In their home report a false statement was made about an active leak on a water pipe coming into the home.. Myself and others closely examined the area and there was no sign of an active water leak from the pipe coming into the home.I sent a message via their website about the false statement and then several days later after I still hadn't heard from them I called and left a message with the receptionist for the owner to call me and days later I still haven't heard from them. Not good business practice.
So used this WIN home inspection.When Mr.Barry Dryer came out.He seem like he was doing a good job.The inspection took over four hours and we followed him around the house.At the start we should up 10 min late he said he had already been on the roof and the roof look fine look new and he didn't find any problems with it.Three months later we had a big rain storm and found out that the roof over the guess bathroom is leaking,So we had a roof company come out.The roof guy told us that the roof was done wrong that who ever did the roof job didn't do it right and it was causing the leak and that the roof was in bad shape and we need a new one soon.The roof company found the leak and showed me the water damaged on my roof in a few mins.The leak is fix on that part of the house but not I need a new roof and the warranty company wont cover human error.If Barry had told us how bad the roof was we would have never bought the house.I would suggest not using Win Home Inspection it will cost you.
Mr. English inspected my house. He "inspected" the thirty foot high chimney cap from the ground and had the nerve to want it repaired withput actually seeing it. He disn't know that a loop in the drain line of a dishwasher serves as an air gap. He requested tuck pointing of hairline cracks in mortar even though tuck pointed is for missing mortar. He damaged the crawlspace entry and did not repair it. He alao did not replace the molding around the crawlspace entry. Opting instead to simply throw it into the crawlspace.
They missed several large issues. For instance, two outlets in the office did not work. Also, the A/C does not cool below 80 degrees and runs 75% of the time, resulting in huge energy bills. There is a hole in a pipe leading to the washer that was covered in duct tape at the time of inspection. This eventually came loose and flooded my basement while the washer was running. None of this was noted in the report. The inspector was rude and told me to leave during the inspection. I had every right to be there. I have worked in real estate for several years, and have never heard of such a thing. I called to see what could be done and they refuse to call me back.
My fiance and I had the pleasure of meeting Mary Anne May 2015. She was very professional and made sure we knew what was going on. She did a thorough inspection and made sure she covered all her bases. She walked through the home with us (strongly suggest you be there for inspection to be aware of what's going on), took plenty of photos for her report and patiently answered any questions we had. She was a definite help in giving us the info we needed about the home we were planning on purchasing. As a first time home buyer we knew nothing about what to look for in the way of problems but Mary Anne pointed out all concerns of the home and we were able to use her information in order to negotiate with the seller on fixes they needed to have made before we considered closing on the property. Without Mary Anne's expertise we would have surely spent more money than necessary on the home. Thanks Mary Anne! Folks, you can't go wrong with her.
Bob English was amazing! He was very thorough and professional. He found roof issues that had been fixed temporarily but would have issues in the future. He identified various items on the subject structure that either required maintenance now or requiredperiodic maintenance in the normal course of ownership. Finally, his secretary was perhaps the nicest person I have ever had the pleasure of speaking to. Thanks Bob!
Mary Ann did a fantastic job with our inspection, she was very thorough. She arrived a little before the allotted time of our inspection and had already started inspecting the exterior of the house when we arrived. Throughout the inspection she guided us through the things she came across and made sure we understood any problems and what should be done to fix them. She was professional and reassuring about the things she discovered and made the process informative and low-stress for us. She also gave great advice about different kinds of maintenance that we should keep up with to make sure this could be a home we would enjoy living in for years to come.
