We've put together a small list to get you started on your journey -- and the first step starts with a single box.
Unpleasant service. The staff is not cooperative or understanding at all. They supposedly leave "reminders", sheets of paper taped to your door, for important messages such as: having to give a 60 day notice of moving prior to your moving date even if you are moving when your lease ends. Apparently when your lease ends you're allowed to stay in your apartment. Who knew? No email or mail notices are given to the occupants. We did not receive our paper notice taped to our door even though they claim to have taped it to our door. They said that taping the paper to the door is their reminder and, "we give you that taped reminder as a courtesy." Wow. That's great. The least they could have done is sent an email or proper to the mailbox...The staff claims that you should know because it's in the lease, which makes sense because every college student reads a 300 page lease...That's how they catch you in the lease agreement and make you pay 60 days of rent after you move out. If you are familiar with apartment policies in that case then props to you(because they claim that it's a policy at all apartment complexes), but if you are new to it then it is definitely something to look into and remind yourself because at this apartment complex they do not give proper notices. Overall this was the worst experience with an apartment facility I have had. I do not recommend coming here especially if you are a college student. I know it's close to ksu but you can find something better where you don't get played with "reminders" or notices that you never receive. If you decide to move here I suggest you give yourself reminders. Basically you can do their job for them. P.S. tons of roaches and spiders. Just as an fyi

Many residents lack understanding that if one manager is left on site, doors cannot be left open for others to steal your social security and other sensitive identity. ***Neighborhood: This community had a culture of "do not call the police/in-house rules" (i.e. according to a small group of parents). After a community meeting with key police officers, and management, the streets are safer. Report any harassment or vandalism with a video and obtain a police case#.

CALLED THE LEASING OFFICE TO SEE WHAT WAS UP, AND IT WAS MADE CLEARY THAT I HAD DISCOVERED THEY GOT THE ALL THE DATES CONFUSED. SO MY MOVE IN DATE WAS THEN PUSHED BACK AND CAUSED AN INCONVENIENCE TO ME B/C MOVERS HAD BEEN SCHEDULED, I TOOK OFF FROM WORK, THE OFFICE WAS JUST UNBOTHERED. THE DAY BEFORE THE NEW SCHEDULED DATE TO MOVE IN, I RECEIVE A CALL SAYING THAT I COULD NOT MOVE IN UNTIL AFTER 5PM, WHY WASN'T THIS STATED TO ME IN ADVANCED SO THAT I COULD BE PREPARED FOR IT. MOVERS HAD ALREADY BEEN RESCHEDULED ONCE AND I HAD TO BE OUT OF MY CURRENT APTMNT BY 5PM THE SAME DAY! LIFE IS CLEARLY A JOKE TO THEM AND THE WORLD REVOLVES AROUND THEIR MISTAKES. THE SITUATION WASN'T HANDLED IN A SERIOUS MATTER, THEY WILL WINE & DINE YOU, THEN SCREW YOU OVER FOR THEIR CONVENIENCE!
it is expensive, even near KSU, and management is completely unhelpful UNLESS you're buying. after that, had management (blonde lady)is rude and unhelpful as possible. the other office workers try to be helpful and are polite, but one of them has the excuse "I've only worked here for a year" every time you ask her almost ANYTHING. she isn't rude and snobby like the manager ( very rude,snobby, blonde woman if you go there or call and are not a prospective tenant. the others working in the office and maintenance are polite and somewhat helpful.), but after a year if you can't do much of anything without taking forever or having to go get a manager, theres a problem. in the building behind where i lived(1400), a group of people regularly light fires right outside the steps which is ILLEGAL as well as stay outside yelling till1-2AM,but still happens all the time without any word from management even after two of my neighbors have complained. POOR management and RUDE manager!
horrible maintenance and fees are a rip off. Maintenance will never fix anything correctly and office says that is the price you pay for living in an apartment
I have never been such a terrible combination of disappointed and enraged by any business. The leasing office employees are cheerful and helpful when you're looking at the place, but as soon as you move in you get the full brunt of their lack of organization and awful personalities. In the year that my roommate and I lived there, we were falsely accused of leaving cigarette butts and trash outside of the building twice and threatened with a $50 dollar fine both times for things we did not do. They said they needed to get our building "under control" and placed a groundskeeper in the apartment above us to rat out anyone who was littering. One of the leasing office women told us when we confronted them that "It's gross and I like, really don't like having to lean over in a dress in heels to pick up nasty cigarette butts..." Yeah, well I don't like being charged for things I didn't do! The maintenance was awful as well. The barely functioning garbage disposal in the tiny kitchen sink (which, like the rest of the apartment, has almost no water pressure) got clogged and when maintenance came to repair it they left behind chunks of food and a ton of water under the sink. They sort of tried to clean it up...with one of my towels which they left under the sink covered in water and food chunks. Maintenance also ripped our kitchen vinyl, broke a light fixture in our kitchen, got paint on my bathroom mirror when they "fixed" the rust in my bathroom sink (they actually just spray painted over the rust), and almost never left behind a notice of maintenance completion. And then came move out time. They were supposed to notify us of the approaching deadline to sign a Notice to Vacate 60 days prior to the end of our lease. However, the email they sent with the end of lease information didn't include anything about the 60 day deadline. When we did sign the Notice, they told us there was nothing they could do about it because they posted something on our door about a month before our last day to sign without penalty...except they didn't. We had recurring trouble with them posting (or more accurately, not posting) important notices on our door. On at least three occasions, they posted notices dated at least a week prior to the date we received them, two of which were the unsubstantiated fines for us leaving cigarette butts and trash outside with fine due dates that had passed days before due to their lack of professional communication. Now they are charging us a fine for signing the Notice late ON TOP OF the $900 of rent we will have to pay for the mediocre apartment that we won't even be living in. They were also making my roommate's dad pay extra money for nonspecific "fees" throughout our lease without notifying me, the head of the household on the lease.Please, do not give these worthless excuses for leasing agents any of your money. It may seem like a good deal at first, but they will charge you until your bank account is empty for NOTHING.

Millstead Village is great. I needed to move in on short notice and they were very accomodating. They have been very helpful with the few minor repairs that needed to be made - there are no bugs to speak of, and the one time I had ants, the orkin man came and they were gone the next day. Staff are helpful and friendly. Great location. Within walking distance to so many restaurants and the cobb center mall. Sarah, Erin, and Sherry are awesome.
I have lived at Milstead Village for almost 8 months, and so far I have not had any issues. I have heard complaints about parking; I can only assume that I got really lucky with my location, for there is always ample parking at Building 500. It's also very quiet in my little area of Milstead, but I've honestly never heard much noise around the entire complex. In the summer there are usually some college parties, but generally not very noisy (again, may just have been my luck so far.) The gym is adequate despite its small size, generally not very crowded. The apartment itself (mine has updated fixtures) is very nice - its easily the best place that I saw in the greater Atlanta area in my search for apartments, especially for the price.I have never experienced a problem with the staff, maintenance responds within 48 hours (I've never had an issue that couldn't wait that amount of time) and the leasing manager was really considerate of some move-in issues we were having and changed the move-in date and apartment for us twice beforehand. My one issue with Milstead itself is about the cable TV; I don't appreciate being forced to pay for Comcast, effectively forcing me to become a customer, as 1) I don't watch cable TV and 2) I do not like Comcast. I was told as (forced) Comcast customers, we would get a discount on internet... which was not true, and we are now stuck with internet that does not work half of the time. Very annoying.My second complaint would be regarding the residents themselves. While most are generally nice, respectful and quiet, as with any neighborhood, there are the obnoxious ones. My boyfriend has found cigarette butts on his windshield, as well as wedged in at our doorstep, and we've found our doormat kicked sideways. We've also received a random note from neighbors complaining about an issue that wasn't even ours. It's a bit rude, considering we've never complained about anyone else. Also, the rule about loud car stereos after dark are there for a reason... booming bass from your car at 1 AM, that is the height of disrespectful. There are also the residents that don't seem to understand how to correctly drive a round-about (or read a One Way sign), as well as those who don't see the safety hazard in zooming out the in-gate.Aside from those complaints (most of which I can't fault the complex), I have greatly enjoyed living at Milstead Village, and I wish to remain there for awhile. I can only hope that when the time comes, move-out fees won't become an issue, as others have reported; I would hate to have to change my review.
Me and my girlfriend moved here this past March after searching for well over a year for that perfect place and Milstead Village has proven itself to be that for us. When you drive in, the apartments lined up on each side down the main road with the fountain at the end is a beautiful sight that really struck us. The grounds as well are very well kept and manicured by the hired workers who come once a week. Our one bedroom apartment is a little on the small side, but its very efficient. The kitchen is gorgeous with plenty of space, beautiful black and stainless steel appliances, and stone look counter tops. Pantry has plenty of room for my girlfriend who demands room for a full pantry for her baking at all times. The bedroom is perfect in size and has plenty of closet room for both me and her. The bathroom as well is very tasteful and elegant (We'd seem some strange looking bathrooms at other places where the sinks are crooked, cabinets are poorly fitted and just generally the proportions are all wrong, but not here).I've heard people complaining of parking a good bit here, but I have had zero trouble finding a space to park. Perhaps I am just lucky as I am sort of in a back corner so I may not have as many people to fight for spots as others. Regardless, I have never had to park very far from my apartment; most of the time I am within feet of my door.The staff are friendly and helpful whenever we have needed them for questions and concerns or for maintenance. When we first walked into our ready apartment we had noticed the bathroom fan made a rattling noise and the lock on our storage closet was a little wiggly so we notified them. Within a week when we started to move in all of our stuff all of the things we mentioned were fixed. The gates would be my only concern for the complex. For the longest time they would leave them open even through the night, I suppose because they were sick of people plowing through it and breaking it (I know they have a camera set up to see people driving though, so why they dont crack down, I dont know). Now they only keep the metal portion of the gate closed while the arm bit is always up. I more so blame this problem on the stupid drunk college kids than the complex.
