I have tried all afternoon to get in touch with someone to explain why they kept so much of my deposit and can not get anyone to return my calls. Partridge Meadows manager was too rude to deal with again so I figured I would try main office. This is not working either. Next step BBB. Stay Away from this place. Gave me one list of charges and went by another for move out. Charged to remove Dish and it is still on the deck.
DO NOT even consider any apartment complex managed by this company in Louisville, KY. Their property managers, district managers and all the staff are extremely unprofessional, disrespectful and low people with no class. Make your research before you pick a place to live. Horrible horrible management in the apartment rental offices.
DON'T LIVE AT PHOENIX PLACE!!!
Looking at reviews, it looks like any apartment complex managed by Brown Capital is horrible so anyone moving to Louisville, KY don't live at Phoenix Place or any other apartments managed by Brown Capital LTD. Look at other reviews on other websites & you will see these are horrible places to live. You can't trust the management, maintenance team or anyone at these apartments. They play dirty & will screw you over. Plus you don't want to live next door to housing for only Section 8 people. The streets are always nasty & the bums, druggies, alcoholics, thugs, etc. are always walking on the streets right by your doors yelling at each other & causing problems. This is not a safe area even though Phoenix Place claims it is & has police officers patrolling but I haven't seen them. There's plenty of break-ins around the area & people setting resident's cars & dumpsters on fire. Phoenix Place might be near the medical schools & other places but it's not worth the loud noises, bums on the street, crime, and dealing with the horrible management in the offices.

I recommend Hillview Woods Apt to a fellow employee. He called and scheduled an appointment to rent an apartment on May 5, 2012. Upon arrival, the office was closed without notice. No notification was sent to the potential client despite having the contact information.
I am a long term resident of Hillview Woods and wood rate the current management staff as uncaring, short and lack of interest in the tenents.
I would not recommend any of our other relocation employees to rent from Hillview Woods appartments.
PLEASE DO NOT RENT AT PARTRIDGE MEADOWS UNLESS THEY CHANGE THE PEOPLE AT THE OFFICE TO SOME FRIENDLY AND WELCOMING RENTAL AGENTS SPECIALY IF A CERTAIN VALERIE STILL WORKS THERE .
THEY WILL NOT COME TO THE FRONT AND CHECK WHO ENTERED THE OFFICE THEY WILL WAIT FOR YOU TO COME ALL THE WAY TO THEIR DESK AND WILL NOT GREET YOU AT ALL. I HAD ALL KIND OF ISSUES WITH THEM EVEN CALL THE CORPORATE TO HAVE THE ISSUES SOLVED BUT NOTHING AND NOW AGAIN THE WEEKEND MY AC IS OUT AND IT IS 85 DEGREES IN THE APT AND THE OFFICE # DOES NOT HAVE A ANSWER MACHINE TO GIVE YOU THE EMERGENCY MAINTENANCE # USUALLY IT DOES BUT NOT TODAY SO I DID MY BEST AND WENT TO THE POOL AND ASKED THE POOL GUY VALERIE'S # SO SHE CAN GIVE ME THE EMERGENCY # OR EVEN CALL THEM BECAUSE I HAVE YOUNG KIDS AT HOME AND IT IS VERY HOT INSIDE HOTTER THAN OUTSIDE BUT MISS VALERIE FEELS SO IMPORTANT AND CONCERN ABOUT HOW I GOT HER # INSTEAD OF HELPING ME EVEN AFTER I HAVE TOLD HER THAT THE OFFICE # RINGS NO STOP AND SEND YOU TO THE FAX MACHINE BUT THAT SEEMS TO BE THE LEAST OF HER PROBLEM BUT I KNOW IF HERS WAS OUT THE MAINTENANCE WILL BE THERE WITHIN THE HOUR

The apartment management at Hillview Woods Apartments is totally disgusting. Our experience was that they are incompetent, lazy, and treat their customers like garbage. But then again, they allow all kinds of potheads to inhabit their apartments. From having leaky windows that never get fixed to having two broken locks on a back window that were never fixed, it was a bad experience. Yet we were able to pay then rent every time and on time for every month. The property manager at Hillview Woods named Michelle needs to be replaced. Same goes for her assistant.
Stay away from this place, they will keep your deposit even if you keep things clean and relatively spotless. Arrogance seems to be a major problem with this company especially in Hillview Woods. From forcing out a pregnant woman at 8 months to letting a known druggie live next door to not getting anything fixed its a bad thing. Not to mention they pretty much rented to anyone that was a redneck or low life. People jamming on their gas pedals with their rusted out cars, gun shots in the complex, and the police constantly cruising the area. Stay away. There are better deals and apartments in Louisville and better management companies. This isn't one of them.
Another thing is that don't expect to get any respect from management in the office. They aren't interested in your business and they lie as well. They can't be trusted

I have lived in Boulder Creek for over a year now. I absolutely love it here. The entire staff is courteous and efficient and the owners themselves are wonderful. Whenever I have an issue, they staff is quick to correct it (ie. my dishwasher broke and as soon as it was deemed unfixable, it was replaced the next day). The entire complex is kept in great shape. Inside and out. My apartment is huge and very reasonably priced. Unlike my previous residence, I feel safe and at home here.
The only drawback is that sometimes parking is scarce, but that happens at most complexes. For those saying that noise is an issue..... that has nothing to do with the people running the complex. If your neighbors are loud then call the police. The staff cannot do anything about it. I've asked. I have not had any of the other issues that people seem to be fabricating about this place. Brown and Noltemeyer know what they are doing and so do their employees. My family loves it here and we recommend it to everyone!

I just took my Mother to see the Cedar Springs Apartments as she is moving from another city to Louisville. The outside looks nice and so does the clubhouse. But the model they showed us was cheap and junky. Cheap cabinets, cheap flooring, closet racks falling down, and only one overhead light in the entire apartment. The apartment manager acted as though we were nothing but an interruption and was very rude to us. We inquired about changing the dining area overhead light (which was cheap) and replacing it with one my Mom has. Other apartment complexes said they would have their maintenance people do that for us. This manager said no because it was against the fire code. That was complete bull. Other complexes in the Fern Creek area did not tell us that. Then she said ""regardless of the fire code, its against our lease."" I told her that she lied to me. If it is not allowed in the lease, that's fine. But don't try to hide behind a fire code. Her attitude was mean and gruff. I told her to forget about it. I wouldn't put my Mother is such a dump!

While living at Boulder Creek apartments in J-Town I experienced the most unbeleivable, unprofessional service!! I lived with mold, Crumbling dry wall, cracked floors, etc etc. While living there my apartment was uninhabitable for months at a time. There excuse was that they were trying to find new contractors. Unacceptable!!!! They left me in an apartment whose fire wall was leaking and causing mold to grow all the entire length of the fire wall. While they were "" waiting to hire a new contractor"" I could not sleep in my bedroom for a month and a half. But hey the maintenance man got new windows for his apartment. I would not recommend anyone to live here. Its not worth the rent they ask for.

I signed my lease on 8/3/07 and wanted to move on 7/31/08. Now they inform me that the month of Aug. doesn't count towards that 12 month lease because I signed it on the 3rd of Aug. I have to wait until 31st of Aug. Give me a break. I was going to move to another complex that they manage, but now, no way! They must be hard up for my $455, a month's rent. Everything the other reviews say is true. The devonshire is a bad place to live. I will never do buisness with brown/noltemeyer again. The management women all have attitude and treat the renters like ____! All they care about is getting into your pockets. If you do rent from this co. and pay a deposit, consider it gone! They will find some reason to keep it! Don't rent from any of these properties if u want to keep your sanity! I want to thank the women at the office for not letting me make the same mistake twice, GOOD JOB ladies, and I say "" ladies"" sparingly!

How do you know if a person(s) will be loud, disruptive, or a bad tenant. Then directed to live in an area of town that is not suitable, decent to live in.

I have lived in one of their appartment complexes and would tell no one to ever live here again. It is dirty, won't fix anything that is wrong witht he appartments, allow big party and noise to continue all night with out asking them to stop. This is the worse place I have ever seen and would never live in a place like this again. I would tell people to find some place else to live that cares about their customes who pay their bills. With appartments like this I would rather live downtown, especially since this east end appartment is worse then any I have ever seen downtown. NEVER RENT FROM THIS COMPANY.

Pros: Lots of Space, Great Neighborhood (Cresent Hill, Clifton)
Cons: Parking stinks; it usually takes them several times to fix something and often they don't clean up or put things back where they go; AUTOMATIC 1-YEAR LEASE EVERY YEAR which makes it darn near impossible to move out without paying a large penalty even when buying a homeRENTERS BEWARE OF THIS UNSAVORY TACTIC TO TAKE YOUR MONEY!!!; rude office managers; centipede problem that they say they can do nothing about (but you can bet that you pay for that exterminator that comes every month!); very lax about maintaining yard clean-up especially in the fall with all the leaves (especially if you live in a ground floor apartment like I did), lots of water related problems: structural leaks (due to no/bad flashing on exterior) and lots of pipe issues; it wasn't as bad this year, but the pool in the summer often has lifeguards that don't bother to show up (therefore you can't swim or even sit by the pool (but you better believe you pay for the honor of having that pool); These morons wallpaper the bathrooms (and kitchens) and then provide the smallest exhaust fans in the world (that they simply paint over when 'fixing' up an apartment for new tenants lessening the suction even more)...can you say mold and nasty peeling wallpaper? I guess since hot water is hard to come by at peak times, they don't think steam is an issue; units are extremely drafty and not well insulated or energy efficient. Money grubbing company with not a shred of decency from the office managers on up. Since when did owning a business proclude you from being human? These people are robots, the lot of them. Wouldn't do business with them of any kind if THEY PAID ME.
