I lived in one of their apartments for a year and it was the worst renting experience I've ever dealt with. I moved in December and the heat did not work - not only did they say they would not be fixing the heat, they gave me a lot of space heaters and refused to help pay the insanely high electric bill. Then when summer rolled around, I also had NO air conditioning and it was like 100+ degrees. They fixed the a/c in SEPTEMBER and knocked huge holes in the walls that they then did not fix for another six weeks and they only fixed it when I threatened to withhold my rent, which I had to do. The landlord, Lisa, is very unprofessional and would not answer my questions when I had to move out. They refused to provide my damage list and only wanted things done on her schedule, even though I clearly have a full time job. I gave them 30 days to give me my deposit back IN FULL and did not hear a word until I went there on day 32. They told me that my file was suspiciously "missing" and that the accountant was out and I would not get my deposit back for several days. They have 30 days and that's it. After bothering them, because I left that apartment SPOTLESS (it was NOT clean when I moved in) they finally gave me my deposit but I will NEVER do business with them again. That apartment was beautiful, but the business truly made it unbearable to live there. So happy I got out.

I did like the grounds......Spacious and well kept. Neighbors were very nice and complex was generally quiet. However I had MANY maintenance issues..I had to call about my broken AC/Furnace 8 to 10 times. After many attempts of "duct tape style" fixing, they finally had to replace it completely..... after 8 months of suffering. But even worse, was my tub back up. They blamed it on bad faucets and other excuses. I had to clean my tub each day BEFORE taking a shower due to "stuff" inside the tub which seem to appear out of no where. I complained throughout the year. Then, on the day before I moved, I found the problem and videotaped it. Sewage etc was coming up out of the tub drain. I later discovered from a previous tenant that she had the same problem.... only worse. They had told me that the only way to determine the problem would be to tear up the tub and floor. They were unwilling to do so. Therefore, I had to live in disgusting conditions at a high rent.
Mr. Mcfadden cheated my poor friend of her escrow. This behavior is totally despicable. If not criminal the ethical behavior displayed was horrible. She is moving from Florida so was totally vulnerable to a real estate predator. She told him she did not want to accept "As is". She even paid for a home inspection which should tell you right there she was not buying this "As is". Regardless, of her oral direction, he puts the "As is" in the contract and she signed without seeing this with too much expectation her buyer's agent was reputable.So, the seller is given her escrow without her ever seeing the house. She has only weeks removed from losing her Mother, trying to run her business plus move out of state and this is done to her!
They will constantly promise you they're going to take care of maintenance issues and constantly fail to do so. The person who usually answers the phone at their office is usually rude and unhelpful and acts like you're asking a huge favor if you expect them to do their job. Whether you're a property owner or renter, save yourself a lot of trouble and avoid them.
They don't communicate except through their attorneys and only after you have accumulated months of missed payments. That's not a problem if you know who to send payments to, but new home owners don't seem to get notified until several months after moving in.
Do NOT even think about living here. When you visit, they show you a very nice looking apartment when in reality, the actual apartments are falling apart. There are giant cracks in our walls from the foundation shifting & their way of fixing it is to just plaster over it until it cracks again. Along with that, the doors are hung crooked so that there are gaps at the top .Because of this, rain, wind, snow etc all gets in.They overcharge on electricity every month and won't give you a breakdown.. The wifi is out every other day &they take days to fix it. The general atmosphere is also very unsafe. Every week I see cop cars & there are constant parties/weed during weekdays. My car was totaled after being hit while parked here overnight & the management was extremely unhelpful with it. People here are extremely inconsiderate when it comes to other peoples' property and swing their car doors into your car. I do not feel safe here and will definitely not be returning any time in the future.
his was the worst rental experience that I've had. The lack of professionalism from each employee, from the front desk workers, to Melinda, the owner, is ridiculous. The lack of timely repairs was absurd, and the lies that we had to wade through were uncalled for. We have moved frequently because of my husband's job and have had many wonderful rental experiences and have been excellent tenants, as proven by the feedback from our landlords, however this was a nightmare.We read negative reviews on google before renting, and because of that, we almost withdrew our application, but because we liked the property, we decided to chance it. Be clear: while the property was nice (because the owners handed it over to PP in good condition), the rental experience was miserable. Do not be fooled by a nice property--PP has not gotten their hands on it yet.Before we even rented, Lana lied to us about the cost of the property and raised it $25 per month after we had put down a deposit. The key that PP made for themselves didn't work, so for two years, we had to meet maintenance crews at the house for work. They said they would come get a key from us to make a copy, but never did. When they needed a key to get into the house to show it, they threatened to change the locks and lock us out of the house. Each time we needed a repair, we called on average 3 times before anything was done--and we waited weeks in between calling.We called about an HVAC issue months before anyone came out to fix it, and when they finally did, the issue was not resolved, and they refused to send more work crews out because we were getting ready to move out.We waited five months for one maintenance issue to be resolved, and each time I called I heard about how overwhelmed they were with maintenance. Once, the front desk worker yelled at me that since the issue wasn't an emergency, we were just going to have to be patient (5 months?). No one, from Molly, to Marcia, to Melinda can manage to speak to anyone on the phone with any sort of professionalism.Upon move-out, we did not receive an inspection report until we requested one. When we questioned charges, Melinda told us various stories until I uncovered each of them as a lie. None of the repairs were made that she originally said were made. She lied about making contact with the owner of the property, the buyer of the property, and several maintenance crews--so they amount she charged was completely arbitrary and did not match up with the costs of any repairs that she claimed were necessary according to the professionals that I spoke with (and that she claimed to have spoken with).The bottom line is that clearly, PP pleases property owners, but not renters--if you are a renter, you are at their mercy, and they have no inclination to treat you with any sort of respect or professionalism. Look elsewhere for your rental needs.
Boy if I knew then what I know now...Lynne Dunn, the property manager, is a disgrace and should be fired and sued in court. Within our first month of living on Hagerman she was in breach of the lease agreement. If we could have found another apartment in a timely fashion we would have moved. Unfortunately, I was naive and willing to give her the benefit of doubt as she was nice upon our first meeting. Shame on me. Lynne consistently violates the Kentucky Landlord and Tenant Act by barging into the units or authorizing her maintenance team to do so without proper notice. Tenants have the right to receive reasonable notice before anyone enters the unit. You also must consent to the date and time of them entering, within reason. I STRONGLY SUGGEST THAT YOU DO NOT RENT FROM THIS COMPANY. If you do, make sure that you receive and agree/sign the move in damage list. Kentucky requires landlords to give new tenants a written statement on the condition of the rental unit at move-in time. Most of these rentals that she is in charge of are all old homes that do have damage. Retain that original copy and also the damage list that you are entitled to upon the final move out walk through. You cannot be held liable for previous damage to the dwelling, which Lynn will attempt to do if you are not vigilant in keeping these forms. Most of the unethical things Lynne Dunn has been able to get away with is due to the fact that she is renting to college age students that do not know their rights as tenants. The security deposit, that she will attempt to keep, MUST be held in a separate escrow account and returned to you IF there is no damages, beyond normal wear and tear, to the dwelling (caused during your occupancy) listed on the move out damage list. IF a move out damage list was not completed or signed by you and her, because of her negligence which is not uncommon, you are entitled to your deposit within 30-60 days of requesting it. If she refuses you can sue her for the deposit and legal costs in court. The security deposit is for damages, not for fees or pet rent or any other reason that she will tell you. She cannot, by law, keep your security deposit for any other reason unless written and agreed to in the lease so be sure you read it! With the growth Lexington is experiencing there are tons of places to rent from that treat their tenants respectfully, as they deserve to be treated, and follow the law...unlike Lynne Dunn!
THE WORST!! NEVER NEVER live in one of there properties. They make money off taking advantage of college students. We payed our rent on time every month and yet they refused to write us a deposit-able return deposit check (this is still happening 4 months after we moved out). We had to go 2 weeks without hot water in the winter and our pipes burst because they ran them on the outside of the house. Their about doing the minimum for maximum profit. I wish someone would of let us in on this before choosing them. DO NOT make the same mistake. If I could give it no stars that would not even be low enough.
