DO NOT RENT FROM THEM. My roommates and I looked to rent a unit becoming available in the summer time and signed a lease after a walkthrough in May. It came time for us to move in and the apartment was a total disaster and in horrible condition. They said it would be cleaned and painted and it had not been done when we tried to move in. The apartment was disgusting, there were urine stains on the toilet seats, it smelt like cigarette smoke and dog, uncovered electrical sockets, lights were hardcore flickering, there were no blinds in the apartment like there were during the walk through. There was also water damage in the ceiling and the doors did not lock properly without force. We refused to move in and they gave us two options and said, "Move in and pay rent or don't move in and pay rent.. we aren't letting you out of this lease". We tried to call Mike Newton and he then either blocked our number or disconnected his phone but either way we were unable to set up a meeting to talk to them. We ended up having to take them to court to get out of it. During this time they filed a counter claim suing us for punitive damage of $5,000 along with court costs, all the cleaning and all of the painting they had to do (from the previous tenants). They did not fair well in court because just like their amateur hour business practices they brought in a rookie lawyer to represent them and lost. Mike and Kristen are crooked, deceiving, and will blame you for damages that you never caused just to get more money from your deposit. Please do not use this company. The house owners themselves HATE this company. Inexperienced, rude, unprofessional, and crooked. DO NOT USE THIS COMPANY. GO ELSE WHERE. SAVE THE TROUBLE.

Kristen was easy to deal with. My family and I just moved to the Knoxville and she was very knowledgeable about the area. She helped me find the perfect rental house for my family. We have had one issue since moving in and it was resolved quickly.
I would not at all recommend renting or leasing any property from Kristen Wallis or Michael at Jacob Lei Property Management. Kristen was pushy, rude, and horrible to work with. She did not follow the agreements of our lease which clear stated that our apartment could not be shown unless it was within a certain limit of our lease being up. When confronted with this matter she rudely exclaimed, "If thats HOW you want to play, then fine!" I kept my cool with her from the start and every conversation with her was a battle. She was in no way professional at all. It should also be noted that our apartment was filthy when we moved in, there were holes in the walls, and Kristen was rude to me as well as my family. I have never worked with someone so unprofessional. Do not rent from Jacob Lei Property Management. Save yourself the hassle and the money that they end up keeping from your security deposit.
We rented a condominium from Jacob Lei Property Mgmt, and Kristen and Michael were more than helpful with any problems we had. To be honest, I was concerned after reading the reviews here and made a thoroughly documented list of anything that could remotely be considered damage to the property in case a dispute arose regarding the condition of the unit once we vacated. That's not to say the property was in bad condition at all. I loved the unit and hated to leave after graduating in May. However, there were never any issues with the security deposit or anything else. We were charged a cleaning fee under the contract (everyone is), but besides that I received our entire security deposit back in full without any contest. I'd recommend them to anyone.
