My momma lived in bridgeport apartments in south kc....its 1 of yarco properties and u can tell by how its ran. dont move there unless u can pay for bail and a good lawyer...the manager kathy is so ghetto and unprofessional its crazy that shes in charge of a complex. i got a dozen stories of how they treat people there but only 1 is civil enough to text here. Kathy and her team was once in my disabled mommas apartment doing inspection while i was at work and she was so rude and disrespectful. this woman had the nerve to say the carpet looked damaged so talk to her about work orders when we give her money. the carpet was in very used shape bc it looks like it had a rush clean job before she moved into the place and we was told that it would be took care of but it never was. when my child told me how rude she was to his grandma i nearly lost it but had to remember it was my mommas place not mine...I asked around and my mommas neighbors all had stories about kathy and how the place is run. Instead of reading reviews and asking emails... If corporate really cared they would send somebody door to door to ask how management is and theyd hear how tenants get treated there. ..it usually takes alot to get me upset but those people know what buttons to push and how to push them...they disrespect u your apartment and your children and go on like its business as usual. they wouldnt give me the number to the parent company yarco but when i found it another way it didnt even matter...weeks went by till i got to talk to somebody but before that they didnt call back at all. i got to talk to the regional manager who was also named kathy and told her what happened...she came up with some clueless story about how she had no idea what happened. am like okay , well now u have a idea what happened and after talking to others in bridgeport i know am not the only one with problems with management and maintenance so what are u guys going to do about it? yes i asked this question and i was told that i would get a call back after she talked to the complex manager. months passed and i got no call but the problems got worse...my neighbors told me that my momma had unannounced visitors from the office within mins after i took her to the doctors..her alarm wasnt turned back on and this happened twice. 1 of her neighbors said the same thing happen to him and after he told the office how upset he was he was soon evicted so i was scared to even say anything till i found her another place first...i cant have my disabled momma out on the streets...i called work orders in for her and they said they would send somebody over who never came. i had heard about alot of unsolved suspicious break ins in the complex from former neighbors who came and left while momma lived there but i had no idea that the ghetto staff could be involved till after reading some of the reviews.... its all too coincidental and after reading other reviews and talking to other tenants they had almost the same stories. yarco dont care about their residents and the managers of their property treat u like crap and they act like gangsters. i thought moving momma out of there would be easy and it would be over but i was wrong....we was told that she owed them money for carpet damage and wouldnt get her deposit back bc of it. if they took care of the carpet like they promised then the carpet wouldnt be damaged in the 1st place. it was in pretty much the same shape it was when she moved in.... i even had it cleaned since the manager kathy wouldnt send a carpet cleaner team over to repair the carpet during my momma stay there. DONT MOVE INTO BRIDGEPORT OR ANY YARCO PROPERTY IF U WANT A SAFE SECURE PLACE TO CALL HOME!!!!!!!!!!!!
i lived in bridgeport apartments in kcmo for years and my girlfriend lived there longer then me. i heard of bad experiences with yarco properties but its another thing to survive them. they do not care about the residents. they are only nice when they try to get u to sign the lease and after that its a nightmare. the lease says they can have entry to your apt whenever they want during office hours which leaves your place insecure while u work. its no problem for them to have entry but they barely fill work requests and its no coincidence u get your place broke into like the person knows exactly how to get in. it takes weeks or months to get bridgeport maintenance to even come by. there is no security force like they said it is on the website when i moved in. if it was then so many ppl wouldnt say they got there place broke into. maintenance is one old lazy guy who can only do so much by himself. and one other guy who is either on his phone using google to ask how to fix stuff or he is on the walkie talkie asking for help from the old lazy guy on the easiest things. they dont want u to fix things or get others to do it but they never really fix anything and complain the whole time they are in your place about not wanting to work. they get mad about having to come back to fix things they broke or made worse trying to fix. since maintenance fixes nothing the office manager uses that as a excuse not to give u your deposit back when u want to move out. the office never gives ppl the 300.00 credit for referring ppl. they pocket this money and find every excuse not to pay it to u and yarco ignores every problem u bring to them. these ppl are slumlord hustlers and con artists and only care about money. yarco will not help u if u contact them. they will only tell u they heard nothing from the office and tell u the manager says she had no idea about whatever u complain about. the manager kathy lies to u then lies to yarco about the lies she told to u then she lies to herself about the lies she told to both sides. its just one big circle of lies and games and they do it like pros. they get away with running the property illegally the way they do by bullying ppl till u move out and they just keep doing it to new tenants. they mastered the art of manipulating the system to stay in business. they all work together like one big happy money grubbing family. they will do and say anything to get your money keep your money kick u out on the street and ruin your credit then sucker new ppl in to do the same thing to them. its not worth it to live there and watch those leeches suck u and your neighbors dry and never fix things so they can charge u for it if u want to leave. its bad business all the way around. do not report complaints to yarco bc they will do nothing but act like it is all new to them every time u tell them. report yarco and there properties to the city u live in or report them to hud if u want something done about it.
An email i sent to Yarco..Slum lords if you ask me!!!Message: I have a friend that lives at Thunderbird Apartments in Harrisonville, Mo.. Her AC has been out for weeks now.. The property manager keeps telling her that they are waiting for a call back from a contractor. She once again told her maybe next week. It is hot outside and hotter in her apartment. Before this half her living room was covered in plastic for about a month with delayed construction.. The property started replacing her patio and Pulled off her to complete another building leaving hers torn up. The PM has denied all request for timely repairs or at least a discount yet she continues to have to endure hardships.I am a building engineer in Kansas City myself. I would NEVER expect one of my residents to endure the hardships this young lady has had to. I took her a small portable AC I had at my house for her bedroom but It was old and has stopped working at this point.
the worst! everyone is rude, sarcastic, think they are above you, snippy, have their noses up in the air. they are the worst to deal with! makes you want to smack them!! trust me!! they are impossible to talk to or ask a question! they dont have your best interests in mind, i dont even know why they answer the phone, they dont want to help. they treat you like dirt if you live in one of their properties while they sit in their luxurious offices!!!!!! spoiled, brats , selfish no compassion , they are in humane, do not stay in one of their properties, you will be sick trying to deal with them because they dont want to help period!!!! also Pine lakes apartments is terrible, only looks nice on teh outside that is it!!!! problems problems problems on the inside!!!!
The worst Aprtments of little rock. So stupid people. They wont care for any thing except for money. They wont even talk to people, never lift the call. Always look for money. I lease the aprtments and came out with in a month. Horrible noises int he night around 1:00 am. You will heardly get to sleep. They will give you Plasma TV if you write good review. Disgusted with over-priced and moldy slum properties. One property didn't have flooring in the bathroom, just a subfloor. Apparently meeting building codes isn't a top priority for Terry. Terry Flood himself harassed my fiance by text because we decided not to rent an over-priced tiny house. Extremely unprofessional!!!
This place is the worse. Just because apartments are old don't mean they can't be nice. Nothing is updated, appliances are from the 70's and it took over 4 weeks and several phone calls to get my dishwasher replaced when they said it would be a week and repairs that are done are poorly done. Apartment was not ready, still dirty and when maintenance came to fix things, 4 out of 5 times had to call them back to do job correctly. Apartment management was no not any better. My lease was a 6 months, thank god no longer because this has been the worse place I have ever lived.

DO NOT EVER EVER EVER EVER rent from Terry Flood. If it is too late and you are already in contract with this sleezeball, DOCUMENT EVERYTHING HE EVER SENDS YOU! Take pictures of EVERYTHING down to the smallest detail. Read your contract carefully. He will screw you over anyway he can and then sue you for ridiculous amounts of money that he will not use to fix his dumpy houses. He will just rent it to some other poor unfortunate soul and pocket the money. We messed up big time ever dealing with this shady character. There is no justice and how the court system has not figured out his scam yet, I will never know.
So... what are you going to do about your LACK of pest control? Seriously, (as a tenant BEFORE you MIS-management), I ask as I am overrun (granted NOT by your control, however lack of action) what are you going to do?Any previous complaints have been met with bullshit excuses of "I have over 40 properties to maintain..." maybe, (just maybe) you NEED to live in the "real world"?
