Trying to install a in ground pool @ Waterleaf Community in Riverview, FL. I first was in contact with the community mgr. about the easements on my property. He was nice to deal with, and connected me to another manager Mr. Costa. This manager told me I could not install a pool on my property. He never gave he any options. I have hired a pool expert who has installed pools in this community. He put together a smaller pool not in the easement area. They turned me down saying I was impeding on the easement, and said nothing else. Cold company. Not happy living here with this management company.

There you go...So-called property manager has yet to return a single call since August.

The also charge a $15.00 fee to pay dues online...

Worst Management Company I have ever dealt with - I wish I could rate them zero stars! They like to treat homeowners like they're the ones paying our mortgage, act in an unprofessional, condescending, sneaky manor, and they really think the can get away with it. I made a late payment and before I knew it, I had a $100 "administration fee" - which is not legal, then they tacked on legal and administrative fees on top of that administrative fee - $100 turned into $381! They're going to put a lien on my house if I don't pay this obvious extortion money - and I just can't let them get away with it. On principle alone, I plan to fight this in court. Last I remember, my mortgage and HOA payments are made from money I make - my house doesn't belong to Titan - especially our manipulative weasel of a community rep who thinks he can send messages to our community board bad mouthing homeowners, but god forbid he can pick up the phone and return a call. Never bad mouth a cyber securities specialist online or in email... because everything leaves an online footprint... Anyway - if you can avoid Titan Management - do so at all cost. Just having their company in a community makes it worthless. Personally, I am still waiting for call back from their lawyer, which apparently are two separate firms and god knows who'll call me eventually....

HORRIBLE!!

I wouldn't even give a rating of 1 if it were possible. I have lived in other communities with HOA and never had dealt with such unprofessional, money hungry individuals. Titan does NOTHING for this community but send out lien threats and charge for every and anything. They decide to paint our buildings with a few days notice then hit us with charges for painting. WHY PAY MONTHLY FEES if anything else is an additional fee? The company they picked for lawn maintenance has completely destroyed things I have placed in the outter edge of the lawn such as solar lamps, etc. All they do is cut the grass. No other landscaping done whatsoever. There is always dead bushes and weeds growing near the house. So again....what are these fees for? Not to mention the unprofessional ways they interact with residents. A ghetto letter that seems was written by a middle school student, sent out containing unnecessary memes that I guess they thought would be of humor but come off as unprofessional..... sentences like "I don't even want to hear it" about complaints made about their insane fees. We feel like we pay more in bogus HOA fees than our actual mortgage. RIDICULOUS! Such a shame that a potentially nice community would have its image ruined by these. There wouldn't be an issue paying their crazy requested amount if they actually did something helpful for the community but not for them to sit around and collect our money and do nothing in return.

I live in one of the communities they manage, they have a representative that is very rude and nasty. She locked my gate access based on hearsay, someone told her I had a bad sticker on my car. Then while i was talking to her she took a phone call. I called Mike to complain he is another rep for our community and he hung up on me!

They have yet to return phone calls or emails since december 2014. Poorly run and very unprofessional. Charge outrageous prices for little to nothing.
