Stay far, far away from ANY property that River City owns. The 1st complex I looked at & wanted, I was notified the day before I was to sign the lease, the “multiple, immediate vacancies” magically disappeared. Then, it was decided that they had another “ready to move in” apt @a different location. Um, I haven’t lived in an apt in very long time, but I’m pretty sure that “ready to move in” should include a toilet seat, blinds, locks to all windows in working condition, etc. What it shouldn’t include are: broken closets (there no pins to place back into the track) a leaking toilet that’s been caulked 100x vs replacing the wax ring, a bathtub that’s as yellow as the teeth of an 80-yo who smokes a carton a day, no drain plug or shower rod to go w/ the musty smell. Three days after signing my lease, the gas services turned on. As soon as the tech left I drove straight to the manager’s office, inform him gas is turned on. I was told that he’d have someone go light the pilot light to the hot water heater (this was a Tuesday). Now, during this time, I wasn’t staying there d/t the cold AND.......not one item on the list I provided @ the time I signed the lease had been fixed!! I returned later that week on Saturday thinking I’d have hot water. Right? I mean I told the manager 4 days prior I had gas, to please have the pilot light lit. Do I have hot water? HELL NO 😡🤬 As a matter of fact, it was very obvious that no one had attempted to light it over 4 day span. I call emergency maintenance who came out 4x over the weekend trying to get fix it. I ask nicely to please escalate the issue first thing Monday morning. Monday morning a different maintenance guy shows up. He “fixed” it -a whopping 24 hrs & that’s questionable given I didn’t run the water every hour. It’s Tuesday evening, I have NO hot water. I call emergency maintenance 3x w/ no call back. In a week’s time, I have yet to be able to take a shower in my apt!! Oh, btw the multiple items still aren’t fixed
Terrible. Oven was filthy, walls were dirty, tub had mode, holes in walls, broken mirror on wall and infested with roaches.

Rudest people in real estate here in Louisville KY. Lived adjacent to his properties for almost two decades and they care not about their neighbors. Called yesterday and was polite and the lady hung up on me. VERY RUDE COMPANY CULTURE. STAY AWAY.
Mr. Fox has been fantastic since he took over the company. We love him here and we are all glad he owns the building.
I cant even go into all the horribleness of BMG. They have the nerve to raise rent every year even though you pay ontime, but they refuse to fix anything. Thee property owners who contract with broadway managment are just as bad. They know their properties such and wont work up to money to make things right. We can not wait to get out of our lease and move. At one point both toilets, bath tub and kitchen sink were clogged thanks to ongoing plumbing issues that were reported and never fixed. and our family went without a bath in our home for 2 months. Maintence comes into our home without notice. The only true way to get them to fix stuff is to call the health dept on them. We had to do this, then they retaliated by asking us to pay $500 more on the security deposit! My porch had steps missing for months, the front door wouldnt lock, cant use a blow dryer due to electrical issues, went without heat from feb to nov (depended on using out stove for heat...we have 3 small kids and im pregnant! and the list goes on and on). We are rushing to get our credit where it needs to be to own our our home the reviews are right all they care about is money. Dont rent from them if u can help it.
As I'm renting from one of their properties in Louisville Ky..(Shivley Apartments)..For one we have no official landlord..The two unprofessional girls they have working the office is rude ass hell..& One lives out here & worka in the office..I think she might have a personal vendetta against me or something because I keep getting harrassing notes on my door every week talking bout somethings that ain't true..I'm jus sick of these unprofessional ass ppl I can wait to get away..All yeah the mantaince man is a falling out drunk!! Done seen it with my own two eyes..

Will never accurately inform you of any account issues until they begin filing eviction papers as well as horrible Maintainence response time. They never value tenant over income.
