I am a homeowner with property in Jacksonville Florida and I live in California. It can be very frustrating trying to manage tenant leasing out of state. Property management partners manages my property and they do a fantastic job. I do not have to worry about anything because the management company takes care of it all for me from timely repairs to picking qualified tenants. Deposits are made quickly and they always have my best interest. I am extremely satisfied with using this management company. I would be in a world of hurt without them. Marnie Blackwood is wonderful and I can’t say enough good things about her. She is super responsive and has never let me down. If you are on the fence use this management company and talk to Marnie. She is the very best. I will never use a different management company. Happy customer!
Sherrie Jarnu with Kingdom Management is charging for fines placed on me without appropriately notifying me. She told me 2 months ago that the fine will be voided as I was not notified of violations which resulted in fines. Yet, she continues to impose the fine on me. Also, I have received violations for issues not pertaining to my property (e.g. I was given violation for fence needing repair, when the property doesn't even have a fence). When I try to reach her, she is not reachable. Her office does not reply back to my emails, and when called her office refuses to get to talk/email her directly. I am not the only one with such issues, a simple google search will reveal the numerous complaints about her and her company. This person and her company do not serve the interests of home owners, impose fines inappropriately, and they need to be inspected and shut down.
Do NOT let Dianne be your realtor. She took my application for a house to rent and did not process it for over 5 days. She said she was waiting on rental history that she never requested. House was rented within 2 days by another realtor on same property. Instead of being honest, Dianne processed the application on an already rented property and found bogus reason to deny all so she would not have to refund application fees. I reached out to management and nobody took the time out to contact me back. What thieves!!
Terrible customer service. Never got a letter of intent to subtract from my deposit. Made up claims about heavy pet urine odor to replace the carpet at my expense. Give you the run around when you try to dispute.

Ming was very rude and unprofessional employee. When I provide all my info before checking apartment and paying application fee they told me I should be ok. After I wasted my time and money for application Ming told me in a very rude way I need to pay waiting period rent , ( from today date till actual moving in date)double deposit and when I asked next question she just disconnected phone in a very " redneck" way. It is not trustworthy company and there is a much more unprofessional manner. I honestly recommend any other company to do business with. Ming just use anything and everything to get money
DO NOT EVER WASTE YOUR MONEY RENTING FROM THESE PEOPLE. THEY ARE TRASH. THEY HAVE NO CUSTOMER SERVICE SKILLS, they lie THEY DNT FIX THINGS, call the corporate office they ignore calls...horiible apartments...they show u the best apartment but put u in the trashiest apartment after signing your lease. Bugs bugs bugs everywhere...the leasing office is never open...the laundry facilty has no set hours and closes at random times and they put you our if u are not done drying your clothes when they deem like u shoukd be...no set time they close the laundry area but kocks u out aggressively if they feel like closing it. HORRIFIC BUSINESS!!!!!!! Reporting to BBB
They ask to be contacted by email but always say they never received any email. If you call them you will ALWAYS go to voice mail. After a month of trying to contact them I still haven't been called back. I've even asked to speak with the owner but again (you guessed it) sent to voice mail and not one returned call.
After having had several incompetent managers at other management groups, I have been very pleased and elated with the experience I have had with Federated. I have since terminated my relationships with other groups and I have brought all of my business to Federated.
