Pam was awful. Very rude and unprofessional. Be aware, people, she fights dirty. The place was actually pretty nice when I first moved in. (1998) I only stayed a year because Pam was just too much for me. I moved into the apartments on Pineview Street. Everything was fine until Grosvenor Square took over those apartment and once again I was dealing with the notorious Pam. I did finally leave a couple of years later and never looked back. I feel sorry for anyone having to deal with Pam.

Absolutely the worst place I have ever lived. The lady who works in the office is extremely rude and completely unprofessional, even actually yelling angrily at (multiple) tenants, as well as writing form letters to tenants which sound like angry letters from a particularly b**chy mother, and isn't in the office for hours at a time. During the times she isn't in the office there have been times that a resident has been left there alone, with access to all the files and information kept there. And since the complex uses cards which you add money to for the laundry facilities, and the machine you HAVE to use to add money to the card is inside the office, when she is gone forever during the day it really messes things up trying to get your laundry done. She has said that the machine will remain in the office, despite the extreme inconvenience it causes.

The maintenance people are slow and completely inept. When my A\C broke in the summer it took 6 days and 4 visits from them before it was actually working again. When water damage happened due to old, broken gutters on the top floor (had to place huge pots and buckets and trashcans under the ceiling leaks and it rained heavily during the time it took them to get to it), IT TOOK 3 WEEKS TO "FIX". Damaged the drywall, which was soaked through and squishy, water came 4-5 feet into the room soaking the carpet entirely. They just covered over the ceiling damage without repairing the actual ceiling, which is coming down again, then a week later somebody came by, sprinkled something onto the carpet where it had gotten wet, then vacuumed that area. They didn't fix (or treat for mold) the drywall that was damaged either, and i know what they put on the carpet couldn't treat for mold properly as it couldn't reach all the way through the layers to the floorboards. I am definitely not staying here any longer than i have to, and would never suggest this complex to anyone. The manager, Pam, is very confrontational and it is very hard to get what you need fixed because, for me at least, being met with hostility over a simple question leads to difficulty when actually approaching her with a problem. She has ignored multiple requests to have maintenance call before coming; i am severely disabled and need time to make it to the door, which a simple call would provide. The water has been shut off to multiple buildings without ANY warning, more than once, and the same with the electricity. Also, these buildings are in severe disrepair, overall. A few things have been fixed recently, like adding new siding to a few buildings, repairing the parking lot/road, making the playground less of a death trap, putting in new windows, and replacing some of the gutters, but only in places which can be seen easily while driving through or the damage was too severe to put off repairs, AND the rent went up directly after the "improvements" were made, without prior warning, and they weren't actually improvements, but necessary repairs which were desperately needed.

Also, before they fixed the parking lot I had to have my car realigned 4 times in 2 years. To top it all off, my license plates were stolen recently, and both my car and a neighbor's car were both vandalized on the same day not that long ago.

Oh, and there are feral cats all over the place, spreading illness around for tenants pets to catch. As well, gangs of unsupervised children are allowed to run amok and be a general nuisance, which is scary considering the sheer number of registered sex offenders in the immediately surrounding area. I know of reports of potential black mold, all of which management and maintenance has blown off and have never even tested for it. It was even in the local newspaper.

So many things wrong with this apartment. Its ghetto! There's always a roach problem, mold, the wiring is shot, the lights flicker, the kids run wild outside and don't look if a car is coming, if you live upstairs and your moving going back and forth from your car to get things and there are kids on the stairs, they don't move, they just stay there like your not even around. The AC works occasionally, under the kitchen sink was horrible and caving in really bad, and there was even a time where my kitchen sink was leaking horribly!

Edit: The grounds still look pretty terrible but I had to edit this to raise it a couple stars for how nice the new windows and siding look. The new windows are especially wonderful because we haven't had to run the useless air conditioner since the temperatures have gone up. Our power bill has stayed reasonable for the first time since I moved in here. The siding changed the outside from looking moldy to clean and pristine. Good job, Grosvenor Square!

I took some pictures of the grounds to show what looks like mold growing on the ceiling outside some of the apartments and the terrible vehicle destroying pot holes in the parking lot. I don't totally dislike living here but this place could do better to make the building look less crappy. The rent is low but you get what you pay for, I guess.

I haven't had any issues with the office manager but the maintenance guy is completely useless. The grounds are okay. The roads stink. The dumpsters everywhere are unsightly but I guess it's something you just have to live with. Some of the tenant's offspring are animal abusers who need to spend a few nights in jail. A dumpster (wtf??) was "tagged" a year ago. Though I'm glad to see the underprivileged taking charge of something, I wish they'd aim higher than a trash can and do what the rest of us have to do - get jobs. Then, they can spend every last penny on dumpsters if they so choose. Otherwise, it just looked really stupid in the middle of Kernersville. Not to long ago, a car was broken into and some license plates were stolen in the middle of the night. Sadly, this is a dumping ground for cats. Unfortunately, it's also a dumping ground for pedophiies. Even more unfortunately, it's also a dumping ground for people who could give two flying you-know-what's for the safety of their children. I wouldn't suggest anyone move here unless you can't do any better. The crime rate is low, at least.

Take heed. I moved out of this complex about 2 years ago. When I lived there, the manager (Pam) was rude and always very curt. Maintenence would fix one thing only to cause another issue. When I first moved in, I had an infestation of roaches. The pest control guy didn't seem to be doing much of anything, so I bought my own treatments and took care of them. Pam didn't seem to think it was "important" and often took her time in returning my calls. There were 2 out of the 4 windows in the apartment that were painted shut that I was unable to open the duration of my tenancy. The carpets were shoddy to begin with, closet doors always fell off the track, and the shower head was so low I had to duck to wet my hair, and I'm only 5'7". The playground had one working swing and a large metal orange giraffe for the kids to climb up and fall off. Most of the Latino families in the complex allow their children to play all over the lot so be careful when driving through. Also be careful not to hit any of the man eating potholes in the complex.

The interior is slightly outdated, and although they claim all apartments have an ice machine, mine did not.

If you're just looking for the bare basics, this is probably your place. If you are looking for a complex where management knows it's because of people like YOU that they have a business at all, look elsewhere. Also, if you already have your own mother/grandmother and don't feel like being talked down to by the person you pay rent to, look elsewhere.

DO NOT MOVE HERE! The manager is a royal you-know-what, she talks to you like a child, YELLS at you, and sends out letters to the residents that are very unprofessional and rude. Unprofessional and rude sums this lady up in a nutshell. Also the apartments are very run down - not worth the cost of rent at all. The parking lot is full of huge craters. The maintenance is horrible. And there's a lot of shady people living here. If I could give this place negative stars, I would.

Do not move here. The property...

Do not move here. The property manager is rude. She picks favorites. This place is full of pedofiles. DO NOT MOVE HERE! You are not allowed to have company apparently and are not allowed to sit on your porch, apparently. This is definitely the "hood" of Kernersville.
