Maggard has been a highly disappointing management company. We have had the following poor experiences with them:1) Pests. We had two aggressive ant colonies upon move-in, and Maggard refused to do anything even after two phone calls and several emails. When we were house-hunting, every other property manager said that they would take care of pests for the first week or two, but Maggard made us expend our own resources for a pre-existing problem.2) Oven racks. When we moved in, the oven racks were missing, rendering the oven temporarily inoperable. We noted this on the move-in sheet, but Maggard did nothing. It took several months and speaking to the owner for us to eventually locate the racks.3) Dogs. When the property was listed on Trulia, the listing said it allowing pets. When we went to our showing, the agent confirmed that dogs were okay. Before I signed the lease, I called and once again to confirm what the pet policy was. Three months later, we actually go to get a dog and are told, "sorry, no pets allowed." It took a call to the owner (again) to get the situation straightened out.4) Exorbitant fees. Every time we call for maintenance, they just pass the cost off to the owner. There was an old swing set in the backyard that we wanted removed. They came, moved it 10 feet TO THE TRASH (the owner wanted it donated somewhere) and charged $120.5) Generic leases. Maggard manages about 200 properties, and it appears that they use the same generic lease for each. For instance, one of the clauses stated that they would provide trash and recycling bins for the property. When I asked about that, they said no, that property didn't actually come with trash bins and that clause in the lease only applied to some of the properties. However, they didn't alter the lease in any way and still had me sign it as-is. Conversely, when the generic language of the lease suits them (e.g., see the above pet clause), they're move than happy to enforce it.
I did like the grounds......Spacious and well kept. Neighbors were very nice and complex was generally quiet. However I had MANY maintenance issues..I had to call about my broken AC/Furnace 8 to 10 times. After many attempts of "duct tape style" fixing, they finally had to replace it completely..... after 8 months of suffering. But even worse, was my tub back up. They blamed it on bad faucets and other excuses. I had to clean my tub each day BEFORE taking a shower due to "stuff" inside the tub which seem to appear out of no where. I complained throughout the year. Then, on the day before I moved, I found the problem and videotaped it. Sewage etc was coming up out of the tub drain. I later discovered from a previous tenant that she had the same problem.... only worse. They had told me that the only way to determine the problem would be to tear up the tub and floor. They were unwilling to do so. Therefore, I had to live in disgusting conditions at a high rent.
They will constantly promise you they're going to take care of maintenance issues and constantly fail to do so. The person who usually answers the phone at their office is usually rude and unhelpful and acts like you're asking a huge favor if you expect them to do their job. Whether you're a property owner or renter, save yourself a lot of trouble and avoid them.
They don't communicate except through their attorneys and only after you have accumulated months of missed payments. That's not a problem if you know who to send payments to, but new home owners don't seem to get notified until several months after moving in.
Do NOT even think about living here. When you visit, they show you a very nice looking apartment when in reality, the actual apartments are falling apart. There are giant cracks in our walls from the foundation shifting & their way of fixing it is to just plaster over it until it cracks again. Along with that, the doors are hung crooked so that there are gaps at the top .Because of this, rain, wind, snow etc all gets in.They overcharge on electricity every month and won't give you a breakdown.. The wifi is out every other day &they take days to fix it. The general atmosphere is also very unsafe. Every week I see cop cars & there are constant parties/weed during weekdays. My car was totaled after being hit while parked here overnight & the management was extremely unhelpful with it. People here are extremely inconsiderate when it comes to other peoples' property and swing their car doors into your car. I do not feel safe here and will definitely not be returning any time in the future.
his was the worst rental experience that I've had. The lack of professionalism from each employee, from the front desk workers, to Melinda, the owner, is ridiculous. The lack of timely repairs was absurd, and the lies that we had to wade through were uncalled for. We have moved frequently because of my husband's job and have had many wonderful rental experiences and have been excellent tenants, as proven by the feedback from our landlords, however this was a nightmare.We read negative reviews on google before renting, and because of that, we almost withdrew our application, but because we liked the property, we decided to chance it. Be clear: while the property was nice (because the owners handed it over to PP in good condition), the rental experience was miserable. Do not be fooled by a nice property--PP has not gotten their hands on it yet.Before we even rented, Lana lied to us about the cost of the property and raised it $25 per month after we had put down a deposit. The key that PP made for themselves didn't work, so for two years, we had to meet maintenance crews at the house for work. They said they would come get a key from us to make a copy, but never did. When they needed a key to get into the house to show it, they threatened to change the locks and lock us out of the house. Each time we needed a repair, we called on average 3 times before anything was done--and we waited weeks in between calling.We called about an HVAC issue months before anyone came out to fix it, and when they finally did, the issue was not resolved, and they refused to send more work crews out because we were getting ready to move out.We waited five months for one maintenance issue to be resolved, and each time I called I heard about how overwhelmed they were with maintenance. Once, the front desk worker yelled at me that since the issue wasn't an emergency, we were just going to have to be patient (5 months?). No one, from Molly, to Marcia, to Melinda can manage to speak to anyone on the phone with any sort of professionalism.Upon move-out, we did not receive an inspection report until we requested one. When we questioned charges, Melinda told us various stories until I uncovered each of them as a lie. None of the repairs were made that she originally said were made. She lied about making contact with the owner of the property, the buyer of the property, and several maintenance crews--so they amount she charged was completely arbitrary and did not match up with the costs of any repairs that she claimed were necessary according to the professionals that I spoke with (and that she claimed to have spoken with).The bottom line is that clearly, PP pleases property owners, but not renters--if you are a renter, you are at their mercy, and they have no inclination to treat you with any sort of respect or professionalism. Look elsewhere for your rental needs.
THE WORST!! NEVER NEVER live in one of there properties. They make money off taking advantage of college students. We payed our rent on time every month and yet they refused to write us a deposit-able return deposit check (this is still happening 4 months after we moved out). We had to go 2 weeks without hot water in the winter and our pipes burst because they ran them on the outside of the house. Their about doing the minimum for maximum profit. I wish someone would of let us in on this before choosing them. DO NOT make the same mistake. If I could give it no stars that would not even be low enough.
I had a good experience living in Wassmer Studios this past year. The apartment has a good amount of space and nice kitchen. The location is close to anywhere you need to be if you go to UK. The electric bill can run a bit high in the winter, but isn't too terrible as other utilities are covered. Overall I would recommend Wassmer studios for its fair price and convenience.
DO NOT rent from Bill Wassmer! He will take your money and you will be so unhappy the whole time. Also, beware of the good reviews on this site. In order to get your security deposit back the same day he is having people write good reviews for him, print them out and give them to him - I know this because that I how I got my deposit back. I have delete my overly fake and sarcastic good review and here is what I really think:I lived in these apartments and it was horrible. When I signed the lease I was desperate but I think that living in my car would have been better than living here. When I moved into the 2 bedroom apartment there were just 2 random squatters that somehow had keys to the apartment and were living there. It took me a month to get them out.The apartment was disgusting when I moved in, as if it had never been cleaned and I made requests to fix the things that were broken (the bathtub had holes in it and was cracked down the middle, fire alarm hung off the ceiling and didn't work, our air filter in the AC unit hadn't been changed in at least a year and we were missing electrical socket covers which is against housing code).I submitted multiple maintenance requests until I realized their website request form doesn't work. When I called I got into a screaming match with the workers and they never fixed anything, which happened more than once and as I read other reviews I see that other people are saying the same thing. Horrible. They will not fix anything ever! The ceiling in my bedroom was leaking and they told me to just put a bucket under it. When I moved out it still hadn't been fixed and the ceiling looks like it is about to collapse.
I had an overall great experience with my apartment in Wassmer studios. The appliances were all new and worked well with no problems. The apartment was clean and the location was nice (15-20 minutes walking to campus/downtown, beautiful neighborhood). I did have some maintenance issues come up and found that I needed to call the office in addition to filling out their online maintenance form, but I received service within a day or two of calling. The landlord himself is very matter of fact during conversations (I've seen some reviews saying that he's been rude but I've taken it as him wanting to cut through B.S. and just get requests taken care of), but was helpful for me when I needed to cancel a third year's lease and did not give me any difficulty about getting back my deposit. This is not the cheapest apartment in lexington, but it is low hassle and a good location. Very worth it.
