They charge big bucks for an apartment then extra for everything including parking, garbage pick up, you name it. The place is just okay but they get about $4,000 per month rent. On top of that they confiscated the entire $3,600 worth of security deposit money including nickel and diming for nail holes, and everything you can imagine. When you talk to them on the phone they seem nice but they are sharks in the water grabbing for everything they can and taking advantage of college students who don't have much recourse in the way of fighting for any of their security deposit money back. I would strongly recommend staying as far away from doing business with these people as you can.

I can go on about how terrible they are, but please save yourself the time and avoid them. There are other housings on the market.
Stay away from this fat greedy management people. They ask for three months rent in advance, and ask for garbage fee separately, etc. But, they don't care about kid's life quality. Apartments have lots of problems. Whenever problem reported, they just keep sending maintenance people who does not know how to fix. All appliances are very old, maybe not fixable anymore, but they won't replace to new one. Especially Mrs. Avramis has very bad attitude. Stay away from their Mr. & Mrs. Avramis' apartments!!!!!
I honestly was so excited to live in an apartment from this company, with such an ideal location. Was highly disappointed when I realized how rude, unorganized, and selfish these people really are. Please stay away, whatever you do.
We had made an appointment with Avramis to go on a tour. When we arrived at the specified time, they told us we had not been scheduled and that the property we were looking at had already been rented out. No prior notice was given to us, and they seemed to be unwilling to discuss other properties with us since "prices were only getting higher." Very unprofessional and rude--don't bother trying to rent.
Please avoid renting anything with the Avramis. My apartment has a heating problem that they failed to address for several months, and it happened to one of the worst winters. Then I delayed my rent payment, and they later sued me in a small claims court. They say some of the meanest things ever and I withheld rent from them. It worked out okay at the end, but avoid avramis rental if you want less headaches.
These guys are incredibly unprofessional, rude, and difficult to deal with. If you want something repaired in your house, be prepared to wait a long time. And trust me, you will need plenty of repairs as these buildings are falling apart. We waited weeks for carbon monoxide alarms and a fire extinguisher, and only got them when the house was about to get a fire inspection. Cheryl Beach, the landlord, is one of the least pleasant people I've ever dealt with in a "professional" capacity. Please avoid them if you can.
The comments below are pretty much accurate. THE LANDLORDS ARE VERY NASTY AND DIFFICULT TO DEAL WITH. STAY AWAY IF YOU CAN. They were very rude and disrespectful to both my housemate and me. In retrospect, I would have paid a much higher rent just so that I wouldn't have to deal with them.They basically try to take advantage of students who are inexperienced or who don't follow their lease agreement to a tee. They will try to deduct whatever they can and as much as possible from the security deposit without a courtesy email or warning. SO BEWARE. And getting in touch with them about the possibility of refunds on your security deposit will NOT be a pleasant experience. I would give them a zero star if I could given my experience with them. Honestly, many other people who rent from avramis have the same experience. They don't post reviews but it's known in collegetown that they are bad landlords.
If I could talk you out of renting from Avramis I would but they control so many Ithaca apartments, that may not be possible. So, if you're stuck renting from them, READ YOUR LEASE closely. Your first red flag is that it heavily favors the landlord and a pile of money will be required when you sign. You have until the 5th to pay your rent. If they receive it on the 6th or after, you will be charged a 10% penalty but you won't know you've been charged until you get your security deposit back (which, by the way, you only will if you request it and provide an envelope!). My daughter was one day late four times and was docked $256. In fact, the late fees for that one apartment for four girls (who pay individually) totalled over $1,200 in one year! That's quite a profit. Imagine what would happen if Avramis sent a quick email after the first late payment to remind these inexperienced first time tenants that a hefty fee was being applied. The girls had many other problems. I agree with the other reviewers. You can do much better!
This is not a complaint about how much I got back but rather the fact that I have not received anything 1.5 months later. I've called, and gotten various dates of having been sent so clearly none of them are correct. The worst part it that we made sure our place was spotless when we left so that we wouldn't have an issue. Unfortunately it was messed up on their end. Avoid Avramis Realty buildings if at all possible.
