        How can you find healthy food options at a restaurant?

        There are many ways to find and select healthy food options at restaurants. Many menus will clearly identify healthier options, but most are going to be common-sense decisions. Avoid heavy, fatty, fried, or sugary foods, and maybe ask for creamy sauces and salad dressings to be served on the side. Lighter foods, like salads or vegetable dishes, are typically healthy options (depending on what is in them). Talk to your server for healthy options on or off the menu.

        Do all restaurants offer specialty food options, like vegan and gluten free?

        No, all restaurants do not offer specialty food options. However, as people become more health conscious, many restaurants adapt their menu to accommodate more requests and healthier choices, like gluten-free, dairy-free, and vegan options. No place is required to have those options; it’s really a business decision on the restaurant’s part. Know your options before going in to ensure you have the best possible selection and experience.

        Is it generally acceptable to make substitutions when ordering?

        This is always a tricky situation. Yes, you can usually make substitutions (unless noted otherwise), within reason. If you have food allergies, talk to your server to get clarity on safe menu items, but don’t be that person that takes 20 minutes to order with 50 questions. Want mashed potatoes instead of salad? No sauce or extra sauce? Need gluten-free options? Of course these are reasonable requests, so make those within reason. Some restaurants will accommodate off-menu items, so ask about those, too.

        How to select the right restaurant to fit the occasion

        To select the right restaurant for your event , start with the occasion and number of guests and a budget. Having 25 guests will eliminate some places right away, while others might even have party rooms available. Or are you looking for a quiet romantic spot to propose (or break up!)? That will eliminate places geared toward kids and families. You can find any and all options by going online. Make sure to plan as far ahead as possible so you can get a reservation. Some places can be very hard to get into, especially if you have a large party or need special accommodations.

        How should you make a wine selection?

        You can ask your server or sommelier (the staff wine expert) for recommendations.  If you want to be fancy, and who doesn’t, you can pair your wine with your meal. Traditionally, lighter wines like roses or chardonnays pair with lighter fare, like fish or vegetable dishes; and darker reds, like cabernet or merlot, pair with heavier dishes like steaks or chops. The truth is that the right wine for you or your meal is the one you like best. Just don’t put ice in your wine glass, that’s just not cool.

        What is the proper amount to tip a server at a restaurant?

        Traditionally, in the United States, it has been customary to tip 15 percent for good service and 20 percent  for really good service. Of course if the service is awful, you have the option of leaving nothing at all. At most restaurants, tipping is not part of your dining obligation and, therefore, you are free to tip whatever amount you like. Some restaurants factor the tip into the actual bill, especially if you have a large party. Tipping isn’t typically done in many other countries, so know the local customs.

        What are the benefits of hiring a property management company?

        Some of the  key benefits of hiring a property management company include:

        • Better tenants: The best property management companies are skilled at tenant screening. This can help you attract a higher caliber of tenants to your building. Effective tenant screening can bring in tenants who are more likely to pay their rent in a timely fashion, and who are more likely to remain long-term residents of the building. Screening can also provide you with tenants who are less likely to damage the rental property.
        • Shorter vacancy cycles: If a tenant moves out, it can take awhile to find a qualified replacement. It's in your best interest to keep this vacancy cycle as short as possible, since you won't be earning any money from an empty unit. Skilled property managers can handle the process of finding a replacement tenant quickly and effectively. This results in shorter vacancy cycles.
        • Freedom from the day-to-day responsibilities associated with property management: If you manage a property yourself, you'll have to deal with things like rent collection, tenant complaints, and maintenance and repair issues. These responsibilities can be bothersome and time-consuming. Hiring a property management company will help you avoid having to deal with these tasks on a daily basis.
        • Reduced tenant turnover. Tenant turnover can impact the profitability of a rental unit. The best property management companies know how to keep their tenants happy, and happy tenants are a lot less likely to move out of the building and a lot more likely to take reasonable rent increases in stride.

        How to find a property manager?

        Use the following steps to find and hire a property manager:

        1. Get referrals, or conduct an online search: Start by getting referrals from sources you trust. Be sure to get referrals from multiple sources to avoid bias. You can also conduct an online search to find property management companies that are based in your area.
        2. Check for ratings, reviews, and complaints: Once you're built a list of candidates, check with the Better Business Bureau to see if complaints have been lodged against any of the companies. It's also wise to visit third-party review sites to see what types of ratings and reviews each company has received.
        3. Look at each company's current work. After weeding out those companies with credible complaints and poor reviews, look at the current work of the companies that remain on your list. Evaluate the ads posted by these companies; you'll want to work with a company whose ads project professionalism. Visit buildings managed by these companies, and speak with the tenants. The best property management companies have tenants who are happy with the services they provide.
        4. Conduct interviews with the top candidates: Next, conduct interviews with the property managers who remain on your list. Look for a company with staff members who are responsive to your questions and open to hearing about your priorities and concerns.
        5. Check licensing: At this point, you should have a favorite or two. Before signing on the dotted line, verify that the company is licensed to manage property in your state. In most states, a real estate broker license is required, while a few states require a property management license.
        6. Carefully review the agreement: Once you've been presented with a property management agreement from the company you've chosen, check to make sure it explicitly includes all the duties and responsibilities you'd like the property management company to handle.

        Does property management require a license?

        In most states, property management requires a real estate broker license. To obtain this license, you need to have a high school diploma or its equivalent, along with at least two or three  years of real estate experience. Classes in real estate education are required, as well as passing a real estate broker's exam. In a handful of states, a specific property management license is required before someone can legally manage property. This license is required in Montana, Oregon, South Carolina, and South Dakota.

        How much do property management companies charge?

        The rates charged by property management companies vary depending on the services provided, and location may also impact the fees charged. Most property management companies charge a rate that totals 8 percent to 12 percent of the property's rental value. Others might charge a flat fee that has nothing to do with rental value, and instead relates to the range of services provided. Property management companies might charge an extra fee for services such as tenant placement and eviction.

        I was finally able to go into Sandy's Monday night and sit down for a couple beers, instead of rushing out with two six packs like I usually do.This night I sit at the bar and Bridgette greets me with a smile and brings me a Stella draft. After a couple sips as I'm playing with my iPhone, my attention is drawn to someone yelling. I look up and see a drunk guy directly across from me at the bar yelling very loudly and cursing... at me! I feel as if I'm in a movie or in some hidden camera show, the bar quiets down as he continues to yell. He's keeps repeating over and over, "I'm talking to you! What the f*** are you looking at?! What the f*** are you looking at?!" He says it again and again. I now see that this is not some joke and that this is very real and reply, "What are you talking about?" He yells that he saw me look at Bridgette several times since I walked in. Bridgette attempts to diffuse this embarassing situation. What ever she says, he's not happy with it because he begins yelling at her saying he doesn't care and something about her going to work at a strip club instead. She walks away clearly embarassed.I almost let my ego get the best of me. But I maintained my composure. I have always had respect for this place and the people who work here and refused to stoop to his level.I can't believe this is what this place has become. I can't even enjoy a drink without having a drunken fool try and start something for looking at the bartendar (his unfortunate girlfriend)? I have sent many friends and clients to Sandy's always telling them they can relax and not worry about loud, ignorant drunken fools and fights. I'd always say that it was a nice place with a great staff and classy patrons. But not anymore. It's a damn shame.

        Bridgetown Mill House Inn – Langhorne, PAOn October 5, 2013, I hosted a rehearsal dinner for 49 people at this charming restaurant. From hors d’oeuvres to dessert, we received outstanding service and remarkable food. The owner, Kim, actively manages the restaurant, while her husband, Russell, is the chef extraordinaire. They are both friendly and engaging professionals that strive for excellence. They make sure you’ll have a memorable dining experience, for sure. They and their staff do a fantastic job. Kim provided ample, courteous, attentive servers, and bartenders. We didn’t wait for anything all night. I just can’t say enough about the incredible service and food. GOOGLE the name to see their web site. The pictures look exactly like the restaurant. This is a cool inn. They also have an outside bar that our group enjoyed, stocked with all the liquors/wines anyone could want – first class. The portions of food were plentiful, especially the desserts. The dining room was tastefully illuminated while the glasses, dishes and silverware sparkled. Everything is extra clean and inviting. Inside are several fire places to add a romantic ambiance. So if you’re looking to celebrate an anniversary, or special occasion, choose this lovely Inn and you won’t be disappointed. Entrées range from $21 (chicken) to $31 (filet Mignon). A very quixotic atmosphere, I must say. Finally, be sure to do yourself a favor and pretend you’re rich - eat here at very reasonable prices.
