I've lived here for more than two years now, and not because I like it here (as anyone even considering moving to this dump, I'm sure knows all-too-well that we can't always move/live somewhere we want to so we go where we can). The park was tolerable when I first moved here before this crap-corp "La Casita" bought the park from the previous owner a year or more ago. Ever since they took over they constantly try to "scare" tenants into "beautifying" the park by fixing this or that on their trailers, which is fine I guess if EVERYONE had the money and/or time to do it, AS WELL as if the trailer park would uphold ANY SINGLE ONE of the things they're supposed to do and/or said they were going to do. How do they use scare tactics? Well, they threaten you with eviction notices and/or ridiculous fines for no reason. At the moment I'm typing this I am currently under threat of eviction because I have aluminum foil neatly taped to the insides of my windows for various reasons, one of which being that it keeps the trailer cooler in the summer. Also, on this current threat, is that I need to mow my "lawn"; you know, the whole two-foot stretch down one side of the trailer that costs me $350 a month in lot rent (for now, until they decide to raise the rent again for either no reason or yet another made-up bogus reason). They knocked a tree down last year and left it in the street for OVER year before they finally cleaned it up, but I skipped weed-eating for a week and a half (most of which had been rainy days) and I'm given an eviction notice. To top that off, the empty (no-trailer) lot right next to mine has two-feet tall weeds and grass in it because the park hasnt mowed it. Almost every single unoccupied lot here is NOT mowed, and its the parks responsibility. The ONLY thing they have mowed is the front west field where the park entrance is.----Well, I'm limited to 2000 chars on this post and I'm out of room so I'll end it here. You get the idea. Dont move here.
The park is under new management from 09/01 and haven't sold any homes. Also, there is no tenant called Wendy S in our park. Please disregard the previous receive and it is shameful how people are trying to mislead.We have rated ourselves at 5 since we don't know of how to minimize the impact of the previous false review by Wendy S. La Casita Management
I own my mobile home at this park, and have lived here for nearly two years. I have found it to be a relatively safe and quiet area -- attributes pleasing to a man in his 70s. It's close to some major retailers, and its proximity to I-70 and I-435 (less than two minutes to either) is a plus.
Very friendly family oriented community. We are under new ownership. Its a great change! Love La Casita!
They sold me roach and bed bug infested trailer for lousy $2000. I wouldn't recommend this to anybody at all.
It should be a zero. Ferrelwoods Mobile Home Park is a scam!!! Trailers are rotten. Maintenance is too busy getting drunk or getting high. They make your problem worse anyway. You complain to the city or management, they TRY to evict you. Saddleback Communities is not legally associated with them. Making your lease null and void. Midwest Mobile Homes always loses in court. Judges already they are slum lords. Great place if you are a drug addict, child molestor or pedophile. The management is harassing and stalking you and trying to scare you if you try to go against them. She gave my neighbor keys to my trailer and he came right on in and started taking fixtures. She's already promised my ac unit to another neighbor before I even moved out. BTW it runs on an extension cord? I have over 50 pics of the rotted trailer if you wanna see it. Don't move there for hours and your children's safety!!! Black mold and mildew, ticks, roaches, ants and bed bugs!!!
