Stay away! We had the misfortune of dealing with this firm while renting a property in Lakeland. Very unprofessional. No follow through. They nearly jeopardized our family being able to get into the home because one of them admitted to us she wanted the rental property for herself. They hardly "manage" properties. More like mismanage.

I have not bought or sold a home via Keller Williams of Lakeland, but I want to share with you my Facebook encounter with transaction manager Vanessa Armas-Gomez. Recently, I sent Vanessa Armas-Gomez a message via Facebook. I asked her this question: What makes a good real estate agent? She did not reply, so the next morning I posted a message sharing my concerns. Let's face it, when someone does not respond it's usually a sign of bad manners. Also, when a real estate agent, or in this case a transaction manager, can't or won't answer such a simple question it's grounds for concern. Vanessa replied to my post by saying that she had only seen my message the following morning, but Facebook noted that her account had seen it the previous night at 8:44 pm. Whenever you open a message Facebook records and displays when you saw it. On my Timeline in full view of all of my friends, she claimed that I was a negative person and immediately blocked me, which told me a great deal about her temperament. Why is this review important? Because honesty, integrity, and a cool head are all qualities that are essential for a good real estate agent to have. This is especially true for a transaction manager. A manager should set a good example--not a bad one. The very first question that you should ask a real estate agent is the one that I asked Vanessa, and if they don't want to answer it, move on. It's the small tests in life that show an agent's character. It's the ones that they are not prepared for that demonstrate who they really are.
BEWARE!!!I rented a property in Mulberry, FL from August 2015 through February 2017. I was moving from out of state so before I signed a lease, I had a coworker walk through the place. He mentioned that the place needed a really good cleaning. All County Polk agreed and promised to have it cleaned prior to my move in. When I moved in two weeks later it was clear that they did not send anyone to clean up the house. There were dead and live roaches everywhere, the walls, flooring, kitchen appliances, cabinets, etc were filthy, there was mold in the bathroom, there were trees growing out the gutters, there was garbage in the yard, and the pool was a green, algae-filled mess. I have never been so disgusted when I moved into a place and I was ready to break my lease on day one. All County Polk promised to send out an exterminator to deal with the roach problem (this never happened) nor did they send anyone else out to clean. I spent thousands of my own money to eradicate the roach problem, clean the house, repair things that they didn't fix when they did answer my maintenance requests (this didn't always happen), hired gutter cleaners, hired a professional lawn company to make something presentable of the lawn. I also hired professional cleaners the day before I moved out. The house was spotless. Honestly, the house was in better shape and way cleaner when I moved out. Yet I was charged over $600 for cleaning fees and repairs. I have sent my objection in writing to them for the charges but they refuse to respond.DO NOT RENT FROM THIS COMPANY! They will steal your money. I have never dealt with a worse property management company. They honestly have no business being a management company. I would sue them for my deposit back but the lawyer fees would be more.
Trinkle Realty is great! You don't have to do much, he does it all tell them what you want and then you just pick. He works with you as much as he needs to. He is very persistent with it.

I rented here for 3 years paid on time every time. When my lease was up I painted, cleaned all cabinets sinks toilets and had carpet steamed cleaned, all just for Tim Davis to keep my 800 deposit and Bill me an addition 923 for paint steam cleaning of carpets and cleaning of house for a total of 1723$ totally bogus.. Even if I never painted or steamed carpets there is no way possible it cost 1700 to paint inside of house and steam carpets
This place will STEAL ur security deposit and try to bully u from taking any legal action. There's a reason Tim Davis, Broker does not have his name printed on any correspondence FROM HIS BUSINESS. He is a LIAR and a THIEF. Am filing complaints with DBPR against license and suing in small claims court.DO NOT DO BUSINESS WITH THIS UNETHICAL THIEF!
Tread lightly with this company and don't expect your security deposit back. In fact, expect to owe an extra 1500$ at the end for damages that were done to the property long before you arrived.We are appaled with the behavior of this company. Their office staff will lie right to your face, with a smile.They rented us a property that was not in a livable condotion when we moved in. The house is very unlevel and starting to collapse. We arrived to a home with entire rooms without electricity. An electrician had to come install lights in multiple rooms, and connect power for the other rooms. The walls are all collapsing and cracked. There are open holes to underneath the house from inside the house. At the end of our stay the property was transferred to a new owner, she has been incredibly disrepectful and nasty, when speaking with diego in the office, he seems to have lost all records of an electrician ever coming out to the property.If i had known then what i know now i would have just got an apartment . I do not recommend this company.
DO NOT RENT FROM LPM!!! They will charge you for everything that goes wrong, they will dog you about stupid sh*t, threaten you, and keep all of your security deposit. The managers are real a**holes.
don't rent from these folks they look for a reason to take your money and not rent u an apartment with facts that are not true and they have not looked into to make sure they are correct
