Don’t be fooled by the fancy name!

I have never had such a negative experience from start to finish as I did with these clowns. If you don’t mind being consistently treated in a demeaning, condescending manner, like a presumed criminal, then rent your property here. From the lease signing until the end when they keep your security deposits by itemizing normal wear and tear and preexisting damage, you will feel like you’re dealing with a group of slum lords with a fancy name.

When it comes to repairs and service, they are generally difficult and unpleasant, and poorly responsive. Even if you pay your rent on time and take great care of the property, you will always feel they are expecting you to behave like trash, and they treat you accordingly.

Ironically, given how strict and detailed the lease contract is, they failed to uphold their end of it when it came to the stated time frame for returning my deposits. It ultimately didn’t matter, since they found a way to keep most of it anyway.

Bottom line, if you have decent credit and other options, steer clear of this big rip off company (each office is reported as independently operated, so there may be variability with different locations; this was the Northshore branch I dealt with, but go look at all the complaints against CB nationally and it may be that they manage to maintain a consistently low level of customer satisfaction). There are plenty of honest realtors who will rent to professionals and treat you with respect and fairness, as well as provide good service and value you as a renter. If you don’t have other options, or are finding it hard to avoid them because of their size and share of the rental market, at least be prepared for what to expect and approach every step of the process carefully to protect yourself. Take pictures and report every tiniest blemish when you move in, because they will try to use your deposits to upgrade the owner's property when you move out.

I called to have our home leased. After waiting for close to two weeks the head broker went to our home. Then she emailed me to say she could not rent our home. Are you kidding me it is a 400k home that is immaculate. I think that is a pretty sad state of affairs when this is what they do.

Home owners, don't do business with these people

I offered these people 4 houses I own in the Knoxville area. They told me for days they were interested and then told me they didn't want to rent my houses. The lady who e mailed me was just flat out hateful and unproffessional. These people are wise to stay away from if your an owner or a renter.

HORRIBLE Experience

Their properties might be well priced, but they are not worth it. We were told the carpets in our townhouse would either be replaced or cleaned to look "like new" before we moved in...that didn't happen. The carpets were filthy when we moved in. We requested that the fence and balcony be replaced, as the wood was old and rotting. The wood on the fence had to be lumber yard scraps, and the balcony had so many nails poking out of it, it was probably more dangerous than it had been previously. Our apartment flooded twice while we were living there; the second time, it was due to a neighbor's heating unit. Our carpets were soaked, there was mold, and we have two small children. It took W&W over a month to fix the heating unit and come patch up damage done by one of their subcontractors when trying to locate the problem. Over a month to come get rid of the mold. And they never cleaned up the nasty stain on the carpet, b/c we were moving out in a few months anyway, so what was the point? And now that we've moved out, they're claiming they can't send us our $750 deposit because they no longer manage the property. They already gave the money (OUR money) back to the owner, whom they are legally not allowed to give us the name of. Right. We didn't sign the lease agreement with the owner. We signed the lease agreement with THEM. Our experience with W&W has been an absolute nightmare, and I would never, ever recommend them to anyone, regardless of the price.
