob strives to provide quality service, and he excels at doing so by being available, caring, and dependable to his tenants.
If I could give 0 stars I would. I've rented from multiple property management companies in my lifetime and Griggs is BY FAR the worst. The office staff is rude and condescending. They do NOT take care of their properties - when I moved in the property was a disaster. I hired carpet cleaners and housekeepers to come in and clean it up. I hired someone to mow the jungle of a yard. When I moved out, the place was 100 times cleaner than it was when I moved in - yet they still kept part of my deposit including $35 for mowing the yard. I did have the yard mowed before I moved out...but apparently not up to their standards. Funny they say that since the year before when I moved in they apparently didn't have any standards. Stay away from them and find another company to rent from.
Minnix kept my application fee even though I canceled my application 3 HOURS after paying the fee. They are clearly in the business of nickel and diming their customers. I would work with 806 property management before Minnix.
I am currently a resident with Minnix Properties and I absolutely love them! Everyone is so nice and very professional! The customer service is awesome and they know what they are doing. I highly recommend them! LOVE IT!
Beware after getting the carpets professionally cleaned and yard fixed they found enough charges to justify keeping our 800$ deposit.
