Update 12/10/13:This clown below me is stating the obvious when construction is taking place. It's probably the last property manager posting below as they the management team were not invited back after interviewing for their positions they had, so pretty much they were fired. I've lived here for a 1.5 years and all I can say it's much better now than before. This liar below my review probably has issues due to not paying on time or something else, he or she is complaining about how much the rent is? They are giving move in discounts as well as assuring (my) rent wouldn't go up more than it did last renewal which was low. They don't want everyone just moving out if they jack the price up. Common sense would tell you that. Obviously he or she doesn't have it. The trash compactor in ALMOST all apartment complexs have issues. They even bought a new one here that locks and compacts the trash when it locks. So im not sure what the reviewer is talking about. All complex's are going to have people that find complaining to post, like above. All i'm saying is, I might renew and this is a real review NOT from the office. I will say since I recently posted, the only thing I find annoying is the new maintenance supervisor is not as good as the last one and they are slower to fix things. What the reviewer also stated, about the roads needing to be repaved is completely twisting the truth. It DID make sense that they repaved the complex in Dec. instead of month ago because of the trucks. That's a logical answer. So I disagree completely. The management team is actually good and very professional. Complete 180 from the last terrible management team. BTW, you can now pay your rent online without a fee unlike before.-----------------------------------------------------------I'm giving this a 4 out of 5, it's under construction and they are making major improvements everywhere. I'm very impressed. Not sure why some renters are complaining to management about noise, you obviously are going to have noise for awhile, when you are redoing the entire complex!!!!! Have a open mind please!. It needs to be done. One of the reasons people were not renewing their leases was because the past owners barely kept it going and just repaired things. Did not care what the place looked like. I liked the price and the size of the townhouse was my reason. I disliked Sharon and Amy the managers. Absoutely terrible overall no need to get into details as they were FIRED. The new management team is 100X's better. I used to not like walking in the complex office, now I look forward to saying hello. The customer service alone has improved 100X's as well. That alone has me now thinking of renewing. The past management team would not take care of a major issue with my carpet (massive carpet cleaner used) from the last tenants. I brought it up to the new management team and I receive a call letting me know they are replacing free of charge and right away. It's also much nicer. They are just nice and keep their promises so far. The owners who I obviously haven't met are doing the right thing and redoing the entire complex from painting to new roofs, new siding, new pools, new playground (MUCH NEEDED) new fencing and more. I had complaints before but not now at all. Great job so far!
I lived at Bell for one year and the first 3 months were great. The entire staff seemed really nice and helpful. However, for the remaining 9 months and including the move-out I was extremely disappointed with the lack of professionalism and blatant lack of concern for the tenants. Our downstairs neighbor was a heavy smoker, and despite closing our doors and windows the smoke smell would come into our apartment several times a week. At first management offered to install a filter, which helped if we ran the air. But eventually it stopped being effective. We complained to management several times and finally were told that they did not know where the smoke was coming from. Secondly, regarding this same neighbor we had issues with, the staff handled the entire situation very unprofessionally. I heard the manager Sonny on the phone ( our neighbor always had her phone on speaker) telling our neighbor that we were at fault and would apologize to her. Then we would receive a call from Sonny the same day apologizing and calling our neighbor "crazy." Management not only failed to resolve the problems, but made it worse. As for your noise levels, be very careful. In a span of 6 weeks our neighbor called the apartment officer with noise complaints at least 2 times. The first time I was sleeping alone in my apartment at 3am when i was woken up and the second time was while my roommate and myself were studying. Despite the officer apologizing to us, we still received phone calls on Monday morning from staff reprimanding us for our noise. During one conversation Sonny told my roommate to "shut her bedroom drawers quieter." Unfortunately though there were no bedroom drawers to "shut quieter" in the apartment. However, despite our terrible time at Bell, I still didn't want to say anything bad. Unfortunately upon move-out I think it's Importent to make current and potential residents aware. Our apartment was occupied for two years by my roommate and myself. Assuming that we walk on our floor everyday, there is a degree of normal wear and tear that is expected. However charging over $500 upon move-out Was alarming. They charged us $90 alone to "clean the tile and grout. " And over $400 for a carpet replacement. I understand that other apartment complexes deep clean carpets, repaint walls, and clean the tiles/floors before they turn over every apartment and this is just a common practice that does not require charging the previous tenant. Unfortunately at Bell, it appears as if move-out fees are high all across the board. Check out apartmentratings.com for other reviews as well. If you are living here currently, good luck! But to those deciding, Jacksonville offers plenty of beautiful apartments, with similar pricing to Bell, but with half of the grief. I will admit though, Waffle breakfasts on Saturday were great and the maintenance guys are awesome!
This is a beautiful place to live. All staff is easy to work with and I appreciate them all.I hardly remember names unless people do something to make it memorable to me and that can be something good or bad. In this case it is incredibly good...and all that I share is done with a smile on my face.With that said, I remember Jennifer who is the manager because she was extremely kind and professional when I was in need of help. I can't forget Nikki because of her professionalism and willingness to help. I made a point to find out Edgar's name because of all of his hard work. Whenever I have had something wrong during the past 2 years I have lived here he has been excellent. He has a good attitude and fixes whatever I need done. Matt goes above and beyond when providing service and he really impresses me. I love Matt's personality, he is that someone that anyone would love to have on their team. He is thoughtful, hardworking, kind and extremely professional. I haven't needed any major repairs because this is a great place but when I needed to have shelves reinforced, closet doors realigned (because I was too rough), filters changed, additional smoke detectors, extermination, an electrical glitch, my bathtub re-done, stopping of a leak...all normal things that happen in day to day life. They have been there. Nikki drew up the works orders quickly, efficiently and everything ran like clockwork each and every time. So in addition to living in a nice place you have the assurance of knowing that your needs will be met in a timely manner. The work will be completed by dependable, hardworking maintenance men with great attitudes. Attitude matters the most because good customer service is hard to find and if you are like me always appreciated!!!Thank you Bella Terrazza!I will spread my review around because I am happy.Otherwise I would not take the time so believe me, I am pleased and highly satisfied.
I work for Federated Management Group and have for many years. FMG will and does give back FULL deposits if YOU return the home in the condition you find it in. A Tenants perception of "normal wear and tear, Holes in the walls, writing and crayon all over the walls, carpets full of kool aid and juice stains, nasty mold and mildew in showers and toilets, grass and weeds up to your knees as well as all the trash and garbage the tenant decides they don't want to deal with left in the house is NOT normal wear and tear unless you normally live like pigs. Unfortunately the number of homes left to us in this condition by Tenants is astounding. These People are the ones that scream the loudest, "unfair treatment"! When I retire it is my goal to start a website of some type that would allow all Property Management Companies to show the Tenant ledgers full of late fees and bounced checks, as well as pictures of the damages they do to Investors Properties so that both sides of the story can be told, and also to protect other Property Management companies from being put in the same position of renting to these same types of Tenants.It is astounding to me the number of people who hide under the cloak of "anonymous" when slamming a Company and their reputation and are too chicken to use their name and the address they rented in order that the company involved could look over their complaint and see if in fact a mistake was made. I can only guess it is because they in fact are the ones that do the most damage. I can't help but notice that the 5 star reviews do in fact have actual past Tenant names. All the negative and nasty complaints are "anonymous" - that's pretty funny.By the way, I am Bert with FMG, and this 5 star review is also NOT FAKE!
100 times better than Chase oaks, where to begin? Well the new company that owns this property and other's buy struggling properties. I have been here when it was Chase oaks and it was horrible inside and out as well as the management. Maintenance has always been pretty good. 1. Getting rid of Shannon the manager made things better right off the bat.2. New Manager Dustin is the complete opposite of her. Very understanding, keeps his word. Honest and just is a good person. Seems like the rest of the office staff follows his lead.3. Maintenance manager has changed a bit but I noticed the service is more organized under Dustin's leadership. 4. It's just CLEANER NOW! especially the dumpster.5. The biggest one, IT'S A NEW COMPLEX. They re-did everything besides the playground. Everything is new. It took a little over a year but wow! It's so much nicer and I didn't mind paying a little more when my rent renewed. I won't be staying after my new 7 month lease is over but I would of moved out two years ago if this change(s) didn't happen. 6. Increasing the rate AND A OVER NIGHT ARMED GUARD. Helped get rid of the rift raft. I don't see shady people when i'm walking my dog at night like I did in the past.Yes I would only suggest since i've been living here is assigned parking, but there are always available spots. It's never jammed packed...so you have to walk a little bit. BIG DEAL!
In regard to the complaint filed by resident Johneisha. Resident 1st reported her AC problem to our Leasing Office on May 20, 2013 that was resolved same date. Additonal call received 5/23 late PM, due to current weather conditions our staff reponded the next business day resolving the matter. On May 30, resident called again late PM, my staff responded next business day finding the air handler stopped working which was a separate issue from her 1st call. Our staff immediately called our Vendor, part had to be ordered and matter was resolved on June 3, 2013. Due to the location of this apartment the windows could be opened. My staff was very apologetic during this time frame and offered the resident a portable unit, that was declined. Resident was then informed to open all windows and utilize her ceiling fans. Current weather conditions during this time frame were low 80's during the day with a variance of 60's in the evening. The Oaks has and will always handle AC issues and any other concerns in a professional manner and resolve the matter ASAP.
Prior to moving into the apartment 1)*someone* who has never been identified (police say it was 99% maintenance personnel) came into the apartment and used the toilet and *left it* in the toilet. Office personnel deny any involvement, but changed our keys 2) downstairs neighbor calls the Jacksonville Sheriff's office to complain about noise, and yes, the police show up to ask if we will stop walking and just sit and do nothing. 3) just came back from running errands and a notice from the office on the door stating they have confiscated the valet trash can due to it not being brought back in to the apt in a timely manner. They could've sent a text, or an email as a courtesy reminder but didn't. 4) the pool water isn't kept clean, you can see hair and debris floating around 5) the so called security gates are hardly ever closed when they're supposed to be. Giving 2 stars because of the nice faces in the office and the pleasant demeanor they exhibit!!!!
Very Good Company Overall! Rented a 3 bedroom/ 2 bath house from Federated from October 2010 through October 2015. Had no issues with the company and had a very good relationship with them. We had Diane Patterson, Bert Briel, and Raenell Wilkinson as property managers through the 5 years. All three of them were very good and always willing to help us out. Ron Wilkinson showed us the house 5 years ago and was always very helpful even though he wasn’t our direct property manager. I can’t speak for the other people on here but we got our entire deposit back after 5 years. We cleaned the place very thoroughly and had the carpet cleaned. The expectation for what you need to clean is very straightforward and spelled out in the lease. We also had very good experiences with the maintenance service. The entire A/C had to be replaced a couple of years ago and Federated made sure that a mechanic got out there quickly and got it done. Highly Recommend!
My husband and I stayed here with our labrador while we were looking for a home. The staff is extremely attentive and I cannot say enough good things about the owner, Bob. We stayed in a 2 bed, 2 bath. This is a great value for the price, not to mention that they did not charge extra for our pet. Wendy, the apartment manager, decorates each apartment differently and they are done beautifully. We were pleasantly surprised with the amount of space we had. There were a couple of things that needed to be fixed, but they were taking care of within the hour after asking. Thank you to Bob, Wendy, Andrea, and the rest of the staff for making us feel at home while we were in transition. They have truly created a positive atmosphere/community within the Courtyard.
Our family recently rented a townhouse from Rebate Rentals. The price was fair and worked well in our budget. We were in between selling our home and looking for a bigger home for our growing family. The place we rented worked out well for us and was affordable so we could save up more for our down payment for our house. Only once did we ask the management to fix the gas stove. Their repair man quickly came out and had it fixed right away. I have rented multiple apartments in college and know that the deposit is never fully refunded. This is to be expected with any rental property. We were very pleased with rebate rentals.
