We hired them to manage our property. They brought in tenants that has no regard to the lease and its terms and want to have as many people as they want in the house without informing and house was overpacked with so much stuff of so many people it was unbelievable compared to what the property manager led us to believe about the tenants. This company justified by saying most tenants have people that they want and most home owners just let them have their way. We had to justify going into our own house when there is a maintenance issue and enter the property next day to take care of it and property manager instead of addressing the actual issue of why tenants are complaining about fixing the issue in a timely manner, they started conveying complaints of the tenants (who were trying to hide what they are trying to do in terms of having people that are not on lease and the fact that they were caught). Property manager is not responsive at all and for bringing in tenants like this, they reward themselves with another finder's fee and say they will look for replacement tenants. Within short amount of time they caused so many issues and didn't take care of tenant issues. We never know what is going on with our house at any given time and when we ask they keep us in suspense for days. Tenants complained on quite a few occassions, the property manager was not available and had to wait days to get any kind of answer. Stay away from this company and save yourself some trouble. They are very good about convincing they will do the right thing before you sign the contract but different story after signing the contract. They say everything is fine about any questions but when things go bad because of their poor decisions, they will turn the same thing that was fine before to something that is causing an issue now all of a sudden. Beware of what you are getting into with this property management company.
Misty completely lied to me. i am a person with disabilities and i was informed that after i paid my application fee, i was approved and could move in the 10 of august. the apartment i applied for was $960/mo. Misty then informed me at the end of the call the apartment was $1300. thats one big jump! she then said i could bring the money in whenever to secure it, i informed her that i was going out of town camping until the 6, and could be by the 7/8 and bring the money/deposit in. I received a call on the 7 stating my apartment would be ready August 28, not the 10. moving requires a lot of planning, and all of my plans were then destroyed bc of Misty lying profusely. I have now had to spend ridiculous amounts of money on a hotel until i find a new apartment. DO NOT RENT HERE, DO NOT TRUST MISTY
My cousin referred me here and I was hesitant because of some of the reviews, but my cousin Andrew told me everything had changed here in the last few months and I decided to give it a try. WOW-my first weekend here there was an Easter party which sounds lame but was so much fun. I met nice people and had my face painted by Annie, we laughed so hard at the Easter skunk she turned me into. Nice seeing my cuz and he didn't let me down.
Lived in one of their units in Arvada on Dover Street years ago listed as a garden level apartment. Well it flooded every time it rained plus they never took care of the ice and snow on the walk ways in the winter time and the place was literally overrun with spiders and other insects they never took care of either. So if you see a AT Smith and Company rental property just don't rent from them at all.
Thanks to Ken Dalton I know have a 26 foot, two tiered retaining wall with a classy design and $2000.00 more in my pocket than I would have had with any other contractor. He also just completed several projects for a neighbor I referred him to who tells me he is well satisfied with the workmanship and costs.

To whom it may concern,This is an official notice of complaint in regards to the heating all apartments. As we understand the heat is turned off during the summer. This is not stated in your lease agreement nor is the time frame in which the heat is turned off or on. It is now Sept. 11, 2016, after Labor Day, and the heat is still not turned back on. We are requesting officially, that heating be turned on immediately. There is 10 month old baby in the home and last night the overnight temp. was 41f. Colorado Tenant Rights States;. Heat water and electricity must be available. . Tenants have the right to a safe and sanitary dwelling. The bills are paid and has the right to a safe and sanitary home. Not having heat readily available is unsafe for her and her small child. Your office will receive a certified letter stating the above. If after receiving notification and nothing is done than we will have no other choice than to take this complaint to the next level. Respectfully
I live in Pheasant Creek and Eric the Property Manager is horrible. He has an excuse for why things will not get fixed or why the snow is not shoveled and why ice is forming on the sidewalks. He drives around in a gator he somehow convinced the HOA was necessary to buy and rarely fixes anything. He has had a very easy job over the last 10 years and has ran the community into the ground. Do not have a conversation with him because he will be right and you will always be wrong. I hope the HOA votes to fire him.
My girlfriend made the mistake of renting here last summer. She signed a one year lease on a tiny ~600sq ft one bedroom for $1100 a month, which just blows my mind. There are almost no amenities, the apartments lack even a balcony or any sort of upgrades, and the buildings are in generally disrepair. We, too, had several cabinet doors fall due to them being in rough shape and lacking enough screws in the hinges. Management team is friendly enough, but the price, size, and general lack of amenities makes me wonder how the heck this place even stays in business. Avoid living here if you possibly can,
